Authentic 19th century miners' house steeped in history - fully restored inside - nestled on the edge of a small, quiet alley (one-way) in the heart of the old working-class districts (peaceful residential area), adjoining the center of the charming, typical and commercial village of Epinac (very many amenities on site), a major mining town from the late 19th and early 20th centuries (important industrial site for the production of glassware and coal) associated with one of the oldest railway lines in France (of which the station still exists). Today labeled "Green Station" (ecotourism label of reference for "nature" destinations), the city has a rich industrial heritage (dedicated museum, "Circuit des gueules noires" leading to the 10 most important old wells, many vestiges including the unmissable Puit Hottinguer perfectly preserved ...), hosts a multi-activity leisure center (ideal for children) as well as a developed fishing pond (with picnic areas at the water's edge) and offers many hiking trails marked as "green walks" including a nature trail with botanical trail to discover the fauna & flora of the magnificent surrounding countryside & nature, accessible just a stone's throw away (preserved gentle mountain alternating hilly bocage & vast forests). Comfortable gîte. Warm contemporary character mixed with the exotic atmosphere of an old residence steeped in history. Pleasant enclosed lawned garden of 80m². Enclosed exposed terrace. Composition: Semi-detached village house. Wifi. Electric heating. Ground floor: living room-kitchen-lounge, separate toilet. 1st floor: 2 adjoining bedrooms (double bed 140x190cm / 2 single beds 90x190cm), bathroom (shower). Enclosed terrace + enclosed garden (80m²) + private parking (small public road not passing through a dead end between the terrace and the garden). Charging point for electric vehicles (billed in Kwh "at actual"). Supermarket 1 km. 2 bicycles provided free of charge. In town and in the countryside, in the hollow of a site steeped in history! Authentic 19th century miners' house - revisited into a comfortable gîte with a pleasant enclosed garden - quietly located in the old working-class quarters (close to shops & services) adjoining the center of the charming typical village & merchant of Epinac (former mining town today labeled "Station Verte"), nestled on the border of the Côte d'Or, on the south-eastern slope of the Morvan massif at the gates of the Natural Park. In the heart of Autunois, sumptuous preserved territory, steeped in history, traditions, legends & mysteries, rich in an exceptional heritage (ancient, medieval, industrial ...) & absolutely grandiose landscapes (gentle hilly mountain combining groves , green valleys, rivers and majestic forests), dotted with many marked hiking trails in the heart of nature. Prime location on the very route of the greenway (connected to EuroVélos6), at the start of several green walks (heritage and nature discovery routes), not far from the circuit of Romanesque churches, around ten kms from the first vineyards of the famous Côtes de Beaune (& the route des Grands Crus) and about fifteen km from Couchois (Côtes Chalonnaises & route des Grands Vins), 18 km from the canal du center (the Canal quiet ) & 21 km of a mountain bike circuit connected to the legendary GTMC. Ideal for shining: 11 km from the medieval city of Nolay, 20 km from the thermal & wine-growing village of Santenay (on-site casino), 21 km from Autun (labeled "City of Art & History", rich in 2000 years of human presence), 26 km from Chagny (& its river port linked to the canal du center), 29 km from Le Creusot (& its renowned Parc amusement des Combes), 31 km from Beaune, 34 km from the TGV station of Creusot, 42 km from Chalon-sur-Saône (labeled City of Art & History) & 46 km from the famous Gallo-Roman archaeological site of Bibracte labeled Grand Site de France.
