The property is laid out as follows:
- A 22 m² living room with a TV, Wi-Fi, sofa and dining area.
- A fully fitted open-plan kitchen including: electric kettle, oven, microwave, toaster, dishwasher, freezer, hob…
- Bedroom 1: one double bed (140×190).
- Bedroom 2: one double bed (140×190) and one single bed.
- A bathroom with shower and toilet (enclosed).

Outside:
- A private (unheated) swimming pool measuring 8×4 m, open from 1 May to 30 September (opening dates are subject to change). The pool area is fenced off. The pool is covered when not in use.
- A garden of approximately 90 m², facing south-west. An awning has been fitted in front of the steps to protect you from any rain.
- A tiled terrace with furniture to enjoy the fine weather.

The flat is ideally situated in Rosières, in a very pleasant setting surrounded by vineyards; from the garden and the swimming pool, you can enjoy views of the mountains and the village of Balbiac. You’ll be close to all essential shops as well as boutiques, restaurants, bars and the market…

Activities:
Sports activities available nearby include: canyoning, canoeing and kayaking, rock climbing, hiking, horse riding, quad biking and cycling. You can also swim in the rivers.
You can visit the Chauvet Cave, a 20-minute drive away. The village of Joyeuse, a 10-minute drive away, features a chestnut museum and a historic castle.
You can also visit the Rosières wine cellar and sample some fine Ardèche wine.

- You can park directly in the private car park, which can accommodate up to 2 vehicles.
- Nearest railway station: Montélimar, approximately 1 hour’s drive away.
- Nearest airport: Valence Chabeuil, approximately 1 hour 20 minutes’ drive away.

- The cleaning fee covers the preparation of the accommodation for future guests. Please leave it in a reasonably clean condition and clean any kitchen appliances after use.
