KiteRunner is the perfect vacation home for those who are looking to get away from it all while soaking in the natural beauty of unspoiled beaches. Whether you choose to hike along the limestone cliffs, take a kayak ride, fish, soak in the sun or just hang out all day on our expansive oceanfront deck- you cannot go wrong. Mudjin Harbor Beach was picked by CNNTravel as one of the "world's best beaches" referring to it as a "pinch-yourself" beach. Why not come and see for yourself?

The space
KiteRunner has that true feel of a beach house with its soft colors and nautical decor. There are separate eating areas- our indoor kitchen table seats 6, a table for 6 is out on the screened-in porch, and plenty of room on the outer deck. Our home offers a large deck that wraps around the house with stunning views from every seat. The screened-in porch with lighting and ceiling fans allow you enjoy the feel of the outdoors well into the evening. What are you waiting for?

new years vacation

Property was amazing. It's really well appointed with great furniture, comfortable beds, over the top living spaces and views. I could not have been happier. Stayed here with my three kids, celebrated New Year, my son's 14th birthday, and my 22nd wedding anniversary all in 1 week. Middle Caicos is a little tough to get to, and when you're on the island it's definitely secluded, but that's what we wanted and definitely were not disappointed. 5 stars all the way.

Amazing picturesque views

This is a beautiful home with a large screened in porch, footsteps away from crystal blue waters, nestled in between two caves. Sea glass aplenty to be found along the beach. We would stay here again and a heartbeat!

Pure Bliss

There really are no words for this property and Middle Caicos itself. The house is accurate as described and has all the utensils, spices, etc. anyone could ever need. Looking out over Mudjin Harbor and its beach was simply spectacular and very serene. Communication with the owner was easy, and she was always very quick to reply. We will definitely be back!

Beautiful Beach Villa

It’s honestly hard to put this location into words that do it justice. Mudjin Harbor is one of the most breathtakingly beautiful beaches we’ve ever visited! Having the opportunity to have a home like Kiterunner right there was perfect. The home has an upscale fun, beachy vibe with multiple sitting areas to relax and view the turquoise ocean. It is situated closest to the beach and very private from other villas, which we loved. We enjoyed exploring the caves to the private beaches, whale watching, and picking up all kinds of coral, sea shells, & beach glass. Not a lot in the way of grocery stores, but if you eat lunch at the outstanding restaurant/grill on site, having snacks, low-key dinner at night at the house is ideal. Karen is an outstanding home owner and so easy to work with. Jan (onsite property mgr) also a delight. Thank you so much for sharing paradise with us Karen. Our 33rd anniversary celebration was perfect - we will be back - promise!!

Beautiful house on a beautiful beach!

So glad we stayed in Middle Caicos and so glad we found this house! It was super quiet and relaxing. House is just off the beach with a walk way right down to the waves. There was a cute restaurant we ate at a few times right down the street, but we mainly cooked in the fully stocked kitchen at the house. All pots, pans, utensils, tubberware and spices you could need! There are three really nice size bedrooms upstairs in the main part of the house with their own bathrooms. There is also a small "mother in law suite" below that we did not end up using. But, plenty of space for a big family. I would recommend getting an SUV if you are not used to driving on bumpy roads, as the house is located on a small rocky/dirt road, which we loved! You can walk to a secret Beach or walk out to some cool rocks just off the house at low tide. Hoping we can definitely go again! Jen the caretaker was awesome!

Away from it all

This was our return visit to mudjin harbor after 12 years and nothing has changed - which is a very good thing! We loved it!! If you like to get away from crowds and love nature, pristine sand beaches, rugged shoreline, spectacular scenery and ocean surf, this is for you. The house is excellent in terms of location and comfort and the host is very helpful and responsive. Not all rentals here have AC, but this one does. You’ll often have the entire beach to yourself. Dragon cay is a spectacular place to go swimming. A rental car (Al’s rentacar) is a must on north and middle Caicos and while stores, restaurants and services exist, they are limited. It’s best to bring most groceries from providenciales - not as inconvenient as it might seem. Bring some freezer bags and go shopping on the way to the ferry. If you like highrise hotels, all inclusive resorts, nightlife, entertainment and bars, stay away!

Spectacular Family Vacation

We were a party of 5 adult family members with 2 significant others. Kite Runner beautifully accommodated our family members with adequate, bedrooms, baths, family room and a well equipped kitchen. The beach was simply stunning, with warm sparkling water and pristine sandy beaches. You can hear the ocean from the balcony of the master bedroom or while lounging in the screened in porch. The remote beautiful setting of Kite Runner in Middle Caicos provided the perfect venue for family dinners, game nights and plenty of rest and relaxation on the beach. We have so many happy memories from this week! We brought a cooler of frozen meat and specialty foods that would be hard to find on the island. This made a huge difference in the quality of our meals. The neighbor Steve kindly greeted us at the house and the property owner Karen was very responsive to our messages. Thank you for providing such a lovely home and venue for our family's getaway beach vacation!

Gorgeous views

The views are amazing! Middle Caicos and dragon cat are wonderful. It was really nice that they provided chairs and umbrellas. They did not have any kids toys so I left a small pile…little kids need toys to play with here. The biggest con to this place is the distance from the grocery and liquor stores. To make life easy I’d suggest bringing as many groceries as you can and come with a grocery list and stop on the way in so you can at least have a welcome drink on arrival. Reuseable grocery bags are very helpful-the house has two-I had brought some Aldi grocery bags with me that were very helpful. The pantry is well equipped with spices but no coffee or oil. There’s a pile of leftover sunscreens which was nice! Ants were really bad at the house. We loved our stay!

Beautiful views! Great location on Middle Caicos!

We spent nine days here and had an amazing time. The views from the house were gorgeous sunrise to sunset. The beach was just a short walk down a path. There are many things to see in North and Middle Caicos. We went on an adventure every day to see something new. Middle Caicos and North Caicos are remote so if you want to get away from it ALL and have the beach to yourself this is the place! Searching for sea glass in Mudjin Harbor was a favorite of mine. The winds were strong while we were there so we weren’t able to go out in the boat ( fear of getting sea sick), but we did NOT have problems with mosquitoes! I’m told this is the windy time of year. The brisk breeze also made sitting out on the deck so beautiful and relaxing! The house is well-equipped and exactly as it looks in the pictures! We cooked most of our meals at the house. The kitchen is well stocked with the cooking necessities. We brought our own spices, but there were plenty there at the house. For groceries, We pretty much found everything we needed on North Caicos with the exception of cows milk(Get that on Provo). If you like almond milk or lactaid…your set there’s plenty:) A must do is reserving Dinner at the Mudjin bar and grill. The gourmet dinner was a sweet surprise! A great excuse to put on a sundress and makeup ;) Also on the must do list is seeing as the flamingos ( we saw them on our way to 3 Mary’s cay). If your car can make it (we rented a jeep), drive out to wild cow run beach. Pack drinks, snacks, chairs, etc for the trip. It’s about a 45 min slow drive ( 1/2 is dirt road) . We saw 2 sea turtles there and snorkeled. It was very shallow. At Bambarra beach We saw 2 nurse sharks, but they steered clear of people. Bambarra is a great place if you have young children. The water is shallow and calm. I believe it’s pelican cay that you can walk to! It only gets knee deep and is 3/4 miles out. Walking in the water 1.5 miles is a great workout! While at Bambarra we snorked around the dock and pelican cay. For Three Mary’s cay we found it best experienced in the morning at low tide! Great snorkeling! There are House managers on the island and Karen is just an email away. Every encounter was expeditiously attended to. Karen is a wonderful host. We would definitely return!

Island getaway

Loved this property, amazing views. The breezes were such that we never used the ac. Very conviently located to every beach. Enjoyed winding down the day on the screened porch with a glass of wine.

We are a family from New Jersey that fell in love with Middle Caicos. We purchased the home in 2019 and renovated the kitchen, painted the entire house and put on an expansive wrap-around deck with a partial screened-in area. We have enjoyed the home over the last year- and are now ready to share with guests.

This property has amazing ocean views. It is a large home with 4 bedrooms/4 baths- perfect for guests. The neighborhood hosts approximately 12 homes with a local restaurant that overlooks the ocean. The beach is never crowded and the resort has the perfect spot to watch the sunset! We love the remoteness of this island and this property.
