Beautiful 3* listed house (perfectly renovated) of 109m² ideally located in the center of Royan, more precisely avenue de la Grande Conche facing the famous Roy fishmonger (10 minutes walk from the beach). You can accommodate 8 people thanks to the 4 bedrooms.
The accommodation
The house is spread over 3 levels: The fully finished basement with a large dressing room, two independent bedrooms. Each of these two bedrooms is equipped with a 140 cm bed, a television and a dressing room. An office is present in one of the two bedrooms.
On the first floor are:
The cosy living room equipped with a Smart TV and internet (fibre). Board games on site
The convivial dining room with a beautiful table to eat with the family.
Please note that the fireplace is reserved for Santa Claus.
Next, the fully equipped kitchen is very functional with oven, microwave, dishwasher, TASSIMO coffee maker, kettle, toaster, fridge-freezer, juicer, gas burner (5 burners) etc...
From the kitchen you can go directly to the landscaped exterior thanks to a bay window that gives access to the covered terrace.
Finally, a first bathroom (bath) with an integrated toilet is available on this level.
The outdoor terrace will allow you to enjoy the beautiful summer evenings (enclosed garden with a privacy screen that completely isolates from outside eyes and gives access to a cocooning atmosphere). An outdoor kitchen is available as well as the barbecue and the electric plancha.
A laundry room with washing machine, dryer, iron is available.
Upstairs are the last two bedrooms:
The first bedroom has a 140 cm bed, a television, a large closet and a desk.
The last bedroom is equipped with a 180 cm bed, a television, a dressing room and a large balcony.
Finally, a second bathroom (shower) is accessible. Separate toilet on the landing.

Linen is not included in the price but can be provided according to your request and with an extra charge as well as beds made. Duvets and pillows available.
WIFI is available, pets are not allowed. Smoking is forbidden in the property
Nocturnal disturbance is punishable by the intervention of the police. Internal regulations requiring calm in the neighborhood from 10:00 p.m. to 8:00 a.m.

PLEASE NOTE: any arrival after 20:00 and until 22:00 will be charged an additional 30€ on site. FROM 22:00 to 00:00 the arrival will be charged 50€ additional to be paid on site. No departure before 6:00 in the morning.
From 6:00 am to 8:00 am any departure will be charged an additional 30€.
