Great property with active and responsive property management. Parking is incredible and you are walking on the public access to the beach, right out of your front door! Cool dining/shopping right there and quick access by car to other 30A locations. My family and I are already planning our next stay at this same location!

Awesome beach week

Great place and awesome location. Bring beach towels and a cooler. The boardwalk past the red bar is an easier way to the beach especially for those tired swimming legs! Needs a new toaster and could use some hooks to help families keep organized but great place!

Weekend getaway

We had a great time staying at Sam’s place. The location is perfect! Convenient to the restaurants close by and you can walk right out to the beach. The rugs could be updated but other than that it was very comfortable. We are looking forward to booking again hopefully sooner than later. Thanks for a great stay!

Great walkable location

Great location. Attentive host. We enjoyed our stay in the center of Grayton Beach with a view of the gulf. Beach is terrific and there is so much within an easy walk. Others have commented about upgrades to the unit that would be desirable. I do agree with them.

Perfect beach trip

I recently stayed here for a week with my family and our stay couldn't have been better. the location is absolutely perfect. A very short walk to the beach as well as Chiringos and Red Bar made this the ideal spot. the place was well furnished, clean, and had everything we needed. the management staff was super responsive via text and really saught to make sure we had a good stay. It must be said that the walls to the neighbor duplex are a little thin and you can hear people walking next door. this wasn't a problem for us and we had very kind and gracious neighbors while we were there. Similarly, you'll get some noise from the bars at night, especially if there is music playing. For us, this wasn't a problem, but for someone who doesn't like loud music or is a light sleeper it could be. All in all, a great stay and we hope to come back!

Noisy but Great Beds and Stunning Viewew

Our stay was a very mixed bag. The house is situated on a noisy corner because of the tram pick up and restaurant. All of the beds were extremely comfortable. The kitchen was generally adequate, but the owner did not provide hot mits for pulling things out of the oven when we let him know. The gulf view is stellar although we had to clean the windows ourselves to see out. We noticed our duplex neighbors scrubbing theirs too. The house was immaculately clean but the car port was for parking underneath was covered in a layer and generally dirty.

Hope to stay here again. It’s great!

Oh I loved this house! The location was great, the views were wonderful, it was very comfortable and very clean. However it had a funny smell to it and that’s where I took a star off. There are a couple other small annoying issues, like the toilet paper holder and hand towel holder falling off their mounts, and we didn’t have the coffee maker we expected, but the owner offered to bring one by the next day. There was very good communication concerning that. As far as communication, I feel like I got too many notices via email and text and even phone calls- all from multiple people that didn’t seem to communicate with each other. Like, too many cooks in the kitchen. The minor inconveniences we had meant it wasn’t a five-star place. However everything else was five-star. You can’t beat this location, especially to avoid driving and parking in a very congested beach town. You will hear some noise from the bars and crowds, and the house across the street is under construction. I used a white noise app at night and couldn’t hear these issues then. I just wanted to mention it in case someone is very sensitive to noises.

Location, location!

We had a nice stay at this property. Accommodations are certainly not the most luxurious/updated (compared to other options along 30A), but we chose this for the location + proximity to Grayton hot spots and the beach. Check in/out times (6pm + 9am) were not ideal, but the management company was very accommodating with us when we arrived + we were able to check in a few hours early which was appreciated! We also had an issue with the hot water in the shower + the management company worked to resolve things quickly. FYI - the property does not come with any sort of beach chairs/gear, so we had to rent which was an added expense. However, the property management team recommended a company to rent from (Vacayzn) + the items were delivered to the house before we arrived. A few suggestions for the rental company: - The unit was missing coffee filters for the coffee machine - we ended up having to buy these - Providing "extras" - additional garbage bags, another role of paper towels etc. - we were limited to 1 of each, which for a 4 day stay with 4 people was not enough - The carpet throughout the home needs a thorough cleaning. There are beach burrs stuck into the carpet + every member of our group stepped on one throughout our stay (ouch!). - WiFi really did not work (despite numerous tries to reset it), thankfully we made do without, but the listing does advertise having it - Additional towels would be a nice add as well since there was no laundry on the premise

Additionally, there is a laundry facility available on the first floor. To enhance our guests' experience, we provide a starter supply of basic toiletries and encourage guests to bring their own. We communicated this info to you via email days before your check-in. Maintenance issues can arise, as is common in any property. However, we are fully committed to promptly resolving any issues that may come up during our guest’s stay. We're sorry to hear about the issue with the carpet and the wifi. We could have sent someone to address it if it was reported during your stay. We truly appreciate your feedback, and it helps us in our ongoing efforts to enhance the quality of our property and services. We hope to have the opportunity to host you again in the future.

Weekend Trip

It smelled musky and the table leg was duck taped leaning. Carpet needs cleaned and replaced. It needs attention. Location was great. We didn’t stay. We were there less than 30 minutes. When by the next day and someone had blocked with their truck and boat.

Great property for experiencing Grayton Beach without actually being on beachfront. Still needs some updating but Lots of Value for the price. You can walk to and maybe Crawl home from the Red Bar! We will definetly consider this Property again.
