Cocoonr/Book&Pay offers you this charming 300 m² air-conditioned house with swimming pool in Penne-d'Agenais, which can accommodate up to 12 guests. It features a lovely 50 m² living room, a fully-equipped kitchen, four bedrooms, two bathrooms and a garden of around 11,000 m². Wifi (fiber optics), bed linen and towels included, we're waiting for you!

The accommodation is composed as follows:
First floor:
- 50 m² living room with sofa, TV and working fireplace
- A fully-equipped kitchen with electric kettle, oven, microwave, toaster, dishwasher, hotplates, nespresso coffee machine...
- Bedroom 1: double bed (140×190)
- Bathroom with bathtub
- Separate WC

First floor:
- Bedroom 2: one double bed (140×190)
- Bedroom 3: two bunk beds (sleeps 4) and three single beds
- Bedroom 4: one double bed (140×190) and one single bed
- Large games room with sofa, TV, children's games and table soccer
- Bathroom with shower
- Separate WC

For even greater comfort, the owners have decided to invest in the following additional equipment: permanent filter coffee maker, barbecue, ping-pong table, a trampoline, high chair, washing machine, cot, ironing board and iron.

Exterior:
- A private swimming pool, 10×5 m, open from mid-May to the end of October (opening dates non-contractual). The pool is secured by a motorized solar enclosure.
- A 33 m² terrace with furniture to enjoy the fine weather
- A beautiful 11,000 m² garden surrounding the house and not enclosed

The house is ideally located in Penne-d'Agenais, in a very pleasant environment. You'll benefit from all the essential stores nearby, as well as boutiques, restaurants, bars, market...

Activities :
- A wooded area behind the house with several hiking trails.
- Visit the village of Penne-d'Agenais
- Water sports in Penne Port: paddle, canoe and oars available at the accommodation but without life jackets, pedal boat on the Lot river
- Villeneuve sur Lot 15 minutes away by car

Transportation:
If you choose to come by car, you can park directly in the house's private parking lot.

For other modes of transport, here's some information you may find useful:
- Nearest train station: Penne-d'Agenais 6 km (about 8 min by car); Agen 36 km (about 40 min by car)
- Nearest airport: Bordeaux 163 km (about 2 hours by car)
A car is required to fully enjoy the region.

Other remarks :
- Air conditioning in all bedrooms, living room and playroom.
- A child safety gate is installed at the top of the stairs. No barrier at bottom of stairs.
- Bed linen and towels included.

- The fireplace is functional, and the first flambé is free.
- Pets are not allowed in the accommodation.
- End-of-stay cleaning includes preparation of accommodation for future visitors. Please leave in a clean and tidy condition and clean all appliances after use.
