All of this in an established heavily-treed neighborhood with a tropical microclimate! And fast access to major freeways to be in downtown Dallas in 12 minutes, or Arlington stadiums in 15 minutes and airports in 20 minutes (travel times of course depends on traffic conditions.)

Some of the Rules and Policies:
- No smoking inside ($500 fine for violations) and no illegal activity anywhere on the property.
- No pets ($500 fine for violations.)
- Children under 12 must be accompanied by an adult to access the safety fenced pool area and caution taken for all guests as pool is from 3 to 8 feet deep. No running and no diving permitted.
- When nights are colder outside than inside house temps than the optimum threshold the AC system can account for, it can throw an AC out of whack including freezing up the coils, therefore the House has a smart thermostat that can automatically get ahead of the problem by shutting down the AC compressor when outside temperatures get pleasantly cool. If this happens no worries, the house's bedroom and living room windows have screens and you can open them to let in the fresh cool air inside. There are also ceiling fans throughout the house to keep air circulating. Guests have limited access to the house HVAC smart thermostat just to adjust temps within a preset range.

Upon request, Hot Tub can be preheated with 24 hour advance notice. For last minute same-day reservations, heating of Hot Tub can be delayed 12 hours or more, unless already heated (ask Hosts).

NOTE: Your safety matters. This property features exterior security surveillance cameras. These devices are monitored and recording video and audio activity for your safety, but should not infringe on your privacy as there are no cameras in any inside private areas and no cameras in outside private patio areas. There are 4 exterior monitored security cameras located on the northeast, north, and north west sides of the property mounted on the house, all pointing toward the front of the property which are the only property access points, (again, no cameras in any inside nor private back patio spaces, as we respect the privacy of guests).

Other Details to Note:
House on one floor but is not wheelchair accessible. Also Note for mobility impaired guests is that the interior floor changes levels by 1 to 8 inches at pretty much every room change. It’s fun/weird/quirky if you're not mobility impaired. All level changes are marked with white painted strips. Watch your step.

Also note: Pool and patio is on two levels and there are 5-6 steps up to the deck, pool area and upper patio areas. Hot tub, Grills, and Fire Pit are located on the lower patio area.

Noise and Respecting Neighbors. We ask that you please do not use blaring loud music anytime outside. No DJ and no loud bass anytime outside. And at night after sunset, no music outside at all please (inside with closed windows and doors music at respectable levels is of course okay). You may enjoy being outside all night of course but for quiet enjoyment, swimming, socializing and meditation. We have a peaceful tropics-like neighborhood microclimate with great neighbors but who also like the sounds of nature after sunset, like tree frogs chirps, crickets, songbirds, and cicadas. One neighbor with small children who go to bed early is especially sensitive about night noise. Thank you for your cooperation and respecting our neighbors.

Last minute, same day reservations may require a 90 minute wait for check in! Ask hosts if house is ready. Also note that last minute, same day reservations may have to wait for Hot Tub to heat up (can take 24 hours to heat up completely in cool weather, and is preheated upon request for confirmed reservations at least one full day in advance.)

Home is located nearby interstate I-20 for quick and easy access to all Dallas, Arlington and surrounding area and attractions. Inside is very quiet with high quality insulation and double and triple pane windows, but the gentle hum of the freeway can be heard outside like white noise but isn’t disturbing to most people and the many sounds of nature (birds, crickets, cicadas, invisible tree frogs at night) tends to dominate.

We understand accidental damages sometimes occur but the good news is you’re covered by a Damage Protection Policy included with every reservation! Please be sure to accurately, promptly, and responsibly report any damages incurred during your stay. You paid a Damage Protection Fee which covers 100% up to $3000 or $5000 (depending on the coverage secured) of all accidental damages with zero deductible and does not go on any public insurance records against you in any way. Hosts file the claim, which you verify happened, and the costs of repairs and replacements are sent directly to the Host.
