Contemporary 230 m² villa, fully equipped, set in a 2,000 m² enclosed garden with trees, featuring a large secure saltwater swimming pool and a pétanque court.
Located in a quiet residential area, away from traffic, at the foot of the Catalan village of Montesquieu des Albères, 20 minutes from the beaches via the expressway to Argelès-sur-Mer.
The main house is secured by an alarm system connected to a response center.
It comprises several areas:
- A large living area opening onto two terraces. This area includes the entrance hall, living room, a bar separating the dining room from the kitchen, and a laundry/utility room.
- A wing with two air-conditioned bedrooms (sleeps six, including one with two double beds depending on the configuration chosen), one bathroom, one shower room, one separate toilet, and storage space
- Another wing with two air-conditioned connecting bedrooms (sleeps four, including one double bed) with direct access from both bedrooms to the west terrace, one shower room with toilet
- An independent air-conditioned bedroom upstairs with a single or double bed depending on the configuration chosen and a terrace (sleeps 1 to 2)

The independent air-conditioned studio is accessible via an external staircase, adjoining the villa. It has a double bed and an extra bed (sleeps 3), bathroom with toilet. It will comfortably accommodate a third couple and a child.

The entrance to the property is secured by a digital code that controls the opening of the gate.
The grounds include parking spaces for 4 cars, a pétanque court, a secure pool area (fence and gate with lock), and 2 terraces:
- the 80 m² east terrace, which is lit and shaded, has a fully equipped summer kitchen (double plancha grill with hood, dishwasher, bar fridge), a large dining table with 12 chairs, and a summer lounge with 3 sofas
- the west terrace, accessible from the living room and bedrooms in wing 2, with a round table and 4 garden chairs
- the pool area is fully fenced, with access via a secure gate with a lock. The 12m x 5m pool has a variable depth from 0.7m for younger children to 1.40m for older children. It is equipped with a salt device, an automatic pH regulator, an automatic filling system, a thermal cover, and is maintained weekly during the season. Six sun loungers with mattresses and three parasols are available on the pool decks, as well as a solar shower.

Numerous activities available in the region (sea and mountains), mountain biking trails starting from Montesquieu des Albères, hiking in the Albères mountains, horse riding club at the bottom of the village of Montesquieu, beaches all along the coast (Saint Cyprien, Argelès-sur-Mer and the coast from Collioure to Port-Vendres), sailing school, attractions in Argelès, golf courses in Saint Cyprien and La Raho, adventure park (tree climbing, water park) in Saint Jean de Plat de Corps, numerous cultural sites within an hour's drive, Spain in the immediate vicinity.
