Mid century modern vibes welcome you into this 3 bedroom, 2 bath home with an outdoor deck and fenced-in backyard. This home is located minutes away from all the vibrant sites in downtown San Antonio! Kitchen features all essentials to make your home cooked meals. Enjoy your morning cup of coffee on the back deck. Comfort is the word for each bedroom and wind down in the spa-like bathrooms! Fast Wi-Fi and smart televisions with cable available! My home is cleaned by a certified cleaning company after each guest! Off site laundry services available less than 1 mile away. Please contact me for details. One parking space available in driveway. Free street parking available. Two cameras by front door facing outside and one camera in the back of house facing the deck.

Absolutely no parties allowed.

SUPPLIES:
We only provide a starter pack of supplies. Guests with longer stays have to buy their own supplies for the remaining days.

VALID ID:
Please note that your Government issued ID must be uploaded in your profile before reservation confirmation.

WASHER & DRYER:
We don't have a washer and dryer available but there is a nearby laundromat from the property- Hi-Tech Laundry (5 mins away; 1.5 miles away).

HOUSE RULES!

SECURITY DEPOSIT:
✤ It will be returned after no damage is found. We may also charge an additional cleaning and damage fee if the repair and replacement is more than the deposit amount.

NUMBER OF GUESTS:
✤ 6 guests max - Every guest over 6 guests is $50 per person per night to a maximum occupancy of 8 guests.

PARTIES:
✤ No parties allowed - penalty will be immediate cancellation of reservation and removal from property.

SMOKING:
✤ No smoking anywhere inside the house - $500 penalty fee will be charged.

PETS:
Our property is pet friendly (limit 2), but please make sure you follow the rules mentioned below:

✤ NO CATS! This is a hazard as future guests could have allergy issues.
✤ No chewing or bites or scratches is allowed.
✤ No constant barking nor disturbances is allowed. We do not want anyone disturbed at any time. We assume the pet is well behaved and will be trained to be quiet.
✤ Non-aggressive breeds, no history of aggression, 50lb limit and $50 PER ANIMAL PER STAY DOG FEE (NON-REFUNDABLE). This only applies to reservations that do not last a maximum of one week. If your stay exceeds one week, the pet fee will be $50 per pet per week (non-refundable).
✤ Pets must be supervised when in the backyard.
✤ Please avoid any pet mess inside the house and outside as well. Please pick-up their waste and dispose of it accordingly. Please use provided doggie bags. Guests are required to remove ALL TRACES of an animal being present at the property. This includes, but is not restricted to any fur/hair (except on floors), food, stains, smells etc. Any damage caused by the animal must be repaired or reported to us and will be charged back to you. This includes damage to screens, paint work, carpets, furniture etc. Additional time that is spent cleaning up after animals will be charged to you.
✤ Your well behaved pets are welcome inside, but please do not let them on to any furniture UNLESS you have brought your own rugs/sheets to cover the furniture. Please bring a cover for our couches and chairs, if pets sit on them. Always have mattress protectors on beds regardless.
✤ You will need to disclose to us if you will be bringing a pet to the property. Please let us know your pet's breed, how many as well as weight at the time of booking.

SERVICE ANIMALS:
Service Animal Policy: In accordance with Airbnb Terms, the ADA, and FHA regulations, we have the following Rules for our guests with Assistance Animals. This insures that both your stay, and that of our guests after you will be enjoyable and relaxing. If you have any questions, please ask!

✤ Your Assistance Animal should not be left unattended at any time.
✤ Your Assistance Animal should have a collar, harness, or microchip with identifying owner information attached should it become lost.
✤ Please provide an advance copy of your Assistance Animal's rabies vaccine (current thru your stay). And all vaccines to date. Current rabies vaccines are required by the county.
✤ Your Assistance Animal must be on a leash at all times, or under control of verbal or sight commands that they follow at all times.
✤ Your Assistance Animal must be housebroken, non-aggressive, not destructive, and not display repeated, unprovoked barking.
✤ We can ask you to remove your Assistance Animal and/or leave for excessive barking, aggressive or damaging behavior or obvious lack of sanitation.
✤ Puppies and Service Dogs in-training are not recognized under the ADA. We regret we are unable to accommodate those.
✤ Your service animal must use the bathroom outside. Indoor piddle pads are not allowed.
✤ Please clean up defections in the yard immediately and dispose of the bags properly. We do not provide them, please come prepared.
✤ Please keep your Assistance Animal off the furniture and counters.
✤ You are responsible at all times for your Assistance Animal's behavior. While we reasonably expect that your specialty Assistance Animal is well-trained, should any damage occur, you are responsible for the cost of any additional cleaning, repairs or replacements as a result. Please note that we also require $50 PER ANIMAL PER STAY (NON-REFUNDABLE). This only applies to reservations that do not last a maximum of one week. If your stay exceeds one week, the pet fee will be $50 per pet per week (non-refundable).
✤ Note: We fully support our guests who legitimately need assistance animals. Please be aware that fraudulent misrepresentation of a pet as a Service Animal IS a federal crime under the ADA, as well as under various state and municipal statutes throughout the US, punishable by civil penalties, including fines and jail time.

THERMOSTAT:
✤ Thermostat is set between a range of 72-77 degrees; to prevent air conditioning disruption, please do no attempt to adjust any lower.

WATER:
✤ Please use water conservatively to comply with County water restrictions.
