This brand new 6 bedroom home offers a relaxing getaway with a private coastal feel in a perfect Rye location. The ideal short stay for multiple families or a large group to relax and enjoy. A short stroll to restaurants and shops, Rye front beach and pier. Or stay in, and enjoy the expansive entertaining spaces, including heated pool and spa.
THE SPACE
The home has an elegant, modern beach resort feel that will immediately invite you to relax with family and friends. Enjoy the heated pool, and spa, relax in the sun+shade outdoor living areas, play pool or an outdoor game on the lush lawn, or curl up on the many sofas, and enjoy the fireplace, or a movie on the big 120’ cinema screen..
Our lovely home offers:
Heated swimming pool (solar heated)
Inground SPA (gas heated) - and quick!
Unlimited WIFI
Streaming services (Disney+, Netflix)
Linen (bring your own towels)
Coffee machine (Nespresso)
Modern fully equipped kitchen with a dishwasher
Dining area (Indoor + Outdoor)
4 x living areas
Laundry with washing machine and dryer
Dining table and chairs
Study nook upstairs
Balcony overlooking the pool
Loads of parking in the garage and on the driveway. The lawn is recently laid, so best to avoid, please! :)
The house is in a residential street with surrounding permanent residents so we only rent to families, or groups of mature guests that will remain respectful to our neighbours. The house is to be used for relaxation-style holidaying, loud parties may need to look elsewhere (sorry!)

Air conditioning split systems downstairs & evaporative cooling upstairs
Ceiling fan in the master bedroom.

All guests must abide by the terms and conditions below:
1. ACCEPTANCE AND RESPONSIBILITY
Payment of the deposit constitutes acceptance of these terms and conditions.
2. CHECK-IN / OUT
Check-in time is 3 pm and check-out time is 10 am.
3. SECURITY BOND
A bond payment will be requested as part of the booking.
Any damage, loss or expense incurred by management as a result of breaching these terms and conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared, complaints made against you, etc.
4. PARTIES AND FUNCTIONS
Like most places down the peninsula, parties are not allowed. It's both local law and respectful for the permanent neighbours. Noise and music must be kept to a minimum, and silent outside during the Mornington Peninsula prescribed hours - 8pm on weekdays and 10pm on weekends (Fri/Sat nights). Disobeying these rules may result in us asking you to leave without return of the deposit.
5. PETS
Pets are not allowed at the property. Sorry fur babies.
6. LINEN AND TOWELS
Linen is provided for your stay, but please bring beach towels, bath towels, tea towels, hand towels and bathmats.
7. PROBLEMS OR COMPLAINTS
If a complaint is raised, guests will be contacted on the phone number provided on the booking request, please ensure this number is correct. If we cannot contact you within 15 minutes of the complaint being received or if the noise issues are not rectified after speaking, we will arrange a security patrol car to attend the home to investigate the complaint. If this were to occur, then guests will be charged up to $300 + GST.
If you do receive a problem or complaint, please inform us at the earliest opportunity, so we have the chance to rectify the situation.
8. YOUR OTHER RESPONSIBILITIES
You must comply with all applicable house rules for the property concerning occupancy, property, health, safety and quiet enjoyment of the property and our neighbours.
Do not tamper with any pool equipment.
You are responsible for damage, breakages, theft and loss of the property during your stay. You must notify us of this immediately.
Only the guests agreed to in the booking may stay on the property overnight. If more guests stay than the agreed number, please let us know or again we may be required to ask you to leave without a refund.
Before departure, please remove all food from fridges and all rubbish put in the rubbish bins provided. And leave bins out on the nature strip.
Please wash crockery and cutlery and packed away. We love to keep cleaning costs & efforts down, and ensure the place is kept both affordable and clean.
Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish etc. Should the cleaning fee be more than the usual cost for cleaning the property, you may be charged the additional costs over and above the normal cleaning fee, which will be deducted from the security bond or charged to your credit card.
All furniture and furnishings must be left in the position they were in when you arrived.
The property should be vacated on time and secured. All windows and doors are to be locked.
Smoking is not permitted in the house.
