**The pool/spa can be heated to 104 degrees and is designed to serve as a cocktail pool or large spa with jets and it can comfortably accommodate large or small groups during your stay. The water temperature can be set to your preference before your arrival and it can be altered during your stay to serve people who wish to have a warm pool or a hot spa. During the warmer months in Austin, the pool/spa can also be cooled to whatever temperature helps you best relax and beat the heat.


Less than 10 minutes to downtown Austin, this architecturally inspiring, custom built home in Westlake Hills is the perfect blend of proximity to the city paired with a level of privacy that gives you the sense of being miles and miles away from it all. The home is situated on a hillside near the 227 acre Wild Basin Wilderness Preserve and has soaring ceilings with over 70 windows and sky lights that overlook the hills in the distance and provide an abundance of natural light. The property sits on a secluded lot amidst a canopy of trees offering spectacular valley views from the various decks, cat walks, bridges, balcony and the pool area. There is also a wet bar on the third floor that services the third level outdoor amenities. *Maximum 5 vehicles allowed on premises. There are also 3 street parking spaces available.

*A 3 night minimum stay may be required for weekends during high season. 5 night minimum stays may be required during events and event rates apply.

*Maximum number of additional daytime guests allowed: 5 (Please inquire if more guests are expected and we can discuss)

*There is absolutely NO SMOKING allowed in the house. Smoking outside may take place only with all doors and windows closed, and cigarette butts must be disposed directly into the outside trash cans.

*If you're booking any time during SXSW, we have a zero cancellation policy. NO REFUNDS will be given after the booking is complete.

GUEST ACCESS - You'll have access to the whole home, except any excluded property named in your License Agreement.

INTERACTION WITH GUESTS - Your dedicated property manager is available to you from 9am-6pm 7 days a week and offers 24/7 urgent services. If you are in need of first responders, please call 911.

OTHER THINGS TO NOTE - Guest Information Form must be completed within 7 days of booking. If your booking is within 2 weeks of check in, the guest information form must be completed within 24 hours of receipt.

HOTEL OCCUPANCY TAX - Due to the property's location, the Hotel Occupancy Tax is only 6% and not the normal 15%. This amounts to a 9% tax savings over other properties located in Austin which must charge 15%. On a nightly rental of 2K, this is a $180 savings per night.
