It has a floor area of 200 m² and can accommodate up to 10 guests. It comprises a lovely 60 m² living room (with a fireplace), a fully fitted kitchen, four bedrooms, three bathrooms, and a garden of approximately 2,600 m². Wi-Fi (fibre optic) is included – we’re just waiting for you!

The property is laid out as follows:
- A 60 m² living room with a sofa, TV, reading corner and fireplace (wood not provided)
- A fully fitted kitchen including: oven, microwave, toaster, dishwasher, hob…
- Bedroom 1: a queen-size bed (160×200) and an en-suite bathroom (with bath and toilet)
- Bedroom 2: two single beds that can be pushed together to form a queen-size bed (160×190), two pull-out beds and an en-suite bathroom with shower
- Bedroom 3: two single beds (90×190)
- Bedroom 4: two single beds (90×190)
- A shower room
- A separate toilet

For even greater comfort, the owners have decided to invest in the following additional facilities: air conditioning, barbecue, high chair, washing machine, cot, plancha, fan, ironing board and iron.

Outdoors:
- A private (unheated) swimming pool measuring 10×5 m, accessible from several rooms in the house. The pool is not fenced but is secured by an alarm. Open from 15 May to 30 October, weather permitting.
- A beautiful, tree-lined private garden of 2,600 m² with a terrace and outdoor furniture to enjoy sunny days, as well as a charcoal barbecue or electric plancha.

The house is ideally situated in Grosseto-Prugna, in a very pleasant setting. You’ll find all the essential shops nearby, as well as boutiques, restaurants, bars and a market...

Other notes:
- For the owners’ security, the house is fitted with outdoor cameras, which are used only when the house is not let. These cameras are not switched on whilst the house is occupied.
- The fireplace is in working order; firewood is not provided.
- Pets are not permitted in the property.
- Bed linen and towels are not included but can be provided on request at an additional cost. The prices quoted are for guidance only and are subject to change by our partner.
- End-of-stay cleaning includes preparing the property for future guests. Please ensure you leave the property in a reasonably clean condition and clean any kitchen appliances after use.
- Any request for arrival or departure outside the specified times is subject to the availability of the person in charge of check-in. A flat-rate surcharge may apply.
- Children must be supervised by a parent whilst swimming. Opening dates are not binding and are subject to favourable weather conditions.
