If you haven't already done so, getting the VRBO app on your phone or tablet may make the check-in process easier and even logs you into our internet automatically when you arrive. You'll also be able to see the check-in instructions with pictures that show you exactly where to park and how to get inside. *All reservation-related/admin communication must stay within the app, unless you are calling/texting us for an urgent need.

-Parking: 3 cars can fit in the driveway; 1 is for you and is directly in front of the rv gate entrance to the studio where you’ll be staying. You must park completely in front of the RV gate to the right of the house and not in front of any part of the house. Street parking: also available directly in front of main residence front window;

-Trash: Please put trash in the black can ONLY. BLUE can is recycling and green for yard waste ONLY;

-Shoes off at the front door, please-thank you;

-Quiet hours: 8pm - 8am;

-No Late checkouts, $100 fee. If the guest stays beyond 1 hour of the 10am checkout time, another day is added to the reservation for the nightly rate without discounts. Early checkins: may or may not be available upon request depending on turnaround time and a rush charge of $29 or more may apply;

-No drugs on site: $200 fine;
-No smoking or vaping inside or outside within 50 feet of the property: $500 fine;
-No unpaid pets: $200 fine;
-No irresponsible drinking on site: $500 fine;
-No parties. Party violations: $1000 fine;
-No open flame in the house. No candles are allowed to be lit or used;

-All adult guests must be on the reservation and with proper ID provided to hosts in advance. No day visitors or non-reservation overnight guests allowed. Reservation limits are 3 adults or 2 adults and 2 children maximum. Reservation rates cover 2 adults. Extra guest fees apply over 2 people (3 adults or 2 adults and two kids sleep comfortably); $10 per extra guest fee per night for each overnight guest, adult or child, beyond the reservation allowance of 2 max); violations: $200 fine per person plus normal daily rate fees.

-Reservations over 14 days require an extra cleaning fee, $50-$100 per host discretion. An extra cleaning fee will be assessed if more cleaning is left due to negligence regarding care for the property and check-out/house rules and the amount varies;

-If something is broken during your stay (a type of damage that would prevent us from hosting the booking after yours) you will be charged for their stay as well as the broken item;

-We do not accept third-party bookings: you may only book for yourself and your own party; all adults must provide ID to hosts upon booking;

-Dishes: If you use dishes, please wash them. Extra dish-washing fee: $25;

-Laundry: Shared on-site and available upon request during non-quiet hours with advance notice and payment through app; $10 fee per 2-hour use;

-Any reservation/inquiry that does not completely answer the pre-booking questions thoroughly UPON SENDING REQUEST or has an incomplete profile can be denied or canceled at any time penalty-free;

Pets policy:
Pets must remain off all furniture and beds. No climbing, sitting or sleeping on the bedding. If you leave your pet alone, per our house rules, they must be left in a crate. Please pick up pet waste AS IT HAPPENS, place in a plastic bag and put bag in the clear plastic box on the ground next to the shed-this is very important to cut down on smell and flies! Pets are $10 - $20 per night depending on breed shed score (all pets shed and we will let you know what we determine) and this is in addition to what VRBO charges to add a pet to your reservation. We will send you a money request through the app for the pet fee after we confirm your booking and this must be paid before checkin.

When you request to stay please answer the following required PRE-BOOKING questions but only after you’ve read the entire listing including our house rules-this requirement is part of our house rules during the booking process (please copy and paste questions below and add your answers or simply number your responses for clarity):
1 . Will you have 1 vehicle or more than 1 vehicle with you?
2. Please type this statement if you can affirm it: “I have read the ENTIRE listing and AGREE to the rules and terms of service and am booking for myself and not a third party.”
3. What’s the total number of guests on your reservation and is that correct on your request?
4. Are you bringing a pet/s? If so, what breed/s?
5. What’s your estimated time of arrival (normal checkin is at 4pm and we can sometimes accommodate early check-ins)?
6. Do you have travel insurance coverage for this trip (we strongly recommend it!)?
7. Will you provide a photo ID of all adults staying on the property directly to hosts immediately after being confirmed?
