You will find 12 smart TV's, 2 laundry rooms, high speed wireless internet, hardwood and tile flooring and many other details and that will make you want to come back year after year for all your events!

The first floor includes a spacious game-room that includes a brand new yoga studio, pool table, foosball table and ping-pong table.

- Check-in Time: 5:00 PM (CST) *We do not offer early check-ins at this property.

- Check-out Time: 10:00 AM (CST) *We do not offer late check-outs at this property.

- We require third party verification via Super Hog. We are committed to protecting our properties and keeping up-to-date with short-term rental regulations, which is why you will be asked to complete our independent verification. Before your booking begins, you will need to verify your details with us to complete your booking. You will be contacted via email and/or text to complete the verification. You will also be given the choice between paying a refundable deposit or buying a non-refundable damage waiver. We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking.

- Age requirement policy: You must be at least 25 years old to book. One (1) parent or guardian over the age of 25 must be present and staying in the property for every three (3) guests between the ages of 15 and 25.

- There are two 6-seater golf carts on site and included with your rental. A signed golf cart waiver, copy of your driver's license and insurance card is required to gain access to the keys.

- Events are NOT allowed under any circumstances. **Violations may result in immediate eviction and forfeiture of rent.**

- Quiet Hours and Noise Ordinance — Per Walton County, FL
Quiet Hours are from 9:00 pm CST - 8:00 am CST - and strictly enforced. Please note that you are in a residential neighborhood and neighbors will call if this ordinance is violated. Pool lights will automatically turn off at 9:00PM.

- No Smoking allowed. Smoking in any form (e.g. cigarettes, cigars, "e-cigarettes" or "vapes") are not permitted. No exceptions will be made. Guests who violate this policy will be charged an additional $500, plus the expense of steam-cleaning and deodorizing. Violations will result in immediate eviction and forfeiture of rent.

- No Pets Allowed: You will be immediately evicted if a pet is found on-site without prior approval + $150 pet fee. No refunds will be issued. Any evidence or damage found will be the responsibility of the guest on file and you will be charged an additional $500, plus the expense of steam-cleaning and deodorizing.

**Violations may result in immediate eviction and forfeiture of rent.**

Important Details:
*Pool Heat Fee - $50/per day and only available during specific seasons. (Please note: the pool heater does require 24 hours to reach the optimal temperature of 83-85 degrees.)

*A copy of the primary guests driver's license and a signed rental agreement is required for access to be provided. We also require two points of contact, including both phone number and email address.

* Management fee is nonrefundable. No exceptions.
