Alii Kai 1201 is a light-filled, classic Hawaiian getaway in the heart of Princeville! Your home-away-from-home has two comfortably furnished bedrooms (king sized in the master suite, queen sized in the guest bedroom), a well appointed living and dining area, and a fully stocked kitchen. From the wraparound private lanai you’ll be able to enjoy both sides of Kaua'i, quite literally, with views out to the ocean from one end, and the mountainous, waterfall speckled landscape from the other.

You'll find yourself in the perfect jumping off point to explore the rest of the island at Alii Kai 1201! Anini Beach, an island favorite, is just 15 minutes away, and has crystal clear waters that are perfect for snorkeling! You might also catch a glimpse of a Hawaiian green sea turtle while you're there. Hanalei Bay is also just 15 minutes away, and has beautiful golden sand beaches with calm waters perfect for all ages of swimmers. The charming Hanalei town is right nearby, and has a variety of boutiques and delicious restaurants and cafes for all your shopping and dining needs. If you want a break from the crowds, we recommend heading to Kilauea, just 20 minutes down the road, to grab a coffee and check out the iconic lighthouse and wildlife preserve. If you prefer sticking a bit closer to home, the Princeville shopping center is just a mile away, and has plenty of options for shopping and grabbing tasty bites, as well as the Foodland grocery store for even more convenience! The nationally ranked Makai golf course is also just a 10 minute walk away from your front door, and has some of the best golfing in the country.

If you prefer to truly chill out, the Alii Kai complex is perfect for a true staycation! Spend a day by the complex pool lounging in the sun, and enjoying a picnic lunch at the shady clubhouse, or have an impromptu barbecue on the gas grill. The grounds are also beautifully situated on the bluffs, and have gorgeous views you can enjoy while taking a stroll.

Looking to explore other parts of the island? Drive time to the South Shore is roughly 75 minutes, and to the East Side (where the airport is located) is 55 minutes.

As with most homes on Kauai, this vacation rental is NOT air conditioned, however there are ceiling fans in each room and screen doors on the lanai to help with airflow.

This is an upstairs condo so you need to be able to go up and down one flight of stairs from the parking lot to the front door. There are no elevators.

Although this home has internet, the speed and reliability cannot be guaranteed due to the remote location and the service being provided by a third-party.

Princeville trip

Good property nice area. It would be nice to have a little heat in the pool. All appliacences worked which was great. The master bed was comfortable a big plus as we were there 2 weeks

Enjoyed our stay!

This condo was really nice! Everything is exactly as described. Master bedroom was nice. Kitchen and living was a great place to hang out with the family. Views to the mountain were amazing. Perfect for our group of four.

Comfortable place

The condo was very clean and comfortable and the staff responded very quickly to a maintenance issue. I liked cooking with the new ceramic fry pan.

Kauai VRBO stay

The rental was good but dated. Great location and easy to get to. All was good, even without AC, as the condo was pleasant and not too hot because the breezes were enough to keep the temperatures comfortable. We enjoyed the wraparound lanai as we had the view of both the mountains and ocean and could enjoy the sunny days on either side. One issue we had was with the TV in the living room. It was difficult to use as it appeared to only be steaming services with older movies and TV shows and no current TV channels. We had to watch real TV in the bedroom. Not exactly the most comfortable way to watch NCAA basketball. Would have been nice to have had some instructions if actual live TV was available. All in all it was a pleasant stay.

Family Vacation

The bed was super comfortable, unless you like a firm mattress, I slept like a baby hardly noticed the roosters after the first night. A newer Fridge with a great ice maker was awesome as was the washer and dryer. Location was great not perfect but great. Bedroom view of the mountains was beautiful. We were steps away from Turtle caves which did not disappoint on any day or time if day. It was a fabulous stay , not the Ritz but worth the cost. One small problem with a ceiling fan but it should be taken care of soon.

Unit was clean but the furnishings are outdated and not really Hawaiian friendly. The pillows were awful in fact so bad we hardly slept. We are older and could not figure out how to access our own Netflix account everything was is spanish

Great Location near the Turtle Caves

Location was great. Very easy to communicate with. The space for our family was great for our 3 week stay. The primary bed was way too soft for our comfort but the other bed was fine so we so switched on and off with the kids. There was a bit of an ant issue when we got to the home and we were very careful to not leave food out for it to get worse, but it was manageable. The availability of the BBQ’s was great to have access to. The private balcony was a nice and relaxing way to enjoy the morning sunrise on one side and afternoon and evening at the back looking at the mountains. A bit outdated but overall a nice place.

More information about the area would be helpful - such as the Adirondack chairs near the cliff for whale watching. Hard to correspond about non-working tv due to the large amount of cellular dead spots on the island. Texting would have been better than phone calls.

Spacious with mountain and water views

Overall, I recommend this vacation rental. Reviewer Comments: There was only two of us but the apartment had plenty of space for 4. We enjoyed having the two balconies with different views and position for enjoying sun or shade depending on the weather. The location was great with shops and restaurants only a short drive away. You did need a car to drive to the beach and to successfully navigate the island. A cruise out of Hanalei Bay and a doors-off helicopter ride over the island were fabulous must do activities. We also did a day drive to Waimea Canyon (1 1/2 hours from Princeville) and found that to be incredibly scenic as well. Was easy to fill our week. Loved it.

It was clean and comfortable. the washer and dryer were in great shape. The views were awesome. The master bedroom and lanai are where you wake up and see the views of the mountains. The dining and kitchen are ocean views. The dishes, silverware and cookware were clean and nice. Short drives to Hanalei and Anini beaches. We would stay here again. We rank it a 5/5.

Blissful Stay

No elevator, so be prepared to carry up your luggage. Liked the numbered door lock, so did not have to carry a key. Comfortable unit. Appreciated the well-furnished kitchen and the beach supplies. Nice flat-screened TVs. Especially comfortable mattress topper. Great views of the ocean and the mountains from the L-shaped patio. Easy to get to Hanalei and the other beaches further north. Later stayed in a Poipu rental, so didn't have to do too much driving. Would stay here again.

First time Kauai, wasn’t sure what to expect, love the location, the view is everything. Super clean and pristine and spacious. It’s at the end of the road so it’s very quiet (except the roosters). The kitchen is a little outdated in terms of the wood and counters but the view and the overall zen energy makes up for it. Great simple decor and feng shui. do wish they supplied a few kitchen amenities such as cooking oil salt pepper the basics that a lot of other places offer, some kind of water filter, coffee etc. The beach chairs and towels are a nice perk. King bed is super comfy and soft, Murphy bed a little firmer. It was nice to have two bathrooms and laundry access... Would totally come back again, fabulous experience.

Well appointed, super comfy couch, nice kitchen and spacious overall.The master bedroom was very nice with it's own bathroom and the bed was comfortable (slightly soft, but very supportive). Linens were also very nice.The 2nd bedroom had a comfortable mattress as well but the frame is squeaky. 2nd bath also very nice.The ceiling fans in every room were incredible and really moved the air well. Windows/doors on both sides allowed for good airflow and breezes to come through, not to mention gorgeous mountain views from every room and a small view of the ocean from the kitchen dining area. Sunsets and sunrises were really nice. It's a very quiet complex as well which was nice at the end of the road so no speeding traffic. Would absolutely recommend to friends/family. Not the property's fault but be aware the roosters really are EVERYWHERE and they like to sit below the windows and crow starting at about 3 am. Ear plugs were very handy.

The Good, The Bad and The Ugly

GOOD: Location was ideal, upstairs corner unit facing breathtaking mountains & the sea! Basic pool area nearby. Facility & grounds beautiful & well maintained. Condo was easy to find - read the app instructions. Easy parking & check-in. Door uses a code, really convenient. Unit was very clean & well stocked. Kitchen had everything but a cutting board. Toilet paper/paper towels/dish/laundry/bath soaps provided. Fridge/washer/dryer fairly new & there’s a working dishwasher. Soft organic cotton bedsheets. Lots of bath/kitchen towels & drawer/closet space. BAD: Reviews mentioned primary king bed was too soft - Manufacturer’s tag dated 1998, unusable! Had to sleep on queen Casper murphy bed in extra room but took mattress off the very squeaky frame. After 4 days corresponding w/the property manager, they eventually agreed to a partial refund & replacing it asap. UGLY: Photos on VRBO site made this place look well-maintained & stylish, but it’s in SERIOUS need of an update. Lighting is VERY harsh, aggressive high-wattage cool bulbs w/blinding intensity. Design felt neglected. Old/mismatched/unstylish furniture covered in watermarks & rust. Cabinets/countertops/backsplashes relics of the 80s. Couch was a comfy newer addition(no colorful accent pillows.) Takeaway: Amazing location & great stay despite avoidable issues. Place needs love & attention! If bed replaced & the lighting addressed, we would def stay here again, if property manager would have us. Mahalo & Aloha!

The condo was spacious and comfortable for the three of us. Property management is great. They called to check in during our stay which was a nice touch. I will say of all the condos we've stayed at at this location, this one was the least equipped. The kitchen lacked simple items like a cheese grater and pasta strainer. Typically we have also found at least a cooler for guests use. Providing these few things would make this condo better for future guests.
