Hilltop Retreat | Duluth Hillside Apartment

Hilltop Retreat is a unique lower level apartment featuring 2 bedrooms, 1.5 bathrooms, a fire pit and a private sauna for your enjoyment.

The spacious open concept living area makes this space perfect for entertaining your whole group. Enjoy cooking your favorite meal in the kitchen or kick back in the large sofas to watch a movie on the LED Smart TV. The sleeper sofa also pulls out to provide additional sleeping space when traveling with a larger group or if you're a traveling professional this area also provides a designated work space where you can stay focused and comfortable.

Each bedroom highlights local art, detailed decor finishes and plush mattresses to relax after a day of exploring Duluth.

Our space offers ample amenities such as: Board games, seasonal AC from mid May to mid October, in-unit laundry, off street parking, basic kitchen supplies, Coffee from Duluth Coffee Company and much more!

This is not a 'party house'. Price listed is subject to change. Standard two night minimum as required by the City of Duluth. Duluth rental license number: PLAHS2105-001

Access: Accessing the house is super easy because there's a handy keypad located at the front entry, just use the unique codes provided in your reservation instructions and voila! You're in!

Parking: Parking is meant to be easy and convenient. Hilltop Retreat provides enough off street parking for 2 vehicles. Any additional vehicles can utilize street parking within the City if Duluth guidelines.

Guest Interaction: Our awesome guest service team is here to assist you from 8am to 9pm. If you have any questions or need anything, just give us a ring. You'll find our contact information in your booking confirmation. We'll primarily communicate through the booking platform and/or email, so keep an eye out for important check-in info. You'll receive all the details at 3pm on the day of your arrival. Check-in time is at 4pm. Check-out time is 10am. Feel free to reach out if you need anything else. We're here to make your stay amazing!

Transit: While having a car is recommended for convenience, no worries if you don't have one. You can hop on the Duluth Transit, or take advantage of ride-sharing services like Uber and Lyft. And if you prefer traditional taxis, there are many other taxi services available too. So, whether you're cruising in your own car or using one of these convenient options, getting around won't be a problem at all. Enjoy your adventures in Duluth!

VACATION RENTAL HOUSE RULES

1. GENERAL REQUIREMENTS a) All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Property Manager during their stay; and b) Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable.

2. NOISE AND THE NEIGHBORHOOD a) This Vacation Rental is suitable for children of all ages! Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the Neighborhood; b) Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours (10pm – 8am), and upon arrival and departure; c) Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit;

3. VISITORS a) Guests are allowed a maximum of 4 visitors at any time during their stay. b) Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that visitors are complicit with these House Rules.

4. FUNCTIONS a) Parties and large gatherings of any kind are strictly prohibited at the Vacation Rental; and b) Any small gathering must comply with other rules set regarding Noise, the Neighborhood and Visitor numbers.

5. PARKING a) Guests and any visitors are to comply with parking regulations and other requirements set out by the property manger and show consideration to neighbors and other vehicles; please use the designated parking.

6. SECURITY a) Any time Guests leave the Vacation Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage. b) Guests must switch off the lights, air conditioning, fans, electronics such as televisions when not in use to promote energy saving.

7. SMOKING a) Smoking is not permitted inside or outside of this vacation rental ;Failure to follow this guideline will result in a deduction from the security deposit.

8. PETS a) Pets are not permitted in this rental.

9. DAMAGES AND BREAKAGES a) All Damages and Breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will likely result in a penalty deduction from the security deposit. And; b) To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement.

10. CHECK OUT ARRANGEMENTS a) Please be sure to lock all doors and leave both sets of keys back in the lockbox. Check out is at 10am - if you need a later checkout please contact me as soon as possible to make arrangements.

11. EMERGENCY CONTACT DETAILS: a) In the event of an emergency relating to the Vacation Rental, your emergency contact is: Heirloom Vacation Rentals 218-409-4885 b) In the event of all other emergencies please call 911.

12. COMPLIANCE a) Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement. b) The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Vacation Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.

Girls birthday weekend
It was easy to come and go, and it was easy to get to the main sites in Duluth. The rooms were spacious, and the beds were comfortable. We loved the attention to detail with the decorating. It was nice having two bathrooms for our group.
