This modern guest house is located just under a mile from downtown Edgartown and close to Morning Glory Farm, with easy access to bike path. Modern, open floor plan with cathedral ceilings, gourmet kitchen; 3 upstairs bedrooms are small but cozy and comfortable. A screened porch, outdoor patio, and second story deck overlook rolling meadows, horses, and full-sky sunsets. This guest house is connected by a closed passage to the owner's home, but with a separate entrance and separate outdoor space.

My family and I had such a wonderful stay here. The house had everything we could need and was in such a great location. Everything was clean and the views of the farm were beautiful.

Martha’s Vineyard Stay

What a lovely guest house! Clean, modern, and well stocked kitchen could not have been nicer. Location was excellent just off bike path and walkable to Morning Glory Farm. I’ll go back!

Beautiful property and home, Host was great and understood when we had to check out a day early. Our host refunded our funds, we really appreciated her for doing so. The home was clean, cool air and we were allowed to use the host's beach chairs. We would recommend this property to others and we would stay here again.

Charming guest house / perfect in every way

This guest house is lovely. It is spotlessly clean! The kitchen and living space is spacious and comfortable. Nice screened in porch with beautiful view of the fields. We enjoyed seeing the horses and family of turkeys waking around. Easy walk to Morning Glory farms and drive to towns and Katama beach. The owner is attentive to needs. I highly recommend this property.

Perfect stay

Beautiful spot outside of the hubbub of Downtown Edgartown, with easy trips to other parts of the island, particularly Chilmark and Aquinnah. The guesthouse is modern and comfortable and the sunset views over the horse farm are spectacular.

This place is every bit as marvelous as the photos. With the care and attentiveness of the hosts bring it's beauty and peacefulness to life. Some places look great yet when arriving they are not cleaned or cared for. That is NOT the case here...the home is well maintained, expertly appointed, peaceful, and nicely placed as it a hop skip and jump from town. It is worth the higher price tag it commands.

Beautiful property close to Edgartown

The house was great with a fantastic kitchen set up. The views are stunning and it’s an easy walk to Edgartown or Morning Glory. The hosts are next door and very helpful with anything that comes up. Highly recommend!

Great location, house and owner

My husband and I had a lovely visit on MV. The house was warm and welcoming, and spotless - everything was in excellent condition. Photos are very accurate. Location is excellent - close to town and set on horse farm with beautiful 360 views. Gretchen was the perfect host - kind and accommodating.

1st trip to the Vineyard

This beautiful carriage home nestled alongside a picturesque horse farm was wonderful. Rural, rustic setting but quite close to Edgartown. The owners were fabulous and very accommodating.

Wonderful hosts/Beautiful Setting

We had a wonderful week on the Vineyard in this great guest house on a beautiful property. The house is updated, clean and well stocked. It is a great location with a mile from Edgartown and a short drive or a bike ride to South Beach. The owners was flexible and kind.

Spectacular

What a great week on the Vineyard ! The property was even lovelier than expected. We enjoyed both the indoor and outdoor spaces. The 3 season porch was perfect for morning coffee and snacks before dinner. We found the layout gave us our own private space. Gretchen was super responsive and went out of her way to ensure our stay was perfect.

Cozy guest house

We enjoyed our stay at the guest house. The location is lovely on a quiet horse farm with easy access to the nearby bike path and road into town. The guest house is attached to the main house but with a private and respectful feel. The house is well stocked and the kitchen is top grade. The bedrooms upstairs are small but comfortable. Would return.

Beautiful property, great owner

The property is beautiful, with sunset views of a meadow and horse farm. The interior is as represented in the listing photos with modern, clean furnishings and a very functional kitchen. Nice little patio and lawn in the back with a grill and space for kids to run around. My wife had to work the entire time we were at the property and I can vouch for the solid internet connection. The property is close to Edgartown and we could easily ride our bikes there and to Oak Bluffs. Gretchen is a wonderful host who is very responsive and accommodating. Would definitely stay here again.

Peaceful retreat

It was so nice to come home to this wonderful cottage after a busy day of sightseeing. Away from the crowds of Edgartown, beautiful fields with horses. Great location to just relax. Spotlessly clean, very comfortable, modern kitchen. The bedrooms were a little on the smaller side but the living area and outdoor spaces more than makes up for it. It is attached to the owners main home but you have a lot of privacy. I am really happy I chose this location, very quick drive to town and beaches. Thank you Gretchen and Matt !

Charming Cottage Within Walking Distance to Edgartown

We stayed for a week at Gretchen’s house and had an amazing time. The pictures of the home were accurate and there were no surprises. Gretchen was easy to communicate with and in my opinion went over and above to accommodate us! I would highly recommend working with this host, she was great! The house is close to both the bus stop and the bike trail. The indoor screened porch was amazing! Also the cottage stayed very cool, and the air conditioner was top notch. Sometimes in older homes this can be hit and miss. The beach chairs, beach umbrellas, and beach blankets were a great addition. Honestly the house had everything we needed. We will definitely be back! Thank you for sharing your home with us!

The guest house was perfect for our family of 4. Gorgeous views, peaceful, and great location!

This was our first time staying at a VRBO because the bed and breakfast we typically stay at in MV had changed ownership. This was an even better experience and I will definitely not be switching back!
