This spacious home comfortably sleeps 13 people with 4 bedrooms and 2.5 bathrooms. Relax and enjoy the hot tub with mountain views, and cozy fireside chats all from the comfort of your back porch. **This is 1 of 2 vacation rentals on this property. Below the Bird's Nest is basement unit called the Bear Cottage that is also a vacation rental. They have their own private unit, outdoor space and parking area. The Bear Cottage guests will not have access to the hot tub nor will they be able to have any access to the Bird's Nest. - Each unit has its own designated parking area and private entrance. - Both units are kept private and inaccessible from each other via two locked interior doors. - The downstairs unit (Bear Cottage) is equipped with its own dedicated outdoor grill, fire pit and patio. Bear Cottage guests will not have access to the parking, outdoor grill, lawn, hot tub, private porches, or the fire pit designated to The Bird's Nest.

HOME LAYOUT:
Enter the main level through towering double doors where you'll be greeted by lofty 10 foot ceilings and large airy windows filled with views of the mountains. This open concept living/kitchen/dining room is perfect for family gatherings that can extend out onto the large covered deck. Cozy outdoor furniture and a gas fireplace creates the perfect place to relax and unwind surrounded by the scenery. The main level also includes a large master suite with king bed, a twin trundle bed, and a HUGE master bathroom with a soaking tub and a standing shower complete with a rainfall shower head system. Off the living room is another half bathroom, a bedroom with a full-size bed and desk as well as a laundry room with an entrance/exit door to the carport. Head upstairs and you'll find 2 more bedrooms, 1 full bathroom, a media room with a large flat screen TV and two arcade consoles loaded with over 6000 of your favorite games. One of the bedrooms has a queen bed and the other has a bunk/trundle bed (2 twins + 1 full) as well as a standalone twin bed.

Kitchen and Outdoor Grill.
The kitchen is fully stocked with everything you will need to make a meal – pots, pans, plate ware, bakeware, silverware, glassware, cooking utensils, coffee mugs, etc. We provide a medium roast coffee and filters for our guests! We no NOT provide any cooking oils or spices. There is a charcoal grill available for guest use on the property. Please bring your own charcoal and clean the grill grate after each use. Thank you!

Family Friendly:
This property is very family friendly! There is a travel pack n play and highchair in the master bedroom closet, lots of games in the living room, arcade games, plastic plate ware in the kitchen, and more! Smart TV's and Arcade Consoles: There are a total of 3 large flat screen TVs in the home! You can log into your own accounts using the apps on the Smart TVs to watch movies and TV shows: Netflix, Prime Video, HBO, etc. There is a TV in the living room, 1 in the media room, and 1 in the master bedroom. There are two Arcade Consoles next to the media room upstairs which are loaded with over 6,000 games you can play!

Important Things To Note:
- PARKING: MAX 5 Vehicles There is only space to park a total of 5 medium sized vehicles at this property! 4 vehicles can fit under the carport and one can park in the additional spot at the top of the driveway.
- Steep Driveway: This home sits up on a hill and there is a steep paved blacktop driveway that leads to the top.
- Cable TV is NOT provided: You can log into your own accounts using apps on the Smart TVs to watch movies and TV shows: Netflix, Prime Video, HBO, etc.
- Fire Pit: If you would like to use the bonfire pit during your stay – you will need to bring your own, firewood, camping chairs, and fire starters.
- Septic System: This property is on a septic system! Nothing but toilet paper can be flushed down the toilet!

HOT TUBS:
You will need to bring your own hot tub towels if you plan on using the hot tub! Please advise!! Hot tub maintenance is very important and it's some thing that we take very seriously in between guest reservations. If the hot tub has to be dumped for sanitary and health safety reasons on a turnover day when the property is booked back to back, it may take 8-12 hours for it to reach high temps. We do the best we can to be proactive with this but ultimately it is out of our control to make the hot tub heat up faster. Health and safety for our guests is very important to us.

LADY BUGS: You may see some lady bugs in the home. Majority of the homes in this area have them. To stay ahead of this we are on preventative monthly pest control maintenance for all of our properties. Unfortunately they are still VERY hard to get rid of! Thankfully, they are harmless! But please know you will most likely see ladybugs in the home during your stay.

Weather and Outages!
As advertised, there will be no refunds in the unlikely circumstance that there is a power outage during your stay or if the weather is not cooperating. We do not have any control over the weather or outages caused by nature! We highly suggest you purchase travel insurance to be preventative in case something happens and you need to cancel.

CANCELLATION & TRAVEL INSURANCE NOTICE:
We operate under a strict cancellation policy, according to this property's cancellation policy. We do not offer refunds for cancellations, date changes, early departures, weather-related issues, personal circumstances, or travel disruptions of any kind.

For this reason, we strongly recommend that all guests purchase travel insurance at checkout to protect their investment. Travel insurance is the only way to safeguard against unexpected events that may impact your ability to travel.
