Our stunning family home is a 200 year old country house with beautiful original features spanning over 4,800 square feet which has been extensively modernised. The long private driveway leads to a large gravel parking area in front of the house which sits in a secluded 2.75 acre plot surrounded by both parkland and woodland on the edge of the South Downs National Park. There are many beaches within a 25-35 minute drive from the house.
GARDEN & OUTDOOR SPACE
The stunning south facing garden offers plenty of space to run around, play, and explore. In the centre of the garden stands a magnificent 500 year old oak tree with a treehouse at it's base connected to a rustic adventure play area utilising monkey bars, a scrambling net, a slack line, swing rope platform, hanging hoops, and a really fun rope trapeze swing. We also have a couple of 6 ft x 12 ft Forza soccer goals with plenty of space to play football.
The full size tennis court is finished in macadam and, as well as for tennis, is great fun for a whole range of games and activities including scooting, football, netball, cricket Etc. There are a number of different size rackets available if you do not have your own. We also have some fun garden games including Kubb and Bocce.
Between the wonderful oak tree and the house is a 150m2 terrace which is perfect for alfresco dining or socialising with an early evening glass of rose or two. Furniture on the terrace includes a teak table and chairs, a garden sofa and table, a couple of recliner chairs and a teak bench. The large hot tub is located on the terrace and we also have an outdoor table tennis table and a portable fire pit which is perfect for s'mores. The double door from the terrace leads to the kitchen/family diner.
There is a further terraced area on the north side of the house with a teak round table and chairs.
THE KITCHEN/FAMILY DINER
The huge (75 sq m/800 sq ft) kitchen/family diner was installed in 2019. Designed by Neptune, it is very much the heart of the home and fitted to an incredibly high standard with quartz worktops and it features all the mod cons including:

PLAYROOM
The playroom has a huge feature sheepskin beanbag (180cm x 180cm) which our whole family of six can sit on to watch a movie. There is a 50 inch HD Smart TV with Sky incl Sports/Netflix/Prime/Disney+. There are also a range of toys and games available for children of different ages.
DRAWING ROOM
The drawing room is a lovely space for adults to relax for a chat or cosy up with a good book in the winter making use of the open fireplace. It also doubles up as a music room with an upright Toyama piano and a Mapex Horizon drum set.
UTILITY ROOM
The utility room is the old kitchen and is awaiting refurbishment. In the meantime it functions as the laundry room with a Samsung 8kg load washing machine and Hotpoint 9kg load condenser dryer. There is also a further dishwasher if needed, and fridge space can be made available too.
BEDROOMS
Bedroom one is a large room that has a Californian King (6ft x 7ft) bed with a Hypnos mattress (the supplier to the Royal family) and view over the garden. The en suite bathroom has a large bath tub, separate shower, wash basin and WC.
Bedroom two has a super king (6ft x 6.6ft) bed with a Norris Bedding mattress. The view is over the north courtyard and the en suite bathroom includes a large bath tub, a separate shower, a washbasin and WC.
Bedroom three is a large room with a day bed which can be made up as a single (2ft 10 inches x 6ft 6 inches) or a double (5ft 4 inches x 6ft 6 inches). The view is over the front parking area and the en suite bathroom has a shower, wash basin, and WC.
Bedroom four is a large children's room with 2 single beds (3ft x 6ft 3 inches) and views over the garden. The en suite has a shower, wash basin and WC. We can offer 2 Z-beds on request.
Bedroom five is a large youth bedroom room with 2 single beds (3ft x 6ft 3 inches) and views over the garden. The en suite has shower, wash basin and WC. We can offer 2 Z-beds on request.
LOCATION
We are 1 hour and 20 minutes on the direct train from central London (Victoria Station) making it an easy day or overnight visit. Our local train station, Pulborough, is a 12 minute drive from the house. Pulborough Station is a 45 minute train ride to London Gatwick Airport which is 40 minute drive from the house.
Storrington is a small town at the foot of the South Downs. It has coffee shops, cafés, pubs, restaurants, a bank, a post office, pharmacies, news agents, petrol stations, and Waitrose and Tesco Express supermarkets among several boutique shops.
For those that love to walk, you can do so directly from the house through woodland, parkland and farmland on various public footpaths. There are also breathtaking walks to be found in the majestic South Downs National Park, and in particular, the historic South Downs Way.
There are a number of local vineyards and wineries in the immediate vicinity including Nyetimber, Wiston, Kinsbrook, and Nutbourne among others. There is something quite wonderful about enjoying some of England’s best sparkling wine on the terrace, knowing that it was grown and produced just around the corner!
There is plenty to do in this part of West Sussex. See the “amenities” section for a comprehensive list of activities within easy reach. Some activities have not been listed due to being a little further than 15 minutes away, but are still available close by. Here is a brief list - golf, water sports, road biking, mountain biking, south downs light railway, south downs gliding club, historic houses, Arundel Castle and historic town, Chichester Cathedral and City, wetland & bird watching centres, Worthing and Brighton piers and the i360, trampoline parks, soft play, indoor climbing, driving ranges, crazy golf and more.
There are lots of good restaurants and gastro pubs in the area including the Pig in the South Downs, Chalk at the Wiston Winery, the Parson’s Table in Arundel, the Black Horse in Amberley, the Black Rabbit in Arundel and many more.
INTERNET
Our wireless internet is provided by EE over the 4G mobile broadband platform. This provides the fastest speeds possible for our home at this time. The stated download speed is 65mbps but actual speeds are closer to 32mbps download and 15mbps upload (See photo of wi-fi speed test). This is ample for most uses. We work from home and often use video calling platforms without issue. If you plan to work using video conferencing software during your stay, please get in touch so that we can be sure it meets your requirements.
