Renovated Oceanfront Condo with Tuft & Needle King Bed & Fast WiFi - Sun W612

Welcome to Sonoran Sun W612, a renovated 1 bedroom oceanfront condo at the 24/7 guarded Sonoran Sun Resort in Puerto Peñasco (Rocky Point), Mexico. The condo’s beach theme was inspired by the turquoise and blue waters of the Sea of Cortez. You truly feel like you are at a beach home when you are surrounded by the ‘beachy’ decor. Enjoy relaxing on the patio and taking in the breathtaking ocean and sunset views. You can see and hear the waves from this direct, unobstructed oceanfront condo.

My wife and I own and manage the condo. We spent considerable time and money renovating and refurnishing it. We only rent to responsible and respectful adults who are 25 years old or older and are non-smokers. Our condo only sleeps 2 adults total. If you're looking for a condo to party in or to drink copious amounts of alcohol, our condo is not a good fit for you. We only rent to respectful, quiet adults. As you can tell from our numerous five star reviews, we take pride in our condo and providing our guests with a great stay.

THE CONDO:

- Five stage filtration, alkaline, chilled RO drinking water at the kitchen sink (no need for bottled water). This is a professional system brought down from the US. RO filtered ice cubes in the freezer (no need to buy bags of ice). The condo also has a main line "Pentair Big Blue" whole-home water filter. All filtration systems were installed new in June 2022 and all filter replacements done most recently in 2024.

- Living room has a 75" smart TV and bedroom has 55" smart TV. Both have Dish Satellite TV service with America's Top 200 Channels and Local Phoenix Channels (no pay-per-view services).

- Interior of the condo was completely repainted in 2024.

- Condo has a dedicated, private (not shared) internet WiFi with up to 100mbps.

- Living room couch and chair have motorized recliners (no pull out sofa in the condo).

- Living room has new multi-slide tempered glass patio door.

- Bedroom has a king-sized Tuft and Needle mattress with 3” latex soft topper, a blackout window covering, and a 55" smart TV with Dish satellite TV.

- Patio has comfortable patio furniture with Sunbrella fabric cushions, including four dining chairs and table as well as a chaise lounge chair and side table.

- Bathroom was remodeled with a walk-in shower and frameless shower door (no bath tub). Toilet is elongated and comfort height.

- Dishes, cutlery, kitchen items, towels, and linens all new in June 2022. Kitchen has a Keurig coffee maker plus a regular Mr. Coffee pot.

- Desk with chair in the living room, so bring your laptop.

- Two bar stools at the kitchen counter. There is no indoor dining table. Dining table and chairs are on the patio.

- Bath towels, pool towels, kitchen towels, and bed linens provided.

- Paper towel, toilet paper, hand soap, dish soap, dishwasher detergent (Cascade Free and Clear PODs), and laundry soap (Tide PODs) are provided. Toiletries and personal hygiene items not provided.

- Central heat and air conditioning with Nest thermostat (new HVAC system installed in 2020). All HVAC ductwork and vents were professionally cleaned and sanitized in June 2022. Please note the HVAC system has a minimum temperature limit set at 68 degrees for the air conditioning. We also have a wireless door sensor system that turns the A/C off if the door is left open.

- In-suite full sized washer and dryer. New LG WashTower in 2024. Tide PODs provided.

- Tankless, unlimited hot water heater (installed in 2022).

This is a non-smoking condo, and we only rent to non-smokers.

No animals/pets allowed. This is an HOA rule and there are no exceptions. The security guards check renters for animals/pets upon arrival and will not allow a renter in through the guard gate if you have an animal with you.

SONORAN SUN RESORT AMENITIES:

The Sonoran Sun Resort is a true oceanfront development. It’s just a short four hour drive from Phoenix or Tucson.

- 24/7 guard-gated community with security also patrolling the parking lot and pool area.

- Two swimming pools with a swim up bar. In the winter, the smaller pool is heated and is for everyone to enjoy. In the summer, the smaller pool is adult-only. The larger pool is for everyone, year round.

- Two hot tubs (one is adult-only and one is family).

- Pool swim up bar features both drinks and food. Bar stools in the pool to enjoy your drinks and food!

- Beachfront palapas and lounge chairs (exclusively for Sonoran Sun owners/guests).

- Emiliano’s Restaurant and Bar (room service available) open daily 8am - 10pm.

- Fitness Center open 6am - 9pm Daily.

- Convenience store (ATM, drinks, beer/alcohol, snacks, sun screen, ice, etc.) open Thursday - Monday 7am - 11pm and Tuesday - Wednesday 9am - 5pm. Hours may change.

- Tennis court and basketball court.

- Three EV electric car charger stations available. Free to charge your electric car.

Required disclosure by HomeAway/VRBO: There are multiple security cameras around the resort in public areas. This can include, but is not limited to, the entrance guard gate, the parking lot, the building elevator lobby, the hallways, the exterior front door area of the condo, the pool/hot tub, the basketball/tennis court area, and the central plaza. There are no cameras or other recording devices located anywhere inside the condo.
