It locates in a quiet and safe residential area with restaurants, entertainment, and shopping nearby. Also, it has 1 gig internet and a nice desk to get your work done while enjoying a little family getaway.

- NO PARTIES OR EVENTS WHATSOEVER. We have a blink security camera on-site and are able to see if you are having a party. This will result in an IMMEDIATE cancellation of your reservation with NO refund.

- Please respect the community. Noise level MUST BE MINIMAL after 10PM! Violation of the noise/party rule will result in the police being called, termination of your reservation, and the security deposit retained. We must respect the peace of the community!

- No smoking inside of the house all all.

- The listed price is based on 4 people. Every extra guest will be $25 per night on the reservation. If you have visitors staying a few nights, please let us know with $25 per night. However, if more guests stay than what we have told overnight, $100 fee per person per night.

- NO Mailing Packages to the home.

- We love our furry friends, but please let us know in advance. For pet fee 2 or under, it’s $60 per stay. Every extra is $30 per stay. If pets are at the house without permission, there is $150 fee per pet per stay. Please clean their waste in the backyard and hair on the sofa and bed before leaving.

- PENALTIES FOR THE FOLLOWING. Held against the security deposit and a claim will be filed with Airbnb.

**Stolen towels: $20 per towel, no matter the size.
**Smoking in the home: $150
**Late Checkout Past 11am without our consent. $75
**Excessive Guests than reservations. $100 per guest.
**Excessive Cleaning if the place is left filthy with trash everywhere. $150

- We do provide most of the cookware but for safety reasons, we only provide salt, pepper, oil, foil, plastic wrap, baking sheets, and baking papers. For extra seasoning or needed things, you can purchase them at a nearby local grocery store - heb.

- We do provide most of cookwares, basic seasoning ingredients, 2 rolls of paper towels, and 4 rolls of toilet paper regardless of how many days you stay. If you need more things during your stay, HEB grocery store nearby is your friend. 😊

- We would like to ensure that the AC function nice and cool during your stay so in order to prevent overheating/overrunning to cause some issues on AC, especially during super-HOT summer in TX, the temperature will be controlled above 70 degrees.

- This is TX. We got lots of bugs/mosquitos friends. We try our best to treat it and keep it out of the house but chances are that they might sneak in when you open and close the door. If see a couple, please say bye bye and clean them.

Other tips to beat the heat:
- keep the doors to the outside closed. Leaving them open, even while unpacking, makes it harder for the house to cool down.
