NEIGHBORHOOD DESCRIPTION:
First Ward is located within one mile of downtown Houston, and it is considered to be one of the city’s most historic wards. It was initially the center of Houston’s business district, and it is deliberately located at the intersection of White Oak Bayou and Buffalo Bayou. First Ward was created in 1840, and it is one of the first four original wards in Houston. So centrally located this is where you need to be if you need to be in Houston. Nearby all major Houston attractions and thoroughfares. Winter street has a rail line running on it which is seldom used.

This is a transitioning area that may appear rough but it's safe and very quiet at night. There is a ring door bell for added security.

Early check-in is subject to availability at the sole discretion of the host.
Early check-in availability is determined on the day of arrival.
The early check-in fee is $25.
Early check-in time is 2pm or earlier.

Late check-out is 12 pm. Late check-out fee is $40.
Late check-out is subject to availability at the sole discretion of the host.

Late check-out is only applicable to reservations that have paid the $40 late check-out fee. Late check-out can only be added to the reservation prior to the check-out date. If you request late check-out on check-out day or overstay past the normal 10:00 am check-out time then the late check-out fee is $80. This $80 will be automatically deducted from your deposit.

Check-in begins at 5:00 pm and check-out ends at 10:00 am.

Street parking is available right in front of the house either on Holly or Edward Street

This unit is located at the back of the property. There are multiple listings on this property.

You may find clean sheets and towels in the washer and dryer located in the laundry area. If you need to use the dryer, please remove and set it on the side. If you need to use the washer, please transfer and run the dryer. Thank you.

There is an additional yet to be determined commercial usage fee for guests who require filming video or audio on the property.

There are always fresh fully laundered towels and sheets placed between every guest visit. Normal wear and tear, these towels and sheets may get stains and tears. This enables us to give our guests the best possible value and at the same time help the environment.

Houston is a hot and humid climate, this climate causes a lot of bugs. We are aware that bugs can get into space. We do regular extermination to try to prevent bug problems but it's not a perfect solution. Please note that you may see bugs in the home. No refunds given if bugs are seen.


No pets or emotional support animals are allowed. An emotional support animal is the same as a pet.

For undisclosed pets brought into the listing, there is an additional $250 fee.

Pets are not allowed on any furniture or beds as well please pick up your pet's waste. If there is excessive pet hair in the space we will not refund the $250 pet cleaning deposit fee.

*Deposit Collection* (Only in the case of Pets and Underage guests)

In the case of any deposit collection, we will need a picture of your government ID and a picture of the credit card used matching your ID. The picture only needs to show the last four digits of your credit card. We will not be able to give access to the space until these steps are completed.

HOUSE MANUAL:
The roku remote controls the TV, the TV is run by wifi please login to your account to access apps on TV.

Please note that we have a courtesy half-hour grace period for check-in and check-out. Check-in begins at 4:30 pm and check-out ends at 10:30 am.

Please let the host know once you have checked in and checked out.

At check out, please shut off lights and set AC temperature to 75 or heat temperature to 68. Our housekeeping crew will handle all cleanup.

There is a fire extinguisher, bug spray, and an extra water jug under the kitchen sink.

There is a first aid kit under the bathroom sink.

There is a motion detector on the interior of the unit, THIS IS NOT A CAMERA, it only functions to detect motion when the alarm is on.
