Please note that this is a studio unit with an attached wall to main home; host resides on-site. This is a small studio set-up.

This unit does not have a full kitchen, but unit includes coffee maker, ninja smoothie blender, small conventional oven, microwave, and small fridge.

- Guests agree to keep the premises in good condition and be financially responsible for any items missing or broken.
- There will be an extra charge cleaning charge if the home is left excessively dirty. (To be determined by cleaning staff)
- Also, extra charges for any stains or damages to property or furniture.
-No outside guest(s) allowed. Only the number of people in your booking are allowed in the home. There is a $35 dollar charge for each outside guest. Should number of guests on property exceed the amount in the reservation, the reservation will be canceled immediately at host's discretion with no refund.
- There is a late checkout charge of $150, unless host gives a late checkout complimentary.
- Please note that if you are under 25, we may decline your booking request and/or cancel your reservation.
If you have no reviews on your Airbnb profile or if your rating is below 5 stars, we may decline your booking request and/or cancel your reservation.
Fees: $200 per day smoking fee. Smoking is allowed outside away from entrance and or home windows. $150 late checkout fee.
If subsequent guests, with reservations booked on Airbnb or other platforms, are unable to use the property or access their reserved room due to any action by you not limited to lost keys, locked doors, accessibility issues, damaged furniture, smoking, lead times for replacement items, damage to the property, or violation of house rules, you are financially responsible for the lost revenue, discounts, or compensation afforded to them by us for the inconvenience.
You agree that you are booking in good will with your host, and you will not attempt to damage your host's business because you're unhappy with the ruling by Airbnb or the host in the event that you experience any dissatisfying in regard to your stay or you lose a resolution.
- By booking this home, you are agreeing to these house rules, and you agree to hold yourself liable for any personal inquiries that may occur during your stay here at this home.
