Lastly, we must stress that we do NOT allow parties or large unauthorized gatherings of any sort at our property. We are adamant about only welcoming families and groups who are looking to relax and enjoy the beautiful stunning backyard and the amenities the home has to offer.

Please note our occupancy is 14 guests but, by the City of Garland code, the property may not be occupied by more than three persons who are unrelated by blood, adoption or marriage, with exception of children related to an occupant.

Please note: this property can only be booked for a minimum of 2 nights and a maximum of 30 nights.



★ SAFETY DEPOSIT OR DAMAGE WAIVER REQUIRED ★

We understand that accidents can happen. To help protect the space and ensure a worry-free stay, all reservations require either a damage waiver or a safety deposit.

You can choose the option that works best for you: a non-refundable damage waiver ranging from $29 up to $69, which covers accidental damage and normal wear and tear (no deductible) or a refundable safety deposit of $450, which will be returned after checkout as long as no damage is found and all house rules are followed.

If you’ve already purchased Damage Protection Insurance through a third-party provider, feel free to share your policy with us—we’re happy to review it and we may consider waving the requirement based on your coverage.

Please note: The damage waiver does not cover damage caused by house rule violations.

To help ensure a safe and seamless experience for all guests, guest verification is required prior to confirming your reservation. This simple step is part of our commitment to providing a secure, smooth, and personalized stay for every guest.

★ SEPARETE DWELLING ★

This Barn House has an attached separate dwelling with extra master suite, bathroom, living room and kitchen. This separate unit will be accessible only for reservations that are 10+ registered guests.



★ NO UNAUTHORIZED PARTIES/LARGE GATHERINGS ★

Small gathering of no more than 30 guests can be accommodated (we can park up to 12 cars). Please share information about the nature of the gathering, number of guests and anything else you feel is relevant for a final approval. Additional fees may apply. Please feel free to reach out if you have any questions. If you’re not sure if your stay falls under these restrictions, please consult before booking.



★ ADDITIONAL NIGHTLY RATE FOR 6+ GUESTS ★

Our nightly rate includes the first six guests. With each additional guest, a $29/night fee will be applied.



★ FIREPLACE NOTE ★

Two of our fireplaces are gas operated. Please only use this fireplace if you are familiar with how to use it properly and be aware that you are doing so at your own risk. Please DO NOT leave it unattended at any time. Another fireplace is wood burning. For safety reasons we do not provide wood and we ask our guests to refrain from using it without previously arranged, written approval. Thank you kindly.



★ ENTERTAINMENT★

All our smart TVs are equipped with streaming apps like Netflix, Amazon, and YouTube. Guests are welcome to login with personal accounts.



★ SHORT TERM RENTAL PERMIT ★

The Short Term Rental Permit Number for this house is 23177 issued by the City of Garland.



★ NO STREET PARKING ★

No street parking allowed due to City Parking Regulations.



★ NOISE LEVEL MONITORING ★

Please note that in order to be a good neighbor and host responsibly, comply with local noise ordinances and occupancy regulations, and prevent unauthorized parties, we have installed a noise alert device in our home. We can assure you that your privacy is our utmost concern; this device is NOT recording NOR storing sound data. The noise alert only functions to measure decibels and send alerts in case reasonable noise levels are exceeded.
