LAUGHTON HOUSE & COTTAGES — ACROSS THE ROAD FROM PEMAQUID BEACH, SLEEPS 19

A four-bedroom main house and four private cottages, on one beachside property in coastal Maine — literally across the road from Pemaquid Beach State Park. Five separate buildings means everyone in your group gets their own front door — built for the kind of week where you`re together for meals and on the beach, but everyone still retreats to their own space at night.

THE SETUP:
• Laughton House (main house) — 9 guests, 4 bedrooms (3 queens, 1 double, 1 twin), 2 full bathrooms. Central AC, central heat, washer/dryer, full kitchen with dishwasher and gas range, dining for 8, living room with Smart TV, front porch, upper balcony with bay views.
• Ocean Breeze (cottage) — 4 guests, 2 bedrooms (1 queen, 2 twins), 1 bathroom, kitchenette, private deck.
• Low Tide, Ebb Tide, High Tide (three cabins) — 2 guests each, king bed, full bathroom, kitchenette, private porch. Tucked behind the main house among the trees.

WHO BOOKS THE WHOLE ESTATE:
• Multi-generational family weeks (grandparents + adult kids + grandkids — everyone has their own bedroom and their own bathroom)
• Wedding parties (the property is within 15 minutes of several wedding venues; we`ve hosted many wedding-week groups)
• Company retreats (reliable WiFi at every building, the dining room seats 8 for working meals, separate cabins double as breakout spaces)
• Friend-group milestone trips (significant birthdays, bachelorette weekends, friends who haven`t all been in one place since college)

WALKABLE FROM THE PROPERTY:
• Pemaquid Beach State Park (across the road, 0.2 mi) — sandy, swimmable, food shacks, outdoor showers
• Mimi`s on the Beach for fish tacos (0.2 mi)
• Fort William Henry colonial fort (0.3 mi)

• Pemaquid Lighthouse, one of America`s most-photographed (3.5 mi)
• Damariscotta — Hannaford grocery, oyster bars, bookstores (15 min)
• Boothbay Harbor — botanical gardens, whale-watching (35 min)

HONEST NOTES:
• The cottage and the three cabins are seasonal and uninsulated — heaters and fans only, no central HVAC. The main house has full AC, heat, and laundry. We`re open roughly April through October.
• The property runs on a shared well. Please conserve water in late summer when drought is common in Maine.
• We are not a pet-friendly property (ADA service animals welcome with advance notice — please reach out before booking). No smoking indoors. No parties or events beyond your registered group.
• You`ll need a car — Pemaquid is rural, no Uber/Lyft.

ALSO ON THE PROPERTY: Level 2 EV charger (modest fee for usage). Shared fire pit between the cabins. Outdoor grill at each building. Smart TVs in Laughton House and Ocean Breeze. Free parking for the whole group. Full kitchen in the main house with everything needed to cook for 19.

A NOTE FROM THE OWNER: I`m Francine — I own the property and respond to inquiries personally. We`ve spent years getting this place dialed in for groups: instant check-in, well-stocked kitchens, real beds rather than air mattresses, and a local property steward (Danielle, who lives ten minutes away in New Harbor) on hand throughout your stay. If you`re planning a wedding week, a family reunion, or any kind of group gathering, I`m happy to talk through logistics before you book.
To ensure a wonderful experience for all guests, please note the following:

GENERAL
- Please treat all buildings with care and respect.
- Maximum occupancy: 9 guests in Laughton House, 4 in Ocean Breeze Guest Cottage, and 2 per cabin (High Tide, Ebb Tide, Low Tide) — 19 total.
- We are not a pet-friendly property due to allergies and insurance limits. ADA service animals are welcome with advance notice — please contact us before booking to coordinate.
- No smoking indoors. You may smoke outside but please be mindful of other guests and do not dispose of cigarettes in trash.
- No parties or events beyond your registered group.
- No commercial photography.
- The wood stove in the Laughton House living room is not available for guest use per our insurance policy.
- Please do not sleep in the living areas of any unit — couches, daybeds, and futons are for lounging only.

QUIET HOURS
- Please keep noise down between 9:00 PM and 8:00 AM out of respect for neighbors.

PARKING
- The property has designated parking spots for each unit. When you book the entire estate, all parking spots are available to your group. Please only park in the designated spots — do not park on the grass, road, or in unmarked areas.
- Laughton House: In front of the `Laughton House` sign (left side of driveway, 2–3 cars stacked) plus one spot by the `#4 Main House` sign.
- Ocean Breeze `Guest Cottage`: Designated spot on right side of driveway.
- Cabins: Designated spots in the cabin parking area to the left of the main house, identified by cabin name.
- Wheelbarrows are provided near the cabin parking area for transporting luggage to the cabins (~75 yard walk).

BBQ & OUTDOOR AREAS
- Do not move the Main House BBQ from its location (must stay 10+ feet from the house). Cabin BBQs are directly outside each cabin. Clean all grills with the wire brush while still hot after each use and turn off the gas at the tank. A $50 cleaning fee applies per grill left dirty at checkout.
- There is a shared fire pit between the cabins — feel free to use it but please keep noise respectful.
- Please enjoy the Laughton House balcony, but for safety no more than 8 people on the upper balcony at a time. Please do not lean on the railing.

HEATING & COOLING
- Laughton House has Nest thermostats (dining room + master bedroom). Please set to Eco/60°F when leaving. AC unit in the living room — set to Eco/75°F when going out.
- Cottages and cabins have portable heaters and fans only (no central heating or AC). Please turn off heaters when leaving the unit.

WATER
- The entire property runs on a shared well that can run low during summer droughts. Please conserve water across all units — showers at Pemaquid Beach are a great way to rinse off and save water here.

PLUMBING
- We have a sensitive septic system. Please only flush toilet paper in all units — no wipes, feminine products, or other items.

TRASH & RECYCLING
- Laughton House: Trash & recycling pickup is on Tuesdays. Please bring bins to the curb Monday night or early Tuesday morning and return them after pickup.
- Cottages & Cabins: Place trash and recycling in the bins by the shed (not the ones behind the main house).

DISHES
- A $50 fee applies per unit if dishes are left dirty at checkout. If using the Laughton House dishwasher, please start it early enough to empty before you leave (a cycle takes about 2.5 hours).

EARLY CHECK-IN
- We can sometimes accommodate early check-ins for a $50 fee per unit. Please reach out on the day of your arrival to check availability.
