This second floor end unit has expansive ocean views! The villa offers amazing sunsets and unparalleled views of both the Atlantic Ocean and Edisto River ( there are curtains and blinds to close if you wish). The boardwalk to the beach is right out your back door. Wave to the shrimp boats as they head out for the day and spot the sailboats as they round the bend. You may even get lucky enough to see a dolphin or two playing in the waves. From the moment you open the front door of this stunner your worries are left behind!

The entire villa has ship-lapped ceilings, wood floors, and ceiling fans. Just off the entry is the master bedroom en-suite. Fall asleep each night in the comfy King bed. For those who need to work while on vacation, a desk sits in front of the window. To make you as relaxed in this space as possible, there is a 52" TV, ceiling fan, and globe lights. Behind the sliding barn door is the private bath with a large walk-in ceramic tiled shower and penny tiled floors. A beautiful quartz topped vanity has plenty of space for your toiletries. The laundry is in the hall closet with a stacked washer and dryer. A second full bath is just down the hall, featuring a tiled walk-in shower and quartz topped vanity.

The main living space of this villa lets the kitchen, great room, and deck flow easily together. The kitchen has stainless steel appliances by Fisher & Paykel. An adorable nook is the perfect beverage center. The kitchen is fully stocked with dishes, utensils, pots and pans , service for eight and even a fully stocked spice rack. Meal prep is a breeze at the quartz topped counters. Gaze out to the rolling waves while standing at the sink. The breakfast bar has four stools for indoor dining. There is also a dining table with 2 chairs. Your great room has plenty of seating and a 65" TV for your streaming favorites! There is a queen sofa sleeper for an extra guest or two. Head out the sliding doors to the balcony. The views will take your breath awa6.! This is the perfect spot for morning coffee, afternoon lunch, and evening cocktails at the dining table for six. A door off the balcony takes you to the boardwalk and out to Pelican Beach.

The deck overlooks the Edisto River with views to the ocean. The beach is close to Camp St. Christopher. With hundreds of acres of natural landscape just beyond your villa, you will feel like you have left the world behind. You have access to the Lake House facility which has an outdoor pool for your use at no additional charge (must arrange a "Lake House Only Amenity card"). You have access to the Equestrian Center as well as the indoor pool and fitness center for an added fee. The Lake House is located 2 miles away, directly across the street from the Racquet Club.

You are very close to the amazing Seabrook Island amenities. A short .5 miles from this villa is the Seabrook Island House where you can enjoy a meal with ocean views in the Palmetto Room or Bohicket Lounge, or check in for your tee time on the two Seabrook golf courses, Crooked Oak and Ocean Winds across from the clubhouse is Beach Club (seasonal) with its two oceanfront swimming pools, beachfront chaises and the Pelican's Nest outdoor restaurant. These facilities are accessible with the purchase of a Club amenity card.

Amenity cards allowing access to these fine facilities are available for purchase. Club Amenity Cards are required to access the Beach Club pools, dining at the Island House, Bohicket Lounge, and Pelican's Nest, golf on Crooked Oaks and Ocean Winds, and to play tennis at the Racquet Club. Of course, your greens fees, dining charges, etc. are your responsibility.

Cancellation Policy:
If you cancel more than 30 days prior to your scheduled arrival date, you receive your funds back, minus $250. If you cancel within 30 days of your arrival date, you lose your funds. If able to re-book it, you will receive what we rent it for, minus the $250. Feel free to ask any other questions you may have.

For monthly winter rentals the policy is as follows: For cancellation made up to 60 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee. For cancellations made less than 60 days prior to the scheduled arrival date, all monies are forfeited. If able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee. The amount refunded is not to exceed the amount paid by the Guest under the terms of the Rental Agreement.
