House Rules & Important Information
We want your stay to be relaxing, comfortable, and worry‑free. Please review the guidelines below, so you know exactly what to expect during your visit.
SELF‑CATERING HOME
This is a self‑catering property.
We provide a complimentary Welcome Kit with basic amenities, but we recommend stopping by a nearby supermarket for additional toiletries, pantry items, and meals.
- No smoking inside the home. A minimum $200 fee will apply for violations.
- No pets allowed. A minimum $200 fee will apply if evidence of pets is found.
Our home follows a professional pest‑control protocol, but because it is a garden‑style single‑family home with exterior doors, please keep all doors and windows closed. Florida’s climate has insects year‑round, and leaving doors open will allow them inside.
HOUSEKEEPING
- The cleaning fee covers a thorough cleaning before your arrival.
- Daily housekeeping is not included.
- Fresh sheets and towels are provided in the home.
- Mid‑stay cleanings are available upon request for an additional fee.
FOOD POLICY
Florida law prohibits leaving open food in the home.
All food items will be removed after checkout.
TRASH DISPOSAL
Trash collection occurs daily between 6 AM and 2 PM.
Guests are responsible for placing trash:
- Inside the provided bins,
- In proper trash bags,
- Without overflowing the bins.
If trash is left loose, overflowing, or excessive, the resort will not collect it. In that case, a private pickup will be arranged, and a $100 + tax fee will be charged to the guest.
PARKING
- Parking for 2 vehicles in the driveway
SOLTERRA CHECK IN RULES:
Solterra has implemented new check-in rules.
All guests have to check in at the clubhouse upon arrival in order to get parking passes for their cars. If arriving at night, guests can collect their passes in the morning.
Leisure Patron Amenity Access Fee
For Short-Term Renters (meaning, any tenant residing in a Residents home pursuant to a valid rental or lease agreement with a rental or lease term of less than one (1) year) who wish to utilize the Amenities only for the duration of their valid rental or lease agreement, the Leisure Patron Amenity Access Fee will be charged at the clubhouse front desk when guests check in.
The primary person will need to provide:
Their reservation information, which shows:
The rental property address.
Check in and check out dates.
Number of guests.
Identification that matches the reservation name.
License plate information for the primary vehicle.
The guest will then pay the Leisure Patron Amenity Access Fee. The fee will be charged via Square with a credit or debit card only. No cash will be accepted. It is a one-time fee per house per reservation. They will be issued a Resort Access Card (2 cards max will be issued per party) to show the front gate of the pool at each entry, and they will also be issued the 4-digit code for the month that will allow access to the gym. Guests will need to have this card in their possession on the pool deck as well, for staff to verify if asked. After-hours check-ins will go to the guard gate. The guard gate will issue car passes, and guests will need to visit the clubhouse once reopened to pay the Leisure Patron Amenity Access Fee to gain access to the pool the next day.

Please note that these fees are managed by the Resort's management and may change at any time.
Towing Is Strictly Enforced
Overnight Street Parking is allowed in designated parking spaces only, marked with 2 white lines. Only registered guests may park overnight; limit of 5 per house.
Vehicles improperly parked in a space marked for another unit are subject to immediate towing by the owner.
There is NO parking allowed on the grass, common areas or any lot. Sidewalks and aprons must not be blocked.
Commercial vehicles, RVs, Trailers, ATVs, Motorcycles, Jet-Skis, and Boats are only allowed to enter temporarily for loading and unloading.
Gate Guards are not able to give away waivers to the parking rules.
There is no parking at the clubhouse after 11:00 PM
Your vehicle may be towed if parked on the street (except in marked spaces), extending over the markings for a parking spot, parked without the proper guest pass, on any lawn or green space, blocking or impeding the sidewalk, or in a manner that may impede the passage of emergency or utility repair vehicles.
VEHICLES PARKED IN VIOLATION OF THE PARKING RULES ARE SUBJECT TO IMMEDIATE TOWING AT THE VEHICLE OWNER'S EXPENSE

POOL HEATING
Pool heating is not included in the rental rate.
Pool heat is optional and not included.
- $40/day + tax (4‑day minimum)
- Must be added before arrival
- After check‑in: $50 activation fee
- Normal heated temperature: 90–94°F
- The spillover spa cannot be heated separately; it uses the same water as the pool.
- Expected water temperature: 90–94°F under normal conditions.
Important: During cold fronts, pool heaters may not reach desired temperatures. This is not considered a mechanical failure, and no refunds can be issued for weather‑related limitations.
BBQ GRILL
BBQ grills of any kind are not permitted at this home.
INTERNET & CABLE
Internet and TV services are provided by third‑party companies.
Outages or service interruptions are outside our control and not refundable.
NO PARTIES
Noise complaints that result in police intervention will incur a $500 fine.
AVOIDING EXTRA CHARGES
Please leave the home in the same general condition as when you arrived.
Additional fees may apply for:
- Plugged toilet: $100
- Smoking inside the home: $500
- Furniture moved and not returned: $100 per item
- Excessive cleaning / double clean: $250
- Frozen A/C due to thermostat below 72°F or doors left open: $250
- Late checkout after 10 AM: additional charge applies
