THE SPACE:
This coach house is uniquely laid out into two connected living areas, making it ideal for larger families or groups who value both togetherness and privacy.
AREA 1
• Two bedrooms with queen beds
• Full kitchen with dining area and essential cookware
• One full washroom
AREA 2
• Two bedrooms with queen beds
• Cozy living room with TV and sofa bed
• One full washroom
The two areas are connected through the laundry room, while still maintaining separate entrances for added convenience and flexibility.

We’ve stocked the home with everything you need for a comfortable, worry-free stay, including:
• Complimentary starter supplies: toilet paper, tissues, paper towels, hand soap, and detergents
• Coffee maker with coffee, sugar, salt & pepper
• Fully equipped kitchen with dishes, glasses, mugs, pots & pans, utensils, and mixing bowls
Outdoor Fun
The outdoor space is a guest favourite and includes:
• Outdoor movie theatre for memorable evenings
• Fire pit for cozy nights
• Basketball game for kids
• Patio with outdoor seating and lounge area
Perfect for unwinding after a day of exploring or enjoying quality time together.
GUEST ACCESS:
Guests have full private access to the entire Side Coach House, including:
• All 4 bedrooms and 2 washrooms
• Kitchen, living room, and laundry
• Backyard amenities listed above
• Two private entrances — one for each area
Parking:
• 3 dedicated parking spots (fits 3 small cars or 2 pickup trucks)
• The driveway is the only shared area with guests staying in the Main House
OTHER THINGS TO NOTE:
★ Security Deposit & House Rules
A $1,000 security deposit is required for all bookings and is charged as a hold after booking confirmation. The hold is automatically released 15 days after checkout, provided house rules are followed.
★ Guest ID Requirement:
A valid government-issued photo ID is required for the primary guest responsible for the reservation. Failure to provide ID may result in cancellation.
★ Separate Homes on Property:
There are two separate homes on the property — the Main House and the Side Coach House. You have booked the Side Coach House. The Main House is rented separately and may be occupied by other guests. The driveway is the only shared area between both homes. Please refer to the drone photo in the listing photos for clarity.
★ Parking Information:
Your group has 3 dedicated parking spots. The Main House has its own reserved parking. A detailed parking guide will be sent before arrival.
★ Street Noise Disclosure:
The home is located on a busier street and may experience increased traffic noise during peak hours (4:30–5:30 PM & 8:30–9:30 AM). Inside the home, noise is minimal, and earplugs are provided for added comfort.
House Rules
1. Parties, Smoking & Events:
No parties, events, or smoking anywhere on the property. This includes cigarettes, vaping, e-cigarettes, and cannabis (including edible odors inside the home).
Weddings, celebrations, or gatherings are not permitted.
Unauthorized events will result in immediate eviction, forfeiture of the security deposit, and a $500 per-night violation fee.
2. Guest Policy:
All guests and visitors must be included in your reservation. All visitors are considered guests, and pricing is based on the number of registered occupants.
Unauthorized guests, even for one night, may result in a $100 per guest, per night charge for the entire stay.
3. Noise Restrictions:
Quiet hours are from 10:00 PM to 8:00 AM. Please avoid loud music or disruptive noise at all times to respect neighbours and other guests.
4. Check-In & Checkout:
Early check-in and late checkout are subject to availability and must be approved in writing.
• Early check-in: $50 per hour, maximum 2 hours early
• Standard checkout: 11:00 AM
If checkout has not occurred by 11:30 AM without approval, a $500 fee or one full nightly rate (whichever is greater) may be charged, as this can impact same-day bookings.
5. Waste Disposal:
Proper garbage sorting and disposal is required during your stay.
Guests must ensure garbage, recycling, and compost are sorted correctly. A Garbage & Recycling Guide will be provided in the digital guide on the day of check-in.
Improper disposal may result in a $200 additional cleaning or compliance fee, deducted from the security deposit, as the city may fine or refuse collection.
6. Supplies:
Basic starter supplies (toilet paper, paper towels, soap, spices) are provided. Additional supplies are the guest’s responsibility.
7. Additional Charges:
If rule violations, extra guest fees, pet fees, or additional charges exceed the security deposit, the remaining balance may be charged to the card on file.
8. Hot Tub Rules:
Guests must follow all hot tub usage rules provided in the digital guide.
If the hot tub is left excessively dirty, contaminated, or requires special servicing due to misuse, a $200 additional cleaning fee may be charged.
Pet Rules:
1. Furniture Restrictions:
Pets are not allowed on beds or sofa beds. A $200 additional cleaning fee may apply if excessive pet hair is found on bedding or furniture.
2. Outdoor Supervision:
Pets must not be left unattended in the backyard. Please clean up after your pet. A $100 cleaning fee applies if pet waste is found.
3. Indoor Supervision:
Pets must not be left unattended inside the home. If stepping out, please bring a crate and ensure your pet is crated.
4. Noise Control:
Pet noise must be kept to a minimum, especially during quiet hours. Excessive barking or disturbances may result in cancellation without refund.
5. Approved Pets Only:
Only pets approved and added to your booking are permitted. Unauthorized pets will incur a $200 per pet, per night fee for the entire stay.
