WHAT TO EXPECT

Arrival and Departure
-Check-in is at 4 PM and Check-out is at 11 AM.
-Early check-ins and Late check-outs are subject to availability.
-A Digital Guidebook is provided before arrival.
-Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
-All interactions are virtual, but our office team and ground crew are available for assistance.

Occupancy and Pets
-The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
-Dogs are allowed (maximum of 5 dogs); any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet.
-Respectful Noise Levels: Let's keep the peace! While the house is quite secluded, noise carries. Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

Amenities
-Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.
-The home is equipped with Roku TVs, giving access to almost endless options of streaming apps. Guests can use their account, or watch Hulu +Live using the owners' account.
-There is no AC; fans are provided.
-There is an electric fireplace in the main living room for ambiance.
-This unit has a propane grill and propane is provided.
-This unit has a fire pit. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery!
-No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

Driving Access, Parking and Entryway
-All Wheel Drive or 4-wheel-drive vehicles may be required to access this home in certain weather conditions. The driveway is somewhat steep and may be challenging in the winter without 4WD! Last section of main road getting to the house is a dirt road. Not recommended for motorcycles.
-Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
-Parking of 3 CARS limitation.
-Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.
-Access from parking to the front door requires climbing 5 stairs.
-The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.

Trash and Recycling
Bagged trash and recycling will be disposed of upon your departure.

Disclosures
-All Wheel Drive or 4-wheel-drive vehicles may be required to access this home in certain weather conditions.
-A signed rental agreement is required for all reservations.
-Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.
-Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.

Our House Rules are designed to promote responsible behavior and respect for others. While we want to keep rules minimal, setting clear expectations is essential. We kindly ask that all guests adhere to all rules to ensure a positive experience for everyone.

The cabin was very nice and clean. Located on a relatively secluded hill top with plenty of usable space around the cabin. We saw a couple deer and had daily visits from a few wild turkeys. Daughter enjoyed the pool/air hockey/foosball table.

Private secluded area ,log cabin was set up great with plenty of room. Would of been 5 stars if had ac and had more ceiling fans in rooms .Definitely need 4 wheel drive or all wheel dr to get up driveway but we did so was no problem. It was close to all attractions yet far enough away and very quiet place to relax.

Lovely house in a beautiful location. Very comfortable for a larger group and with a warm, welcoming atmosphere. Communication with the rental company was easy, and they were extremely helpful with any questions we had. They even allowed us to have some parcels delivered to their office before our arrival. Overall, very satisfied!

Pros: great location; driveway got plowed right after a snow storm, which was key because it’s a pretty steep incline up to the cabin; and the kitchen is pretty well appointed. Cons: kitchen water pressure is very, very low. Almost unusable. Several linens and table cloths were either dirty or stained in a way that made us doubt their cleanliness; And finally: check-in procedures and interaction with the property management firm, particularly communications, were poor. The firm did not communicate that the one hour early check-in request was approved until 20 minutes after the requested time for entry. In addition, the firm charges a 25 fee for every hour requested, and applied the charge in this case despite their failure to communicate approval. Lastly, I received conflicting communications from no less than three different company representatives. All this to suggest: this property is one of many under their management; the management firm appears to be relatively large with multiple employees who evidently don’t have a solid coordination system in place leading to poor communications with the client, producing an image that is very, very impersonal and profit-seeking. I have avoided renting from property management companies in the past for largely these reasons, and this experience did nothing to dissuade me of that practice in the future. Unless I’m desperate and options are extremely limited, I will never rent from a management firm again.

Wonderful getaway

We came for a quiet Thanksgiving weekend away from the city and that’s exactly what we got. The house is just as described and had everything we wanted. It’s close to Littleton, so groceries, restaurants, bookstore were all easy to get to. We came in during a snowstorm, and getting up the road was do-able, but our vehicle wouldn’t make it up the driveway, so we parked at the bottom and walked up. If not suggested anywhere else, we recommend all-wheel/4wheel drive if there’s any snow. But that didn’t stop us and the house is set up with sand and salt for clearing off the front steps, so that’s nice. This house has a lot of space - we never even used the lowest floor - and was very comfortable. We would love to come back in any season, but winter was beautiful.

Great Log Cabin, Great Location, Terrible Wi-Fi

This is a great place to stay, especially if you have a big group. The log cabin is solidly built and new, and located in a solitude area = very peaceful and quiet. The living room/dining area is a bit tight, but completely manageable and comfy with a group of 4. It has a large sofa and rec room in the walkout basement, which is a great area for kids. Our biggest issue is the unreliable Wi-Fi. Good luck if you want to stream anything, or need to do any 'work from home' tasks. It simply doesn't work, and very frustrating. In this modern world, and at the nightly price point this place costs, it should work.

We have rented many VRBO rentals for our annual motorcycle trips. After a few really rough driveways, I have begun to make the condition of the driveway our number one priority. With this rental, I sent multiple messages asking about the condition of the driveway. They sent me a photo. At the time I didn’t know that it was only the top 1/4 of the driveway. It looked doable so we rented it. When we got there, the road leading to the driveway was a pothole, rock ridden road. The bottom 3/4 of the driveway was very steep, deep ruts where car tires wore the driveway down, big rocks, gravel and winding. No condition for a car, let alone a motorcycle. A 4 wheel drive suv would have a hard time. The women would walk up and down the driveway, while the guys tried to get up and down safely riding the bikes. Numerous times, they almost laid down the Harleys. Very dangerous and nothing we would’ve rented. Very stressful, every time we had to leave and return to the cabin. The cabin itself I would give a 5/5 but the driveway ruined the 5 star rating. Driveway 0/5. When I texted the rental company about my concerns after we arrived, all they could say was thanks for letting us know. I will never rent from Bretton Woods Vacation again. I believe we were intentionally deceived about the driveway.

Thank you for the detailed feedback. I’m very sorry the driveway condition created a safety risk and ruined your stay. Our listing does note an unpaved/steep driveway and the fact that All Wheel Drive is recommended, and we apologize that our response after arrival wasn't more helpful. Unfortunately, there is not much we can do to change the road conditions, so our staff was a bit lost on how to address. You are correct that it is not just the driveway, the main road in this area of town is a dirt road. It should be pointed out that our staff drives on that road on a regular basis with regular vehicles and we have never had any incidents, but none of us drives a motorcycle. We passed this on to our operations team and have added clearer vehicle/motorcycle advisories, and stronger wording in the listing so future guests aren’t surprised. I’m glad the cabin itself met your expectations, and we appreciate you bringing this to our attention.
