New luxury cabin w/ private pool, hot tub & view!

Welcome to Treetip Splash Mountain, a brand new single story luxurious cabin built in October 2022. Featuring a private pool and hot tub, this professionally designed cabin is equipped with sleek and modern industrial furnishings with plenty of space to comfortably accommodate a group of 8. Centrally located to The Island in Pigeon Forge (2 miles), Dollywood (3 miles), Gatlinburg & the Great Smoky Mountain National Park (9 miles) you'll be close to all the action the Smokies has to offer!

As you enter the cabin you’ll be greeted with a large open living space that features vaulted ceilings and a wall of windows which frame a view of downtown Pigeon Forge and give you access to the massive 500 square foot private deck. The main room starts with the fully stocked kitchen, passes through the dining room and ends with the spacious living room. The kitchen is fully equipped and ready to cook any meal from making a sandwich for one to preparing a holiday feast for the entire family. The dining room is equipped with a 10-person custom made table, chairs and bench to allow for ample space for everyone to sit together and enjoy a nice meal and conversation amongst each other. The living room is the perfect place to stop and wind down with a cozy fireplace, 65” Roku Smart TV equipped with a Sonos soundbar so movies and/or music can be enjoyed to the utmost level possible. This area can comfortably sit all guests at once so family time can be had with ease. Throughout the entire home guest can enjoy high speed internet.

Bedrooms:
Two of the three totally private bedrooms are outfitted with a king size bed, full dresser, night stands, full length mirrors and a 55” Roku Smart TV. The third room is set up with the kids in mind, but still a perfect place for an individual or couple to enjoy. This room has a queen over queen bunk bed, nightstands, full dresser, 55” Roku Smart TV and an Infinity gaming table that features all the classic board games digitally. No more worrying about missing pieces or cleaning up after gametime is over. There are also physical board games and playing cards located in the dresser of this room for entertainment as well. Each bedroom has a ensuite bathroom so all guests will have their own private bathroom so everyone can get ready at the same time. All of our beds have Helix Midnight Luxe mattresses and are fitted with high end Standard Textile linens. We offer pillow types for every style sleeper as we provide both soft feather pillows and firmer memory foam pillows on all of our beds with extra blankets in the dressers if needed. We also provide hangers, luggage racks and portable fans that are located in each bedroom closet. We ask that you please refrain from putting your luggage on the beds and to please use the provided luggage racks for this.

Bathrooms:
This cabin has three and a half baths. As mentions above, each room has it's own private bathroom. One king room bathroom has a walk in shower with glass doors while the other two bathrooms have a bathtub and shower curtain. We provide travel size shampoo, conditioner, body wash, bar soap, lotion and a couple toilet paper rolls in each bathroom as a starter kit for our guests. An additional half bath is located in the main living area as well and would function well as another space for our guests to get ready.

Pool Room:
The private heated saltwater indoor pool - maintained at 85-87 degrees for comfort - is the perfect space to come together after a long day exploring the Great Smoky Mountains National Park and everything else the local area has to offer. Soak your feet and relax or get in and splash around with the family, this pool room has everything you need to enjoy a swim. There is a locked door with an alarm to this room to help protect children and due to it being a climate controlled area. So please keep door closed at all times, whether the pool is being used or not.

The pool is restricted and maintained to 85-87 temperature range for our guests comfort. It can not be set to a higher temp, if warmer water is desired, please enjoy the hot tub instead. Please read all pool rules prior to use. Strict following is important to ensure pool functions at a sufficient and desired level. Pool is not deep enough for diving. Please make sure all guest are aware that diving is not allowed. No children under the age of 18 are permitted to use it without direct adult supervision. We recommend that all groups have one dedicated swim supervisor that is responsible for monitoring all pool activities.

DIVING INTO THE POOL IS NOT ALLOWED FOR SAFETY REASONS. Please advise all guests.

Private Deck:
Out back you’ll find a private deck with views of the parkway that has enough room for the entire family to lounge out and enjoy some sunshine or star gazing. This area is set up with a seven person hot tub, seating for all eight family members and a propane grill. We try to ensure the tanks are regularly filled but please be curious and not leave the tanks empty. Stairs off the deck will lead you to our back yard or back up to the driveway. As this is new construction, the grass in the backyard has not grown in yet. As it does grow in, we plan to add a firepit, charcoal grill, cornhole and other yard games back here. We will update the listing as soon as those items are available but if you have any feedback on what other items you would enjoy back there please let us know as we are always looking to improve the experience for our guests!

Hot Tub:
The hot tub is for guests 18 years old and over. No children under the age of 18 are permitted to use the hot tub without direct adult supervision. Alcohol, or any other drinks, are not allowed near or in the hot tub. You are not allowed to use the hot if you have recently consumed alcohol or if you are pregnant. Please do not sit on hot tub cover and ensure that the cover straps are secured after each usage. If straps are not secured, wind can actually lift up the cover and cause damage to the cover and/or lifting mechanism. Use hot tub at you own risk!

This is a non-smoking cabin. Smoking is not allowed anywhere within the house, but guest are welcome to smoke outdoors, just please clean up after use. If guest smoke inside the cabin, an additional $300 dollar cleaning fee will be charged plus any damage cost that may have incurred. This rule applies to all forms of smoking; vaping, cigarettes, cigars, recreational.

Pets are NOT allowed at all in this cabin. Unauthorized pets will force an additional $300 cleaning fee and guests will be asked to leave immediately.

We do not allow trailers and/or campers of any type at the property. Please refrain from bringing one.

Access to the cabin is 100% contact free as we only use smart locks. Please ensure to get your code prior to arrival via platform messaging as cell phone service in the area can be spotty.

You are visiting the Smoky Mountains which is one of the richest areas in the country for wildlife, specifically the black bears. So please be prepared to see them unexpectedly and do not feed or try to get close to them. Let them be and just enjoy watching them. They’ve become very domesticated to human activity and come across as harmless, but please remember they’re not friendly.

Do not sit or hang on the handrails at any point.

Do not rearrange furniture. This not only increases the level of work for our cleaners, but if not fixed can make the cabin not match our photos for our next guest.

Owner/host is not responsible for any accidents or injuries. Guest booking are responsible for everyone staying at the cabin during their reservation.

The roads to the cabin are paved and only moderately hilly. Our driveway can accommodate up to four cars.
