We like to give our guests space, so will only check in once or twice. However, we are always responsive and around the corner should a need arise. We do require guests to sign our rental agreement. This home sits on a VERY quiet street in a neighborhood with only 6 other homes occupied by friendly long term homeowners. There is practically NO traffic (foot or vehicular), so please respect the serenity and minimize outside disturbances. I spend a lot of time at the property, always enjoy it and always feel safe. With that said this home is in a culturally rich neighborhood near the university. Like most neighborhoods near the university, the area reflects the diversity of Tallahassee. Guests who appreciate authentic community settings will find it a comfortable place to stay.
There is a Wi-Fi smart lock on the front door, which will open at the time of your reservation with a code. The code will be included with check-in instructions to your email and SMS prior to arrival.
This property was built in 1949 and reflects the building standards of the time like Brick interior walls and a traditional floorplan common to the era. The property has been restored and beautifully updated to create a quiet, cozy retreat just minutes away from restaurants, entertainment and the bustle of college town. The block it sits on is off the main street and shares this quiet block with only 6 other homes.

Local residents (Leon, Wakulla, Jefferson, Gadsden counties), must disclose so before booking and send a request. Please do not disturb or traverse on the steps or balcony of the vacant property. The balcony and steps are unsafe.
We may be able to offer earlier check in for $25, however, a request must be authorized first. We may also be able to accommodate a late check out for $25, however, a request must be authorized first. Unauthorized late check out fee is $50/ half hour. We are dog friendly for well behaved house trained dogs. Limit of 3 dogs, We charge a fee of $65 per dog per reservation/stay. The backyard, while fenced, is NOT a well maintained grassy yard. It has sticks and debris, as it is covered by large trees. If a nice backyard for your pets is a priority, this is NOT the property for that. We do have others that better serve that need. Our cleaners obtain digital proof after cleaning and prior to each guests' arrival assuring that everything is clean and in place for a wonderful stay. Any failed payments within 30 days of check-in may result in cancellation of reservation. We are FIRM with the cancellation policy. PLEASE obtain travel insurance and we will be happy to assist you with a claim. We cannot refund for cancellations that are outside of the refund period. We employ Wynd sentry detectors which will alert us if any kind of smoking is detected. Guest understands that reservation will be immediately terminated without refund if we are alerted by the detectors. There is an additional $500 fee for smoke remediation if smoking occurs or manages to permeate the inside the property. Inconsiderate guests that ruin the space for others with their smoking have necessitated we take these measures. We recommend that careless smokers find a more accommodating space to book.
