Note- Before booking, please note that the keys are located in a lockbox inside of a convenience store beside the building Please make sure that you are aware that you will need to pick up the key before heading to my place.

IMPORTANT NOTE FOR 1 WEEK STAY OR LONGER:
Toilet paper, garbage bags and basic toiletries will be provided for the guests at the beginning of the stay. It will then be the guest's responsibility to provide for these for the remainder of their stay.

The Garden District is a busy downtown area named for Allan Gardens, a park with a glass-domed plant conservatory. The district is home to Yonge-Dundas Square, surrounded by shopping complexes, restaurants, and flashy billboards, and a magnet for street performers and tourists. Performing arts venues include the restored 1920 Ed Mirvish Theatre, and the Ryerson University campus features a large photography gallery.

Within walking distance of many major attractions and public transportation (TTC), located steps from the building runs in all directions. Streetcars/buses run frequently and City Bixi bike rentals are available.

Unfortunately, we can’t offer bag drop off. For those arriving early or having a late flight, you can use bagbnb site to find options to drop off your bag for a fee.

➤ The property does have both heating and A/C but we don't guarantee that you can reach a comfortable setting if you're preferred temperature is outside of the range of about 17 - 25 degrees Celsius. Additionally, given the nature of short term rentals, with people being in and out constantly, we can't guarantee 100% uptime as unfortunately some guests will occasionally push the systems beyond their capacity requiring repairs.

VERY IMPORTANT NOTE: Please DO NOT throw food / takeout down the sink!!!

1. For condo stays there is no front desk and guests do not have access to building concierge unless explicitly specified. Please contact us via Airbnb messenger for any questions.

2. Smoking of any kind is strictly prohibited in the property, including the balcony if there is one. ($400 fine for smoke odour removal)

3. Please be cautious of noise, especially after 9pm. Noise complaints are not tolerated and may result in full deposit charges. You may be asked to leave with no refund.

4. No additional guests are allowed in the home past the indicated number on your booking confirmation. This rule is to prevent large gatherings & parties and be fair to guests who do pay the extra fees. Third party bookings are not allowed.

5. The property must be maintained in good condition with no excessive mess. Extra cleaning costs may apply if necessary so we can effectively prepare for next guests.

6. Please note check-out time is by 11am and keys must be placed as instructed. We can often accommodate late check-outs if we know in advance, but last minute changes may result in $50 charge per each additional half hour stayed.

7. All bookings require the ID of all individuals staying and the disclosure of the full names of all guests.This is non-negotiable as it is required for registering guests at the building.

8. If the requested registration information is not recieved by at least 48 hours prior to check in and for last minute bookings hassle free check in cannot be guaranteed and no refunds will be given for check in issues.

9. Lost keys/fob is a $300 fee to reimburse time, parts, labour, and administration involved.
