I’m very sorry for not realizing that you would have someone sleeping on the futon couch. We have a topper that makes it quite comfortable, which I would have directed you to had I only known (this is the type of thing we hope comes up when we check in the first morning, though we received no reply from you). I don’t live onsite and didn’t get a chance to meet you and I don’t expect the neighbors to help with luggage. I would have been happy to help, but o wasn’t there. But I agree that If that’s a service that’s important to you, then a hotel would be a better fit. As for the check-out message, I’ve not had anyone else complain at the suggestion that “it’s helpful if you…” or that we don’t charge for dirty dishes unless excessive. We have had plenty of people assume that checkout is at 11, so we’ve found it helpful to have a reminder that it’s 10am (and we’ve certainly made exceptions when guests ask). I sincerely wish you a better experience at your next stay.
