- Check-in with our hosts is anytime from 16:00 PM to 21:00 PM. For check-ins from 9 pm onwards: We
will send you detailed self check-in instructions.
- Check-out is by 11 AM.
- Late Check out fee from 11 am until 1p.m: $40 extra.
- Late Check out fee after 1p.m: As an offsetting measure, the day’s base rate will be charged without discounts.
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any
recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. -
- No loud music is allowed after 10 pm.
- No more guests than those listed in your reservation are allowed.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary
extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during your stay.
- Please avoid moving furniture.
- Pets are not allowed.
- If you need a cleaning service during your stay, it has an extra cost – Please let us know in advance. This
service does not include changing the bed linens or towels. If you would like to add this service,
additional fees will apply.
- Pool and common area regulations and opening hours have to be respected. The use of musical devices
in common areas is prohibited. No glasses, bottles are allowed in the pool.
- We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to
acknowledge and sign upon arrival.
- Guests will be requested to sign a Rental Agreement upon booking confirmation.
Noise: Tulum is a high-growth area with a great deal of real estate development and you may hear construction noise during daytime hours, Monday through Saturday.
Electricity is included in short-term stays (<30 nights) but not included for long-term rentals of 30 nights or more. In this case, you pay for what you consume based on a $6 MXN (pesos) fee per KW.
Sustainability: Please help us save energy by using the AC wisely and keeping the temperature at 25°C and turning off the AC and lights when you leave the property.
