The villa belongs to a group of 3 brother villas. It is a very quite and private one, with its own pathway entrance and parking. All top 3 balconies are quiet and private with sea view.There are 2 floors with 3 big balconies that you have the amble view of the local beach, the vast sea all around you, and as far as the next island Naxos. There are 2 bedrooms, 1 kitchen,2 bathrooms, living room, build in bar with the stools. The architecture is the traditional Cyclades island style with curved corners and build in sofas and beds, wooden ceilings, combined with the high standard materials and the personal view of traditional Greek island. style. There are special dimming lights all around the house.The main bedroom, with en-suite bathroom, is located on the first floor, while the other guest bedrooms, with en-suite bathroom ( the top floor bathroom is a half-bathroom with shower) is on the upper floor. Each has a private roof terrace with stunning sea view.


The villa is located overlooking the VIP famous Kalo Livadi beach in Mykonos, one of the biggest finest white sandy beaches of the island,with crystal clear waters, that is 5 min walking distance from the house. Its build on the rocky side of the Kalo Livadi beach, overlooking the water, with an absolutely stunning view over miles of coastline to Naxos, Paros and Dragonissi islands.


There are day beach bars and restaurants along the beach. You can rent umbrellas and beds. There are also various water sports available with special prices for the tenants The main town (Mykonos town) is 10 min drive (10km). The nearby town of Ano Mera is 5 min drive (2 km), where you can find super markets, groceries, bank ATM's , restaurants.All the other famous beaches of the island are 10-15 min drive distance. The airport is 8 km away or 10 min drive.

Services offered upon request, for an additional fee, include,car rental and chauffeur arrangements, sight seeing guide and night life guide,extra housekeeping services, security services. The tour of the island and its beaches, and the visit of nearby islands and historical sites by private speed boat.

Amazing house but very basic furnishing

Had a great stay, check in went well, house was clean and as described. I would however agree with previous comments that state that the supplies are very limited compared to other Rentals. It’s very basic... bring or buy everything you need. You are away from town but the views are spectacular.

Excellent Views

Property was very good and the owner Yianis was exceptionally helpful. The only issues we had were out of his control, very difficult road up to the property and daytime noise from adjacent building of hotel. Car is essential from first day which Yianis was happy to arrange.

Great views but...

The road leading to the property is an incline 45 degrees into a rocky road enough for single car. The last 100 meters or so where you drive on the cliff edge that has no rails and looking into a 60 meters fall next to you. If you encountered another car coming in the opposite direction, one of you must back off till reaching a point where the other one can press by. In my opinion..dangerous although I am very fluent in stick shift handling. The tap water is not potable according to the owner, however he failed to provide one single bottle of water as a courtesy. Other owners usually leaves a bottle of wine or so, here is nothing. One old towel per person not enough for daily showers and beach going. Hot water only in shower and kitchen sink not at the washroom sink, I used to shave in the kitchen. 3-4 stray cats always around and expecting to be fed. I'm not into feline. Pantry has salt and pepper. Period. No sugar or oil or butter, or coffee or tea, no tissue box, no paper towels. Very unusual from any other property we encountered anywhere during our travel for more than 12 years with VRBO in Europe or North America. Location is about 20 minutes drive to the middle of the action in Mykonos where we needed to go every night. The property is very close to Kalo Livadi beach which we never used. Our best beach we encountered was Agios Stefanos, sandy, inexpensive e15 for 2 lounges and umbrella, nice vibe and views. Elia beach is expensive, e40 per umbrella and two lounges, but rough sand and rocky entrance. The owner has failed to mention that the best supermarket is called SPAR Flora, we had to find that out after a disappointing experience elsewhere. The owner didnt put a manual where usually they give you thier experience in a nutshell, closeby supermarket, restaurant, Internet WIFI name and a password, etc. Cable TV has a weak signal, sound quality is not great, channel choice is not great, no movie channels, have your own Apple TV with HDMI cable and of course European power adapters. Mykonos is very touristy and expensive. When a restaurant welcomes you with a bread basket, it's not complimentary, e1-2 per person. Most menu are the same, Moussaka, souvlaki, Gyros, fish, calamari, etc. Views from the property is amazing, absolutely quite, construction site nearby generates incredible noise. Even a guy trimming the lawn nearby generates too much noise, basically you hear anything due to the absolute quietness.

Amazing views, close to the beach

The property is amazing. The views are breathtaking. Iannis is an incredible host. He made our life so much easy en every sense. Having breakfast “al fresco” with the ocean view became our family’s favorite activity.

Beautiful View! Quick walk to the beach!

We thoroughly enjoyed our stay. Being a bit off the beaten path was just perfect. Tough to find a better view! The 10 min walk to the beach was also very nice especially for our kids. Yianis was the perfect host and tended to our every need. We would gladly return!

Schöne Unterkunft nah vom schönen Kalo Livadi Beach

Pro: Das Appartment war sehr schön eingerichtet mit schönem Ausblick in Strandnähe. Die Betten waren gut. Minus: Das Studio untendrin war eher ungemütlich/düster, die Einrichtung sehr spartanisch und das Bett sehr umbequem/durchlegen. Im ganzen Haus liess die Sauberkeit zu wünschen übrig. Jedoch sehr netter Besitzer und totzdem gutes Preis-/Leistungsverhältnis. Man muss sich bewusst sein, dass man ein bischen abgelegen ist. Ein Mietauto oder anderes Fortbewegungsmittel (z.b. Quard) ist unerlässlich. Die beiden Restaurants in der Bucht sind sehr teuer, einen Shop gibt es nicht, besser ins Landesinnere fahren und in Ano Mera essen.

Spectacular, just like on the photos

Spectacularly situated two-bedroom apartment on two floors, overlooking the bay. Light-flooded, tastefully furnished, uncongested rooms. Two terraces with amazing views. Yianis is a courteous and discreet host. Whenever there was anything we needed he supported us straight away. Clear recommendation!

studio klein maar omgeving maakt veel goed

Omdat we maar met 2 personen waren hebben we de studio geboekt maar deze was wel erg klein en sober ingericht. Geen goede prijs/kwaliteit verhouding. Vooral verschoning beddegoed en handdoeken was onder de maat. Omgeving prachtig, fijn strand en een rustig stuk van het eiland. Heerlijke vakantie gehad.

Ci siamo fatti abbagliare dalle tre camere con tre bagni ma purtroppo non è così.innanzi tutto gli appartamenti sono due uno al piano terra con una camera è un bagno, l'altro al primo piano quindi non si sta tutti insieme,in quello al primo piano c'è una camera grande con bagno grande poi con una scala abbastanza scomoda si raggiunge un'ultima camera piccolissima con un bagnetto piccolissimo dove si può usare solo il wc.la cucina è piuttosto "usata" è dietro al frigo c'è una specie di discarica con attrezzi ,latte di vernice ecc.. L'unica cosa positiva è la terrazza con un magnifico panorama. Ah ! Dimenticavo per raggiungerla bisogna essere dei guidatori provetti....

Superbe! Calme et sérénité dans ce lieu magique.

Les photos magnifiques ne sont pas à la hauteur du charme de cet endroit. La blancheur des maisons, le bleu de la mer, le calme, la gentillesse et la disponibilité de Yianis vous permettront de passer un moment inoubliable. Parfait pour les familles avec enfants de tous âges en quête de tranquillité ou pour ceux qui aiment la fête, Mykonos et particulièrement Kalo Livadi offrent tout ce dont vous rêvez. I have traveled all over the world and this was my most spectacular vacation ever. The immaculate house is even more beautiful than in the pictures with all the amenities for a perfect vacation stay. The views from the deck are stunning and we couldn't wait to wake up in the morning.to see the sun rise. Kalo Livadi beach is the most beautiful beaches on the island. It is a long sandy beach with beautiful blue sea. The beach is quiet and very peaceful. There are three wonderful resturants on the beach our favoriate was Solymar. The food and the service is excellent. In fact we liked it so much we ate there every day. There is also a resturant in the Hotel Pietra & Mare which is a short distance from the house. Yianis is a delightful host who couldnt be accomodating and helpful. The reservation process was effortless. If you are lucky enough to rent Yianis's house you will have a vacation that will stay in your memory forever. You will come back home feeling very relaxed and rejuevinated. The combination of the perfect home sea air, sunshine, exdcellent food and wonderful people all make it complete. Bravo Yianis 5 stars. We can't wait to come back next year

Paradiesisch!

Wir verbrachten eine traumhafte Woche in diesem wunderbaren Haus, Platz genug für 6 Leute, zwei Terrassen mit Meerblick, der "Haus-Strand" Kalo Livadi, ein paar Minuten den Berg runter, um diese Jahreszeit noch ruhig und fast menschenleer, mit dem Auto in 15 Minuten nach Mykonos Stadt, und auch nie mehr als ca. 15 Minuten zu anderen Stränden - besser kann man es nicht treffen! Fernab vom Trubel, mit allem Komfort, und Yannis ist ein sehr freundlicher, hilfsbereiter und netter Vermieter! Wir haben es sehr genossen!

Ferien im Paradies....

Genau so haben wir uns unsere Ferien in Mykonos vorgestellt. Es war traumhaft schön...Das Haus ist perfekt gelegen. Eine wunderschöne Aussicht inkl. Das Haus entspricht genau den Bildern aus der Anzeige. Das Internet funktionierte einwandfrei. Das Haus ist nicht direkt in der Stadt gelegen..ca. 15 min. mit dem Auto...Ideal für diejenige, welche nicht im Stadttrouble sein wollen, aber trotzdem auf einen Sprung dahin gehen wollen. In der Umgebung des Hauses gibt es zahlreiche Strände. Eines davon direkt vor dem Haus. Automiete gibt's gleich in der Nähe. Yannis ist ein wunderbarer Vermieter. Sehr aufmerksam und sorgte stets für unser Wohl. Ich freue mich schon dieses Jahr wieder zu kommen!

Falling in love with the island...

Kalo Livadi is for me the perfect location to be in Mykonos. It's not in the city center (10-15 mns drive), but it's close to many beautiful beaches (one only a minute by car). A car is definitely necesseary to have a convenient stay there cause to have such an amazing view the house is up a little hill. The house looks exactely like on the pictures, everything we needed was there and the Internet worked perfectly. The owner of the house is a very lovely and attentive person, he is doing everything to make your stay the best. He's flexible and willing to help you in any question you have about Mikonos or the house. I will definitely go back to Mikonos, back to Kalo Livadi and Yiannis' house. Thank you very much Yiannis!

A modest country house with gorgeous view

This "luxury villa" is a nice small house with 2 bedrooms and 2 baths, clean and comfortable, very quiet (no immediate neighbours), beautifully located on a hill over one of the most impressive Mykonos beaches (Kalo Livadi bay) - some 7-8 km from Mykonos town. The climb to the house is very steep, and an average car will not make it (unless driven by an expert driver). A car is definitely needed unless one confines oneself to Kalo Livadi only. The house has 2 terraces with view to the bay. The problem is that the equipment is quite insufficient - both in the kitchen and in the upper terrace, which is vast, but completely empty. I pointed out this want to the owner, who was very linient and willing to help, and promised to correct these problems. Also, please be advised that the upper floor bedroom has a very small bath (including toilet) and therefore showering is quite an endeavour. In summary: Modest but nice and welcoming house, with a stunning view at a very reasonable price, helpful owner. Note: There is some mixup regarding the lowest floor, which contains a studio with a separate entrance. The reference number 324678 is supposed to include the studio in the rental price. The upper 2 floors without the studio are under a different reference reference number: 7115756h. I booked under ref. 324678, but got the upper floors without the studio (and could not understand the owner's explanation on this dilemma) - but it did not matter after all: we had no use for the studio. It was just one of these unsolved mysteries. It is worth noting that at Kalo Livadi beach we found 2 very good restaurants: "Sol y Mar" (quite famous among tourists), and "Cantina" (which seemed fairly new and offered great food with a friendly, personalised service). Both are open for lunch and dinner.

Amazing venue, great hospitality

We found the Yannis house on the web, and we never thought it was so amazing for real. Great ocean view, very quite and clean, built less than two years ago. Yannis is a wonderful host, very kind and nice person. One of the best beaches of the island (we visited almost all during the vacation), Kalo Livadi, is just 200 mt. below the house, with clean sea and fine sand. We advice this paradise place to everyone want to stay in quite venue but only 15 minutes by car to Mykonos down town. Thanks for your hospitality Yannis. Pierpaolo and Angela

An Amazing Place

I have dreamed of going to Greece my entire life and was so excited when I finally got the opportunity to go. I was looking for a quiet beautiful getaway to recoup from the stresses of life. This villa did not dissapoint. It is situated away from the main town but conveniently located only 20 minutes away. The house is located up on a hill and is very private. The picturesque view is breathtaking and I could not get enough. The house is new and very clean with a traditional Greek feel. There is a full kitchen so I was able to purchase groceries and make my own meals. I was able to wake up every morning, sit on the gorgeous patio, drink coffee and look out over the beach and sea. It was everything described in the listing. I chose to go after peak season because I was looking for peace, quiet and privacy. I was able to find everything I was looking for...and more. You will have to rent a car to explore the island and go into the main town but the sites were completely worth it. The owner of the property was extremely nice, helpful, and very accommodating. He was able to give directions and recommend stores and restaurants. He was quick in his responses and all transactions were simple and easy. Not only would I recommend this property to others, I plan to return myself.

It is as breathtaking as it seems

Tucked away in a nook of rocky hills and surrounded by the deep azure of sky and ocean, Kalo Livadi beach does not disappoint. The location combines Rivieraesque sophistication with the tranquil exclusivity of a reclusive island—one of the best beaches in Mykonos in my opinion—loved it. The property sits nestled on top of a hill overlooking a spectacular ocean view that can felt from all areas of the house. Walking distance from the beach, it is remote enough to be undisturbed without feeling disconnected. Offering all of the modern amenities (including wifi, which I was especially thrilled about) with rustic Greek touches spread throughout the house: large terraces/outdoor sitting areas, bar area, and open, airy feel to the house; it is mmaculately kept and perfect for anyone looking a beach house feel without the annoying inconvenience of bohemian living. Expect to rent a car if you plan to go into town. Overall, wonderful experience at a very affordable price; it felt like a steal!
