Experience the charm of Tower Grove South from our inviting studio nestled on the second floor of our quaint six-unit apartment building. This private retreat offers a comfortable haven equipped with Roku TVs, complimentary linens and towels, a dedicated workspace, and convenient access to a washer/dryer in the basement. Ample street parking and all the essentials ensure a delightful stay in our home away from home.

Relax in the comfort of a plush queen-sized bed adorned with extra pillows and linens. A well-appointed kitchen awaits, complete with essential cookware, a gas stove, microwave, and a quaint dining area. After a day of exploring, unwind in the cozy sitting area, perfect for enjoying your favorite shows on Netflix and Hulu.

Conveniently located within walking distance to an array of dining options, cafes, and Tower Grove Park, our studio provides easy access to downtown attractions, including the iconic Arch and Busch Stadium. Plus, with major highways just minutes away, exploring the city's vibrant offerings is a breeze.

Please note, access to the unit involves a few steps up to the building's entrance, making it unsuitable for those with mobility concerns. Additionally, as our apartment is situated in a bustling neighborhood, please expect occasional street noise and lively surroundings.

During your stay, enjoy the convenience of secured entry with coded locks, along with access to shared amenities, including a washer/dryer in the basement and a fenced-in backyard. There is plenty of street parking in front of the building. We prioritize your comfort and privacy, offering assistance and recommendations as needed while respecting your space.

We strive to accommodate early check-in or late check-out requests based on availability, with prior approval. Additional fees may apply.

BEDROOM:
- Queen sized plush bed with extra pillows and comforter/quilt/sheets set to stay extra cozy during the winter.
- Dedicated workspace with desk, chair and desk lamp.
- Closet with Ironing board/Iron and hair dryer provided.
- Dresser for extra storage.
- Roku TV with Netflix & Hulu.
- Wall heater and window AC to supplement building's central HVAC

KITCHEN:
- Full sized appliances
- Dining table with seating for 4
- Essential cookware and dinnerware sets
- Paper towels and kitchen towels provided
- Pantry for extra storage

BATHROOM:
- shower/tub combo, towels (bath, hand, & face), and hand soap.

POLICIES:

Guest Access: Secured building with coded locks for front entrance and individual units. You will have private access to your unit along with the shared backyard and washer/dryer in the basement. The front door is keyless entry and auto-lock after 30 seconds. Please make sure doors are closed tightly and all the way to ensure that the deadbolt can fully lock.

Interaction with Guests: You have the place to yourself and we will respect your privacy. However, we are available for help or provide recommendations usually via app message, phone, or text and will reply as soon as we are able. Interested in an extended stay? We can definitely accommodate that. Please contact me regarding specific needs and I will be happy to work with you.

Events: No parties or events are allowed. A $300 charge will incur if events/parties are thrown, and the reservation will be terminated with no refund provided.

Smoking: We have a strict no-smoking policy of any kind (cigarette, marijuana, vapes, etc.) inside the building or on the front/back steps of the building. Smoking is only permitted outside, and guests are responsible for cleaning up cigarette butts. A $300 smoking fee will be charged for smoking inside the unit or the building.

Quiet Hours: 11:00 PM to 8:00 AM. Please keep noise levels respectful at all times, and refrain from loud devices or disruptive behavior.

Safety & Security: The unit is for registered guests only. No unregistered overnight guests are allowed without approval, and extra guests will incur a $100 fee per guest per night. Guests are liable for any damage or personal injury they may cause. Please keep all doors locked at all times, and do not tamper with smoke detectors. Use of candles/incense is strictly prohibited. Grilling/BBQ is not allowed on the premises.

Guests are liable for any loss, damage or personal injury they may cause or incur on premises. We cannot accept responsibility for your losses within the premises or in the parking areas.

Housekeeping Service & Essentials: Housekeeping service is not provided during your stay, but extra cleanings are available for an additional fee. A starter kit of basic supplies will be provided, and guests are responsible for replenishing as needed. Dish soap and hand soap are provided but we do not provide shampoo/conditioner/body wash.

AC/Heat: To promote energy conservation, we kindly ask that you turn off all heaters/AC units and any appliances when you're not in the unit. Our building's central AC and heating are managed by a Nest Thermostat. Please note that the central AC/Heat may not be as robust on the 2nd and 3rd floors. For your comfort, window AC units and wall heaters are provided as supplements. It's important not to set the AC below 68 degrees to prevent potential damage to the system, such as freezing pipes. Thank you for your cooperation.

Pets: Pets are welcome with approval and an additional one-time fee. Please clean up after your pet in the unit and backyard. Pets must be crate-trained and crated when left alone in the unit. Excessive barking will result in reservation cancellation without refund. Pets are not allowed on furniture, especially sofas and beds.

Mail & Trash: No mail/packages are allowed to be sent to the unit. Long-term guests can have packages mailed with prior approval, but regular mail is not permitted and will be returned without notice. Dumpsters are in the alley in the back of the building behind the garage. To access the dumpsters, go through the side gate in the backyard on the right of the garage.

Parking: Ample free street parking available. Please observe street sweeping signs.

Laundry: Use of the laundry room is provided for our registered guests only. Persons not residing in an apartment are not allowed the use of these facilities.
- DO NOT overload the machines or put an excessive amount of laundry detergent.
- DO NOT leave unattended clothes in the machines or in the laundry room.

After using the machines, empty the lint screen, wipe off the machines and clean up any mess you have made. If you have any breakdowns or any problems with the machines, please contact management immediately.

TV & Furniture: Smart TV has Netflix and Hulu included, no cable provided. Please do not move furniture without prior approval.

Wifi: Wifi is included with your stay and is provided by a Nest Mesh system. DO NOT unplug the wifi extenders (round white puck devices) as that will disrupt the wifi for your unit and the rest of the building.

Perishables: Some consumables may be provided; check expiration dates. Guests are responsible for inspecting and consuming provided items.

Great value, convenient location.
Can’t beat the price. Place was clean, bed was comfy, internet was good, convenient location, and owner was very responsive. It is next to a gas station off the main road, which I thought might make for a noisy stay, but it absolutely did not. Very quiet inside, and actually quite convenient to have the gas station next door for drinks and snacks. No frills, but great for just me. No complaints at all.

I put 5 stars because it's a decent place but I think an honest review is needed. If you are used to rentals that go out of their way to make you feel comfortable you may be disappointed here. Pros: -comfy bed -clean -full kitchen -host responsive & helpful -sugar and stevia provided Cons: -no coffee or salt -no shampoo or conditioner -2 ugly grey towels -you can sit on the toilet and spit into the sink, it's tiny and not comfortable -towel rack isn't in a stud and falls down if you breathe on it (please fix this instead of perching it back on the wall to wait for it's next victim) -has a rooming house feel, an old house has been turned into a bunch of apartments -the stairs are ridiculous -sitting area Cringe: -you have to message for the wifi password like they are hoarding wifi -host sends check out message to put your garbage in "the dumpster". The only dumpster visible is the one at the store across the street. If you ask which dumpster the host responds "never mind the cleaners will do it" lmao. Kinda speaks to the integrity of the place.
