There are 4 real queen mattresses and one pull out sofa. Each of the 3 bedrooms has one Queen bed. Then there is a real brand-new mattress for the living room floor and a pull-out sofa!

• When requesting to book please tell me a little about yourself, the purpose of your stay, and the "secret phrase." Your hosts are attentive and if you know what to expect, you will have a wonderful time!

• Stay in a family home under tall trees where you can see the squirrels play and hear the birds sing. When it is time to go out, you'll find this area extremely walkable!

• Each of the three bedrooms features a Queen bed. The living room has a pull-out Full sofa. There is a living room floor mattress too! If you would like to borrow a pack and play let us know when you book and we can get one for you.

• Pillows, blankets, sheets, and towels are provided.

• Lots of outlets and power strips are provided so that can easily charge your devices.

• The closets have hangers for your nicer clothes.

• The two bathrooms are stocked with shampoo, conditioner, body wash, and hand soap. One bathroom is an en-suite bathroom while the other bathroom is in the hallway between the other two bedrooms. Two hair dryers of 1875 watts are provided.

• The washer and dryer is available for your use during your stay. A starting amount of laundry detergent is provided. An iron and ironing board are kept in the master bedroom closet.

• The full-sized kitchen has plates, bowls, wine glasses, cups, mugs, and plenty of silverware. There's also a dishwasher, stove, oven, and full-sized fridge with freezer. Pots and pans are also provided. A coffee maker with coffee and sugar is also available.

• The living room features a pull-out couch. We also have a brand new 8 inch queen mattress with sheets that you can put on the floor in the living room or Master bedroom (by request). There is one TV in the living room with Netflix. We also offer wifi so you can stream on your own devices. (We do not provide Cable TV and there are not TVs in the bedrooms.)

• The apartment features brand-new carpet and freshly painted walls throughout.

• All the windows have blinds or a curtain. Plenty of light streams into the apartment in the mornings so you can wake up refreshed. The bedroom with the en-suite bath features thick curtains to help you sleep in.

• The entire apartment is pet and smoke-free. The resident in the downstairs unit has an adorable dog who you might see or hear from time to time. This two-family brick up-and-down duplex is surrounded by trees and is just a 3 to 5 minute drive or Uber ride to some of the best attractions in Atlanta. When you walk into the house you have to go up a staircase so this home is not wheelchair-accessible. DO NOT INSTANT BOOK.

• We are only a 20 minute drive to both the Braves Stadium or to Mercedes Benz Stadium where the Atlanta Falcons play. Read on to the Other Things to Note section to find the secret phrase (required for booking).

This is a brick duplex (up and down). Your house is on the second floor. First message us if you have questions. However, in case of emergency, your downstairs neighbors can help. They know that we do VRBO so no need to keep secrets.

You can park for free on the street in front of the house. Since we do not allow guests that are not on the reservation, we expect there will be enough parking for your group. Do not park in the driveway.

A lockbox contains keys so that everyone in your group can come and go on their own schedule. Please always keep a key in the lockbox so you don't get locked out. Go to the Other Things to Note section to find the secret phrase.

• I am available for you during your stay. You will have an attentive host. I will message with you the day before and after checkin, and the day before checkout. Make sure you book for the correct number of guests because we do have a small $15 per night extra person charge past 5 guests. We have a 7 person adult max. In the case you have more people because of children in the group let us know and we can take it on a case-by-case basis. We will be able to waive extra person fees for stays of longer than 28 nights when the monthly rate is $3800 or more before fees.

This is a small enclave neighborhood just north of Ansley Mall and Piedmont Park. The houses are mostly made of brick and the tree cover is just beautiful. There is no through-traffic in this neighborhood which keeps cars to a minimum, even though it is in the center of Atlanta. You will definitely feel safe in this area even if you arrive after dark.

This is a safe, in-town, dead-end street with no through traffic.

Uber picks up in four minutes. You can also walk about 5 minutes to local restaurants and we are only 15 minutes to Piedmont Park. Two grocery stores are only a 8 minute walk (2 minute drive) away.

Walk 0.7 miles (15 minutes) to the nearest entrance to Piedmont Park. That is the northern most entrance. To walk to the Park Tavern side of Piedmont Park it would be 1.7 miles or 30 minutes. It is a large park!

• Check-in is at 4:00pm ET or later. Check-out is at 11:00am ET.

• 24/7 free on-street parking is available. Parking is uncovered, public, and easy to find. Do not park in the driveway.

• You will need to carry your luggage up one-flight of stairs after you come through the front door, and unfortunately, it is not wheelchair accessible. We can hold luggage, by request. On the exterior photo, your entrance is on the right. The secret phrase is "Fat Matt's."

• Congratulations! You found it! Incorporate the words "Fat Matt's" into your booking request or inquiry. Fat Matt's is some of the best BBQ that you can walk to in just 5 minutes. Join the line and wait!

• A large party for a long stay can result in a 6 hours of laundry (3 to 4 loads!!) which is covered by your cleaning fee. If it is not too much trouble, save us an hour of that laundry by running a load of sheets before you head out. Christina will provide directions if you need it. The secret phrase is "Fat Matt's."

• We love our guests and have earned tons of 5 star reviews so far!! This is due to the care we provide in preparing the space for you and our responsiveness to our guests. If there are concerns, don't wait - reach out to us when the concern arises and we will do anything within our ability to make it right for your stay.

• Finally, third party bookings are not allowed due to VRBO's Terms of Service. The person booking this room must be present for check-in.
- Please do not play music loudly as this is a two-family house.
- Please ask if you would like to have additional people over to visit. If it is an event (like a baby shower or birthday party) be open about your plans. There will be an event fee of $300 for any occupancy at anytime over 10 people. We are set-up to sleep 8 and do not expect to host parties.
-Do not stain towels or sheets. Please remove make-up using a tissue or make-up wipe.
-Only toilet tissue is allowed in the toilet. No solid items and no wipes.
