• No smoking anywhere on the property—fire risk is high; violators will be asked to leave immediately
• WiFi is provided but not guaranteed—this is a place to unplug
• Guests assume responsibility for personal safety and belongings (Hold Harmless Agreement applies)
• 100% of Cleaning fee goes to our hard working cleaner for the amount of time and product that goes into cleaning cabin after each stay.

• Main home, firepit, outbuildings are not included with guest cabin stay.
• Lawn maintenance is a normal part of property management and fire mitigation. It may occur during your stay but never before 9 am.

Nature & Wildlife
This is Montana—occasional bugs or critters are part of the experience. We regularly service the property with a natural exterminator, but spotting a bug here or there is normal and not grounds for a refund.

Power Outages
Storms may occasionally cause power loss. We work quickly with local services to restore power, but cannot guarantee immediate resolution. If an outage lasts more than 24 hours, we will offer fair compensation.
