About the property: Located on a private dirt road, you’ll find Our Maine Happy Place which has sweeping views of the Androscoggin River. The home is a well-appointed 2 bedroom / 2 full bath single family home that boasts a large lower-level family room area. The home is perched on a hillside that overlooks the riverfront. There is another home to the immediate right and to the immediate left of Our Maine Happy Place (the neighbors are amazing!).

The living room comfortably seats four and has an expansive picture window, providing stellar views of the river.

The kitchen is well equipped, including a new electric stove, two fridges (one on the upper level and one on the lower level), new pots/pans, new small appliances (toaster, coffee maker, slow cooker, blender), and new chef knives to mention a few of the highlights.

The primary bedroom features a queen bed with a new Saatva mattress (firmness: luxury firm) helping ensure a blissful night's sleep. The other bedroom has two comfortable twin beds. A full bathroom is shared between these two bedrooms. Both bedrooms are bright and sunny!

The lower-level family room is equipped with a TV, cable, Wi-Fi, and a workstation. There is a full bath on the lower level of the home as well.

You’ll find luxury vinyl flooring throughout the upper level and carpeting on the lower level.

Outdoor: We have an expansive lawn facing the riverfront. There are several outdoor sitting areas, including along the riverfront, on the upper deck, or on the patio. Outdoor furniture is provided.

Plus, there is a firepit, perfect for roasting marshmallows and a charcoal grill, perfect for grilling out.

Many nights, Our Maine Happy Place, also boasts amazing sunsets!

Parking: Uncovered parking is available on the paved driveway or stone/dirt turnabout.

Centrally located: Our Maine Happy Place is conveniently located near Interstate 295 --- we are so close that you may even hear the gentle hum of the highway traffic in the distance which we find adds to the calming ambiance of the property.

Plus, we are only 7 minutes to multiple coffee shops and restaurants (local establishments and chains), 30 minutes to Portland, 7 minutes to Bowdoin College, 15 minutes to L.L. Bean’s flagship store in Freeport, 40 minutes to Popham Beach, only 7 minutes to the Brunswick Water Street Boat Landing, many walking and hiking trails, and so much more!!!

Working remotely: We have high speed internet and a workstation. Or take your computer and sit on the deck while working and soak in the serenity of the riverfront.

Nature: Fishing on the riverbanks is pretty great. Two fishing poles are provided. Remember to get a fishing permit.

There is a monocular in the large armoire in the living room to assist with bird watching. We have had sightings of two bald eagles that visit the property from time to time. We also have sightings of beavers, wild turkeys, ducks and deer. Note: no hunting is permitted on the property.

Sit back and unwind and bathe in the tranquility!

Disclaimer: May not be suitable for (a) those with mobility challenges, (b) those not able or comfortable navigating multiple sets of stairs, steep staircases, and a steep hillside, (c) children under 3 years old (our property does not have amenities for young children – no cribs, high chairs, and the home is not baby proofed), and (d) those who do not like nature and the sounds of birds waking you up in the morning.

River may not be suitable for swimming / entering. Use caution. Enter at your own risk.

No parties. No pets. No smoking or vaping of any kind. Maximum occupancy is four (no exceptions).

Characteristic of New England and its early settlers, there is a small family cemetery tucked away on the far back edge of the property. Please be respectful.

Suggested items to bring:
• Toiletries (shampoo, conditioner, soaps, personal care items)
• Extra linens and extra bath towels (both linens and bath towels are provided, but in case you think you'll need extras on hand)
• Groceries, condiments, coffee, tea, etc.
• Charcoal and lighter fluid for the grill (grill utensils and a heat resistant glove is provided)
• Wood for the firepit (five marshmallow roasting sticks and a heat resistant glove is provided)
• Sunscreen and bug spray
• Beach towels (for those heading to the beach)

Cleaning Practices
• Cleaned with disinfectant
• Check in and check out with no person-to-person contact
• All towels and bedding washed in hot water that’s at least 60ºC/140ºF
• High-touch surfaces cleaned with disinfectant (like countertops, light switches, handles, and faucets)
