Our apartment features panoramic windows that let in plenty of natural light, spacious bedrooms, a fully-equipped kitchen, a cozy living room, on-suit and guest washrooms, a sloped book room, and a laundry room. A separate dinning area will leave your guests at awe. You'll love the convenience of being located downtown, close to restaurants, shops, and more.
General:
The apartment is on top floor of a small residential building. It is 160 square meters in space, with windows on both sides of the apartment (each area has natural light and fresh air coming in). There is a separate guest washroom, and a separate laundry room for maximum convenience of residents and guests. The kitchen is open concept with a bar table and a large table for family meals. The lighting of each zone is controlled with remote controllers. The apartment is secured with an alarm system with motion detectors across the apartment. The entrance into the building is restricted to residents and is controlled by individual codes of access to apartments. Parking is availabe on “first come first serve” basis, free of charge. The entrance to backyard is gated, for which a key will be provided upon request.
Balcony:
A spacious balcony on the perimeter of the backyard side of the apartment, overlooking Mount Ararat. The balcony is equipped with outdoor furniture and BBQ grill (available on request). Access to balcony can be from all rooms on the line (both bedrooms and the living room). The outdoor lighting control can also be done from all rooms.
Bedrooms:
The master bedroom has a a king bed with nightstands, a 3 meter-long closet, a 1.5 meter-long shoe and bag shelf unit, and a jewelry table with drawers. Mirrors available in both ends of the room.
The small bedroom is fully furnished along with a desk for work/study, has a queen bed with a nightstand.
Both bedrooms have TV with ethernet and cable. Bedrooms share an on-suit full bathroom. Access to bedrooms is through living room.
Dinning area:
A separate dinning table with 8 chairs is there for larger dinner parties or brunch meals. It has access to balcony. This area is simply a unique fusion of convenience and luxury.
Lounge areas:
The main lounge area is in the center of the living room, equipped with full furniture and HD TV.
The small lounge area or the book room is in a semi-detached part of the apartment with sloped ceiling. It has a round sofa-bed for relaxation, a desk for study/work and lots of shelfs with decors and books.
Kitchen:
The kitchen is fully equipped with necessary electronics of modern life and all other amenities and items required for full menu cooking. There are more than necessary cupboards for all items to be stored away from display. There is a large kitchen table and a separate wine/chinaware cabinet in the spacious area in front of the open-concept kitchen bar table.
Laundry room:
A separate room for laundry and clothes caretaking is equipped with washer, dryer, iron and iron board.
Guest washroom:
A separate two-piece washroom for visitors and guests. Access to guest-washroom is through living room.
The apartment is located in the small downtown area of Yerevan, on one of the most known streets. Everything one needs for living is only steps away. A medium size supermarket, home-wear store, drugstore, hair and nail salon, coffeeshop are on the first floor of the apartment building or attached buildings. There is a 24hr two-storied supermarket with drugstore within a minute walk. An underground passage Shopping Centre with 50 shops, banks and food court is only 50 meters away from the apartment. University Hospital hospital is 5 minute walk away. The neighborhood is active during the day and calm after work hours.
Getting around is super easy in Yerevan, especially in the small downtown area. It is actually only a pleasure. No need for taxi, as all the shops, parks restaurants and recreational areas are at reach of a hand. However, subway station Yeritasardakan is 150 meters away, and bus stop is 30 meter from the building.
Our apartment is located on one of the most known streets of Yerevan-Abovyan street. Imagine, it begins and ends in small downtown area. It starts just around the neighborhood of our apartment and finishes at the republic square. So a nice walk from apartment to the Republic square can be a must route for everyday stroll.
