a quick 8-minute UBER drive to downtown, rated the most beautiful downtown in Texas. Nightlife, restaurants, shops, boutiques, wineries, and cafe`s abound downtown. And downtown Austin, with its vibrant energy, is just a 40-minute drive away, along with many great attractions and restaurants throughout the area.
For safety and security, a Hotel Safe and Alarm is provided.
Bed linens are 100% cotton.
Internet is 1GB service. Wifi is upwards of 700Mbps.

---- HOUSE RULES

DISHES at Check-Out. Kitchen: The dishwasher may be left full of dishes. Do not put dishes away dirty. Please start the dishwasher before leaving. Dishes left out, dirty air fryer or dirty pressure cooker, will incur a $45.00 charge, each. A charge of $100.00 if any dishes are put away dirty as it can damage incoming guest reviews.

---- EXCEPTIONS: Exceptions to house rules must be approved by the owner or management.

----- HOT TUB: Please KEEP THE COVER CLOSED when the hot tub is not in use. A
$50 cleaning fee will apply for cleaning beyond normal use.

---- VISITORS:
Parties are not allowed. Small gatherings with visitors is allowed.

---- CARE OF THE PROPERTY:
Guests are asked to treat this property as their own.
The backyard landscaping requires extra care, to avoid trip hazards from lighting, landscape boarders, and irrigation lines.


---- SAFETY:
Guests with young ones must take precautions for their safety:
Guests must check for and move anything that could present a hazard. Inspect for small items or pills left by previous guests and missed by cleaners.
Guests are accountable for any resulting harm for not inspecting and addressing hazards.

---- CHILDREN AND MINORS MUST BE SUPERVISED 100% OF THE TIME.

---- WOOD FIRE PIT:
Gloves are provided and must be always used when handling the firepit or firewood. 1 fire starter brick is provided. The firepit is out of service during summer months due to fire hazards.

---- CHECK-OUT:
The guest is expected to leave the premises in good condition, requiring minimal cleaning. Extra cleaning will be charged at time and materials plus 20%.

---- SMOKING/VAPING: Smoking and vaping is allowed outdoors only.

---- RECREATION ROOM:
Minors are not allowed to use the billiards table without direct adult supervision.


---- PUTTING GREEN:
ADULT SUPERVISION IS REQUIRED 100% of the time when using the putting green.

---- MISSING AND DAMAGED ITEMS:
Items taken from the property will be charged at their replacement cost plus 20%.
Damages will be charged at the cost of repair or replacement plus 20%.

---- SECURITY:
Safe: The safe override-key is closely guarded by the owner and management. Host will not be held responsible for missing items.
Alarm: A contact phone number must be provided to be issued a code to arm and disarm the Alarm. The Alarm is monitored 24/7 by Alarmgrid.
ARM-STAY does not monitor windows, it only detects door sensors.
ARM-AWAY uses door sensors and motion detectors.
The recreation room has alarm sensors.
Police or fire will be dispatched if the guest cannot be reached.

---- HOUSE GUIDE:
Guest agrees to follow house guidelines and all posted signs.

---- OVERSTAY: An overstay fee begins 15 minutes after checkout time. A fee of $30 will be charged for each 15-minute overstay beyond that.

---- GENERAL:
Quite hours are from 10pm to 8am. Please keep noise down on the patio and in the yard during these hours.
Gardeners mow on Saturdays.
Hot tub maintenance is on Saturdays.
