Welcome to your perfect vacation home in Red Lodge! Located just a short walk from the charming downtown area and close to restaurants , this 3-bedroom, 2 bath rental has everything you need for a comfortable and memorable stay. With a modern and fully equipped kitchen, a private hot tub, and access to a shared rooftop deck, you`ll have everything you need to relax and unwind.

Looking for adventure? Take a day trip to Yellowstone National Park and experience the wonder of Old Faithful, the beauty of Yellowstone Lake, and the abundant wildlife in Lamar Valley. No matter what time of year you visit, there is something for everyone to enjoy.

The main level of the home offers convenient access to a full bathroom, washer and dryer, and a cozy bedroom, all without needing to navigate any stairs. Upstairs, you`ll find two additional bedrooms – one with a comfortable king bed and the other with two sets of bunk beds – as well as another full bathroom. Step out onto the shared rooftop deck and enjoy breathtaking views while relaxing around the firepit or lounging in the outdoor seating area.

As a dog-friendly vacation rental, we welcome one well-behaved dog to join your stay. However, to ensure a comfortable experience for all guests, we have a few dog-specific rules in place. Dogs are not allowed on any furniture, must be crated when left alone in the house (crate not provided), and need to be attended to when outside to avoid excessive barking. We also request that you clean up after your furry friend and kindly ask for a $200 pet fee.

We understand that our furry friends are a beloved part of the family, and we love them too. It`s important to us that all guests and our home are treated with respect, so please keep these rules in mind during your stay.

TERMS AND CONDITIONS
This Agreement is entered into between Alpine Basin Management, LLC, a Montana Limited Liability Company (“Alpine”), and [Guest], which includes the signing party(ies) whose name(s) appears on the credit card(s), check(s), or money order(s) provided to Alpine to pay for rental costs of the property managed by Alpine and identified on the invoice (“Property”). These individuals and all other occupants using the property during the rental period (dates set forth on invoice) are referred to as “Guest” or “Guest Designee.”
1. Guest Authorized Use and Obligations
Guest agrees to, and to cause each of the other Guest Designees to abide by the terms and conditions of this Agreement. Guest is responsible for Guest’s, Guest Designee’s, or Guest’s invitee’s failure to comply with the terms of this Agreement. Guests will use the Property only as a personal vacation residence. Guest will use the Property for lawful purposes only and will comply with any and all applicable laws and regulations. Guests will maintain the Property in a good and clean condition and will use the Property in a careful and lawful manner. Guest will leave the Property in a good condition (less ordinary wear and tear) as received by Guest upon Guest’s arrival. Guest is responsible for securing the Property, including windows and doors. Guest will be responsible for any losses incurred due to Guest’s failure to properly secure the Property.
2. The Guest Inspection
Guest will, on arrival, examine the Property and will immediately report to Alpine any damage discovered or any equipment not in operating condition.
3. Damage
Guest is responsible for any and all damage to the Property during Guest’s stay caused by any Guest, Guest Designee, or any Guest invitee during the specified rental period. Should any damage or alterations be discovered upon inspection after the Guest’s departure, Guest agrees to pay for all costs of repairs. If the cost of repairs exceeds the Safely Insurance Protection coverage (as applicable), Guest authorizes the credit card on file to be charged (and if more than one credit card is on file, each Guest or Guest Designee authorizes his or her credit card to be charged on a pro rata basis). If the charges for damages exceed any Guest or Guest Designee’s credit limit, the following applies:
• If more than one credit card is on file, each Guest or Guest Designee hereby authorizes his or her credit card to be charged the excess on a pro rata basis.
• If there is only one credit card on file, or the charges for damages exceed all credit cards on file, Guest or Guest Designee will pay Alpine the excess immediately by cash, check, or money order. (All reservations made require a credit card on file regardless of payment method for the rental fee.)
4. Safety
As part of our effort to help you relax and enjoy your stay, we have partnered with Safely Insurance to provide you with the below protection. The cost of this protection has been included in your rental rate and fees and covers you for accidental damage during your stay. The $80.00 Safely Fee includes up to $5,000 of accidental coverage for property and contents damage and up to $1,000,000 coverage for accidental bodily injury. Complete terms are available upon request. The Safely Fee is refundable only if the reservation is canceled in writing at least twenty-four (24) hours prior to the arrival date.
5. Check-In and Check-Out
Check-in time is after 4 p.m. and check-out time is at 10 a.m., unless otherwise designated on your reservation’s confirmation page provided by the site on which you booked. No early check-ins or late check-outs are available unless previously arranged. We may have someone checking in on the day of your departure. For that reason, we must adhere to these times. Guest agrees that Alpine personnel and its agents have the right, and hereby grant such right, to enter the Property promptly at the check-out time on the scheduled day of departure. Unapproved late check-outs may be charged a portion of an additional day’s rent. You may call a minimum of 24 hours in advance to request an earlier check-in or check-out, but we cannot guarantee your request will be granted.
6. Payment
An advance payment equal to one hundred percent (100%) of the rent designated on the invoice (“Down Payment”) is required to secure your reservation. The Down Payment will be applied toward the rental fee for the Property (“Rent”). Please make payments in the form of a check or money order to Alpine Basin Management, LLC. You may also pay by credit card using MasterCard, Visa, or American Express. The balance of the rent, if any, is due at least sixty (60) days prior to the arrival date designated on the invoice. If the booking was made on another site, please adhere to the payment structure detailed on that site at the time of booking. If Alpine does not receive payment of the entire rent by the designated number of days on the reservation, prior to the designated arrival date, Guest and/or Guest Designee grants Alpine the right to charge Guest or Guest Designee’s credit card for the unpaid balance of the rent due on the reservation (and if more than one credit card is on file, each Guest or Guest Designee authorizes his or her credit card to be charged for such unpaid balance on a pro rata basis) or to cancel the reservation if the balance of the rent is not paid. In the event of cancellation of the reservation, Alpine will retain the Down Payment made to secure the reservation. Alpine will automatically cancel reservations without contacting or notifying Guest if payment deadlines established between Alpine and Guest are not met by Guest. The original Alpine cancellation policy will still apply. Upon receipt of payment in full of the rent due, Alpine will email Guest and/or Guest Designee confirmation of the payment. The guest and/or Guest Designee will receive driving directions and the Property’s access codes three weeks prior to the designated arrival date. There is a $75.00 replacement fee if any entry items provided are lost.
7. Cancellations
Unless otherwise stated at the time of booking, Alpine Basin Management’s cancellation policy is as follows:
• If a reservation is canceled 31 days or more before the scheduled arrival date, the Guest will receive a 96% refund of the total Rent amount.
• If canceled between 15 and 30 days prior to the scheduled arrival, the Guest will receive a 46% refund of the total Rent amount.
• If canceled within 14 days of the scheduled arrival date, the Guest will receive no refund.
If your reservation was made under a different cancellation policy via AirBnB, that policy will apply. Please provide confirmation of the third-party cancellation terms at the time of dispute or inquiry.
8. Storm Policy / Road Conditions / Property Conditions and Travel Insurance
No refunds will be given for storms that alter your travel plans. The guest and/or Guest Designee acknowledges and agrees, on behalf of himself or herself and all other Guests, that mountain roads are curved and steep, and that each Guest will take appropriate measures to travel under the conditions presented. We do not refund due to:
• Inclement weather or other events supplied by Mother Nature.
• Malfunction of equipment and/or any Property amenities (e.g., TVs, DVDs, telephone, internet, etc.). Alpine will make a reasonable effort to make repairs and keep all equipment in good working order and condition.
9. Other Guest Obligations
The maximum number of occupants in the Property during the stay is limited to the number of persons specified in the Property description on the invoice or booking site. Additional persons will result in an immediate termination of this Agreement, expulsion of all Guests and/or Guest invitees or individuals, and forfeiture of all Rent paid (unless agreed to in writing by Alpine).

Girls trip!

The Red Lodge Townhome was the perfect place for my friends and I to meet up for a couple days. We had a great time and the home has everything we needed for a great vacation. The linens are high quality, the kitchen is well equipped, it’s very clean and comfortable and a very nice hot tub. I just love the little town of Red Lodge and the townhouse is literally a block off the main drag. I highly recommend this property.

Loved Red Lodge

We had 50 inches of new snow the night we arrived. We had so much snow it delayed opening of the mountain. But when we got on the runs it was spectacular! The town of Red Lodge was equally spectacular, with restaurants and a small town feel. We enjoyed our time in Red Lodge and will be back.

Amazing location and space!

The location is incredibly convenient! It’s a block off downtown so walking distance to anything you’d need: shops, coffee, restaurants, bars, hardware store, parks and more. The condo itself was also great. It’s a modern space and had almost everything we needed for our stay. The beds were comfortable, great kitchen, hot tub and outdoor spaces. Thank you!

Gorgeous home in the heart of downtown

I brought my mom and two school age kids in February for a ski trip. This place was idyllic for us. We had plenty of space. Loved the layout and hot tub and location. We walked to all the restaurants (even with an unsteady senior) and had a fun time exploring downtown Red Lodge. The unit is part of a tri-plex and it would be a fun place to rent as a group and share the top deck for a family reunion. It was beautifully decorated, quiet and clean and had everything we needed. We loved the hot tub after a day skiing. The beds were comfortable. We had some family over for dinner and were able to fit a large crew comfortably. If you’re a light sleeper you may want earplugs if you come during snow season. The snowplowing on the street can be loud in the master bedroom but that was always music to my ears because it meant we would have a good day on the slopes. If you’re not familiar with skiing at Red Lodge everyone needs to drive to the mountain and this was a great location to be based out of. All the conveniences right out your door and a short drive to the slopes.

Place is nice and well located. Walkable to all of downtown. If you are going in the summer know that the upstair has NO a/c and would be very uncomfortable. We were fortunate that the weather was very cool during our stay. Hot tub was not very clean and we had a major ant problem. Ant issue was addressed, didn't bother addressing the hot tub. Overall, we had a good time.
