Top-rated location! This beautiful, cozy apartment is situated directly on the historic St. Charles Avenue streetcar line, putting you in the heart of the Garden District. You are steps away from award-winning restaurants and just 1.4 miles from the French Quarter. Whether you are here for the Mardi Gras parade route, a convention, or just to explore Magazine Street, this stylish 2-bedroom home is the perfect home base.

This charming and convenient apartment features a bright layout designed for comfort:
- Bedroom 1: 1 King bed
- Bedroom 2: 2 Single (Twin) beds
- Bathroom: 1 full bath

***Please note: This home is between two businesses that can be loud in the evenings. There is a 24-hour bar and tattoo shop on either side. It does get loud at night with both music from the bar and tattoo shop patrons standing outside, and can definitely be heard inside the apartment. I have a sound machine to help drown the noise if any guests find it bothersome.***

Absolutely NO PARTIES will be tolerated. This is a quiet, residential-style space, and violations will result in immediate termination of your stay without a refund. No smoking or vaping is permitted inside the cottage or on the private patio/balcony area.

We unfortunately cannot offer luggage storage before or after your stay, but we recommend using Bounce, a local luggage storage service, for your needs

**There is a $200 security/damage deposit collected 3 days prior to arrival, and returned shortly after your stay. This is done as a $200 hold on your method of payment, not a full charge. Please see the rental agreement (required to be read and signed before booking) for more details. ***

New Orleans is prone to hurricanes and other storms, sometimes outside of the normal season. Please note that we do not move, cancel, or provide refunds or credits for any reason, including COVID, road conditions/closures, travel cancellations, and weather conditions. If you think you may need to cancel for any reason, we HIGHLY SUGGEST that you purchase trip insurance or book closer to your travel dates.

Additionally, please be aware that from May through June, this whole region experiences flying termite swarms. While these insects are harmless to humans and we take proactive measures to manage them, they may occasionally find their way indoors during swarming season, and no home in the area is 100% immune to them.

1. The booking guest must have their ID uploaded to their airbnb profile.

2. Please be mindful of the neighbors sleeping. We recommend being quiet after 8:30pm (weekdays including Sundays) and 9:00pm (weekends).

3. While early check-in / late checkout may be available, this must be arranged ahead of time for an extra fee. Unauthorized Late checkouts are a $50 charge for each hour after 11am - a 15 minute grace period is given. Late checkouts MUST be requested before 9PM the day before your departure.

4. Clean towels are a provided amenity. Each guest listed through your reservation will receive 1 bath towel and 1 face towel. We are unable to fulfill requests for additional towels during the duration of your stay. Plan ahead while packing, please bring extra towels if you or any of your guests anticipate needing more.

5. Smoking & vaping in the unit will result in a $500 deodorization fee. Please smoke outside of the property.

6. Unregistered guests and parties are prohibited by local laws and ILLEGAL. Our occupancy limits are set by local ordinance. Any guest found to have had a party or over-occupancy will be charged a $1,000 fee for non-compliance with local laws. Exterior cameras present at the property to verify these laws/house rules are not broken. As of May 2022, Airbnb has specifically banned parties from their units. Violation of this rule will result in a ban from Airbnb.

7. Please do not hang or attach anything to the walls with push pins, tape, etc. or other painted surfaces.

8. Please do not use face towels to remove your makeup. It damages the towel.

9. If the space is left excessively dirty $50 will be charged for each additional hour of cleaning required. Removal of bodily fluids will result in a charge of $150. Glitter cleanup will result in a charge of $100

10. Unauthorized pets will result in an additional $250 deep cleaning cleaning fee and immediate request to leave. Pet Boarding recommendations available upon request. Both the owner and staff have pet allergies. If traveling with pets please inquire about our pet friendly units.

11. After you’ve read these rules, please send me a message with the words “yellow kangaroo” it will let me know that you have read the rules thoroughly.

12. Unfortunately, we cannot accept bookings from “Locals” at this time. Locals is meant to include anyone residing within 60 miles of New Orleans.

13. While we cannot receive any mail or packages to the space we will assist with getting packages shipped to New Orleans if needed.

14. Commercial video and photo shoots are strictly forbidden without prior and authorized consent. Associated day-rate fees, liability waivers and copyright contracts will apply if consent is given.

15. Message us for long term stays.

16. All of our TV`s are streaming, we do not provide any account information, you will have to log into your own. Please remember to log out at check out. We do not have cable TV.

17. RVs / Campers / Trailers are not allowed on the premises.

18. External power outlets can not be hooked up to the property under any circumstance.

19. Should you wish to receive an early check-in or late check-out, please let us know the day before and we will determine if it`s possible. We require time to prepare the unit for your stay or after your stay for the next guest and sometimes we are unable to accommodate. If we can accommodate, we will charge $25/hour for the additional booking time. This will also be in place for dropping luggage off or leaving your luggage after checkout time has passed. Payment will be requested through Airbnb after your additional time has been approved.

20. Lost Items: We return lost items for a $75 flat fee. This is to cover shipping costs, along with the time spent to retrieve & mail your item. If you leave anything at the unit, please let us know immediately.

Great Place

This little condo was a great place to stay. It is noisy though. When we pulled up we were a little concerned as we were next door to a 24hr bar and on the other side a tattoo parlour. We met most of the tattooist and they were lovely to chat with and give local flare ans ideas. Even though there is a lot going on at night you are comfortable. We actually thought the people renting next to us were much louder then the parlour and bars. We did use ear plugs because there is music most of the night. If you want pure quiet go farther into the garden district. This plave was perfect for the trolley line and food. We ate great food around us. Tacos and Beer was an excellent taco bar and I am from California where we have the best tacos. Overall we really liked this place. Just be prepared for the music, you are in a city that never sleeps!!!

Some better than expected. Some worse

The information listed is used for many properties so it is general but also does not highlight the great things about the place. There are plenty of towels, kitchen spices, coffee, shampoos. Nothing is single use and you don’t need to bring your own towels. The place has everything you need. Very comfortable. The problem is the location. I wish this information had been clear so it was not such a surprise. The place is above a tattoo parlor and bar. The tattoo parlor has a speaker outside that blasts music from about noon till 3:00 am. It’s like it is in the second bedroom. I had a sound machine and it made no difference. On the weekend a group came to the apartment next door. It was like they were inside the master bedroom. I contacted the property manager and he said to use the ear plugs provided. There weren’t any. Again, we just wished this all would have been accurately depicted.
