To respect our neighbors and other guests, please keep noise levels down between 10:00 PM and 6:00 AM. We have noise monitoring detectors.

Parties are not allowed. Unauthorized guests are prohibited. Any additional guests must be approved in advance and are subject to an extra fee of $30/night per person.

Parking:
Please plan as you only have ONE PARKING SPOT.
If you park on the street please check the city website for parking bans during the winter time or contact us for more information.

Please note, street parking is available; kindly read posted signs as we are not responsible for tickets. 1 vehicle can park on the premises, and additional parking is at the guest's discretion.

Property Cleanliness
Please leave the property in a reasonable state. Excessive rubbish or messes may result in an extra cleaning fee.

Kitchen & Cooking
Please clean up after using the kitchen. Ensure all dishes are washed, and dispose of food waste properly.

Linens & Stains
We provide fresh, white linens for your stay. To help us maintain their quality, please:

- Remove makeup before going to bed. Makeup stains (especially foundation and mascara) can be difficult to remove.
- Avoid placing dirty luggage, food, or drinks on the bedding.

Ensure pets (if permitted) do not get on the bed if their paws are dirty.
Stained linens will incur a replacement fee. If sheets, pillowcases, or towels are excessively stained and cannot be restored, a charge will apply.


Eviction Policy
Any violation of these house rules may result in eviction and a penalty fee of a minimum of $150. We have noise monitoring devices that track volume levels but do not record conversations.
A violation of house rules may result in immediate termination of your stay without a refund.

Very clean. Bedrooms all on lower level- it worked out well when you have people getting up at different times in the morning. 2 1/2 bathrooms, ideal for when everyone’s trying to get ready and leave at the same time. I would stay again

The property was clean & spacious & great for our family get together! The only disappointment was a shortage of various kitchen items such coffee cups & silverware. We ate in every night & found less than 6 place settings or enough serving utensils/dishes. To fill in, we picked up some extra forks & spoons from the dollar store. Security was good as the entry code was personalized. We enjoyed our stay!

This property has a lot going for it, but needs work. One of the beds was broken. The owner knew it was broken before our stay, didnt tell us about it, and didnt offer any discount. Two in our party slept poorly the entire stay.The location is good and it has good space. It's newly remodeled, but not done very well. E.g. doors dont close well, exterior stairs are wobbly. Furnishings are mainly Ikea it seems. Overall it was fine but nothing special.

Wonderful location in a quiet neighbourhood close to the River. Easy commute to downtown by car to enjoy the terrific Winnipeg Fringe Festival. Kitchen is well equipped but could use a few covered larger food containers for salads etc. Wifi was stellar as was the ac. A few printed guides such as a transit map, a map of local points of interest and a guide to the magnificent close/by walking path along the River and then up into the vibrant neighbourhood main drag would have been useful along with a printed copy of the welcome guide. The link provided by vrbo for tourism did not work for me and still didn’t work after troubleshooting with the host. Loved, loved, loved Winnipeg. Thanks for a great stay.

This property looked just like the pictures, very clean and well looked after. The kitchen is well stocked if you choose to eat in, living room was comfy to sit in, the beds were very comfortable to sleep in and lots of towels provided.In a quite neighborhood, close to the walking paths.communication was excellent, Karl was quick to respond to any questions we had and also willing to suggest restaurants and things to do during our stay.Would definitely recommend and rebook if back in town.

The interior of this property is beautiful. Everything was super clean & kitchen & bathrooms were well equipped. Decor is lovely & the linens & towels are high quality. Karl was very attentive with prompt responses. Highly recommend this property. Close to Osborne Village / restaurants & groceries yet in a quiet residential neighborhood.
