Conveniently located within walking distance to Texas Tech, you’re sure to be impressed with the large bedrooms, 2 separate living areas, and an available 2-car garage with an EV charger! Being within walking distance to several local coffee shops, restaurants, and shopping options will make this your new favorite place to stay in Lubbock!
The Space:
When you walk into Overton Opulence, you will see two sets of stairs. Downstairs you will find the main living area which has two couches and a recliner to enjoy the 75-inch smart TV with access to all streaming apps available for download. You are more than welcome to log into your personal accounts, like Netflix or Hulu, or you can use the screen mirroring function on tablets and laptops since we do not provide cable. The internet in this property is fast and you're welcome to hook up your laptop or gaming system to the TV as well. Please note, the fireplace is not operational.
Our spacious kitchen comes stocked with all the cooking and utensil basics needed to enjoy a meal during your stay. An oven, fridge, dishwasher, toaster and other appliances make this kitchen enjoyable to cook in. The large dining table is just beyond the kitchen and has seating for 6. Next to the dining area is a large desk for those that need to work during their stay.
Also downstairs is the master bedroom and bathroom. The bedroom has a comfortable king size bed, dresser and huge closet for clothes and luggage storage, plus another desk area to work at. The attached bathroom features his and her sinks, a walk-in shower, and a jacuzzi tub.
Upstairs, you will find another living area that has two more couches and a 55-inch smart TV just outside both of the upstairs bedrooms. One of the couches has a full size pull-out bed that will sleep an additional guest or two. Bedding can be found in the cedar chest under the TV and the comforter is in the closet in the bedroom nearby.
The first upstairs bedroom features a king bed and has its own private outdoor patio with 2 chairs. The second upstairs bedroom has a queen bed and a street view. Both rooms have two nightstands on each side of the beds and closet space with hangers to allow you to store luggage and clothing.
There are two bathrooms upstairs that are located directly off the bedrooms. They are clean, updated, and stocked with all the toiletries one might need throughout their stay. The hair dryer is stored in the cabinet space under the sink. Shampoo and body wash are provided in each of the bathrooms in the wall-mounted shower dispensers.
The laundry room is downstairs and right next to the garage. An iron and ironing board are available along with plenty of laundry soap stored in the cabinets. The half bath is right next to the laundry room and across the hall is a door that leads to an outdoor patio area that has a seating area available for your use.
You are welcome to park on the street in front of the house or in the rear garage during your stay. The garage is accessed by going down the alley behind the house. There is a 220 Volt plug available for charging electric vehicle but please plan on bringing your own charging cord. There is plenty of space for two vehicles.
We look forward to hosting you at Overton Opulence! You must be in good standing to book with us and have positive rental history and reviews. We do not rent to local Lubbock residents. We do require an electronic rental agreement to book this property but please reach out with any questions or concerns.
There is a ring doorbell on the front door looking out to the street of this property, as well as an exterior camera overlooking the garage. Both record when motion is detected.
Early Check-In & Late Check-Out (Subject to Availability) Early check-in and late check-out MAY be available for an additional fee of $20.00 per hour, for up to 2 hours. Early check-in: Payment must be submitted before 12:00 PM on the day of arrival. Late check-out: Payment must be submitted no later than 10:00 PM on the evening before departure.
**Please do not have mail sent to this property as we do not have the mailbox keys. If you are needing something delivered from USPS, you will need to contact the local post office to make pickup arrangements.**
Parties and events are strictly prohibited at this property. If there is any violation to this policy, a fee of $500 will be charged immediately.
This property is not pet friendly so please plan of leaving your furry friends at home. The owner has severe pet allergies so there will not be any exceptions to this policy and a fee of $250 will be automatically applied if you are caught in violation of this.
We supply freshly laundered linens, bedding, and towels for all of our guests. We also supply paper towels, toilet paper, laundry detergent, dish soap, and hand soap for a short 2-3 day stay. Long-term stays will need to replenish latter items at their own expense.
Although often there will be a variety of condiments, such as coffee, etc., we cannot guarantee what will be available.

Overton Opulence is located in the North Overton neighborhood just east of Texas Tech University. You can walk to campus and the stadium in less than 10-15 minutes. If you prefer other transportation, you can usually Uber to the campus, Broadway, or downtown areas. The house is half a mile east of University (a major street), which makes the area very safe.
Getting Around:
This property is very centrally located! Close to the intersection of of 19th and University, TTU campus and stadium can be accessed by simply heading west towards University. Being located close to two major streets makes travel very convenient. The house is very close to Broadway and downtown as well for live music, drinks, or dinner.
Other Things to Note:
Parties are strictly prohibited and any violation of this rule will result in an immediate $500 fee.
This property is not pet friendly so please plan on making other arrangements for your pets. There will not be any exceptions made to this rule and any violations will be charged an immediate $250 fee. Service animals will be required to show proof of registration BEFORE booking.
Host-Initiated Cancellation Policy
While we make every effort to honor all confirmed reservations, there may be rare instances where cancellation is necessary due to unforeseen circumstances.
In the event that we must cancel your reservation, the following terms apply:
Full Refund: Guests will receive a 100% refund of any payments made toward the reservation.
No Additional Liability: Our responsibility is limited strictly to the refund of monies paid. We are not liable for any additional costs incurred by the guest as a result of the cancellation, including but not limited to alternative accommodations, transportation, or other travel-related expenses.
Best Efforts to Assist: In the event of a cancellation, we will make reasonable efforts to offer alternative accommodations within our property network, if available, but we cannot guarantee availability or rates.
Force Majeure Clause: We reserve the right to cancel the reservation due to events beyond our control, including but not limited to property damage, utility failures, natural disasters, or changes in local regulations that affect short-term rentals.
Sale of Property: In the event the property is sold prior to your scheduled stay and the new owner does not wish to honor existing bookings, we reserve the right to cancel your reservation. A full refund of any payments made will be issued, but we are not liable for securing alternative accommodations or covering additional expenses.
Removal from Rental Market: We reserve the right to cancel reservations if the property is permanently or temporarily removed from the short-term rental market for any reason. Should this occur, a full refund will be issued, and no further compensation or liability will be assumed.
