ENTERTAINMENT: There’s a whole variety of entertainment materials available for the entire family. Aside from the online streaming platforms like Netflix and Amazon Prime Video, there is also other stuff such as board games, playing cards, and books that we have prepped for you.

BABY GEARS RENTAL: We have partnered with a baby equipment rental provider to offer professional baby gear during your stay. All products are thoroughly sanitized. Delivery and setup are free of charge.

To provide privacy during your entire stay, we will not be present during your check-in and check-out period. All communications will be made via Airbnb Messaging. However, our property manager is nearby and can accommodate as needed on request.

PARTIES/SOCIAL EVENTS: In accordance with Airbnb's policy, we impose a strict ban on all kinds of mass gatherings, parties, and the like for this location in a quiet and peaceful neighborhood.

SMOKING: Smoking is not allowed inside the house or within 15 feet of any exterior door. Violators caught will be fined as much as $500.

CHECK-IN TIME: 4:00 PM (Pacific Standard Time) up until midnight via smart lock (The code will be sent 1 day before your arrival)

CHECK-OUT TIME: 10:00 AM (Due to the time needed to carry out our extensive cleaning protocols, we cannot cater to a late check-out request)

Security: The property is equipped with security cameras that are installed on the exterior of the property (i.e. driveway and front door) to ensure guest safety.
LATE CHECK-OUTS - Please seek permission from the host during your stay. Unapproved late check-outs may be subject to a fee of $50 for each succeeding 30 min in the property, in compliance with our partnered cleaning company.

NO PARTIES/GATHERINGS - Violation of this rule may result in termination of your stay without a refund and a minimum $500 fine.

NO UNAPPROVED VISITORS - We do not allow any unapproved visitors during your stay. Violation of this rule will result in a $50 per visitor per day fee.

NO SMOKING - Smoking in the unit will result in an odor removal fee of $500 to cover the cost of odor removal and/or steam cleaning.

NO TAMPERING OF SAFETY DEVICES - Our property is equipped with smoke detectors, indoor smoking detectors, and sound alarms. Indoor smoking detectors will detect all tobacco and marijuana use. Sound monitors will set off an alarm at high decibels, but it is not recorded to invade privacy. Any tampering or removal of such devices will result in a $500 fine.

PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.

OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.

NO ANIMALS - Having animals in the unit at any time may result in termination of your stay without a refund, as well as a minimum sanitation fee of $150.

NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.

NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.

NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.

PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.

QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.

PROFESSIONAL PHOTO/VIDEO SHOOTS ARE PROHIBITED - Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and/or private property surroundings, for any commercial use including but not limited to selling, advertising, marketing, and/or promotion of any product or business or use in any print, advertising, TV, film production, electronic, or other media, is unlawful and will be pursued to the full extent of the law.

ABANDONED BELONGINGS - Any belongings left behind in the unit after the guest checks out will be considered abandoned. If we have your belongings after your stay, the following charges will apply:

-$25 mailing fee separate from the cost of postage and storage fee.
-$25/day for storage fee.

RIGHT TO WITHHOLD GUEST'S SECURITY DEPOSIT - The management may withhold all or part of the deposit if the guest fails to follow the rules in this agreement, the property listing, or the property house manual. If the cost of damages, losses, or missing items exceeds the amount of the deposit, the management will bill the guest’s credit card for the difference and/or pursue legal action.

Causes for withholding deposit funds include, but are not limited to:

-Damage to premises or its contents.
-Missing or broken items.
-Required excessive cleaning.
-Not complying fully with the departure checklist.
-Trespassing on neighboring properties.

Really loved how safe and quiet this neighborhood was. Love that my car was not in the street, and they even have a gate that closes at night! Definitely recommend this place! The communication was great, they replied quickly when I had a question!

Filthy, Fake, and Run by Bots – Don’t Waste Your Money Here. Dirty, misrepresented, and poorly managed. Wi-Fi didn’t work as advertised, costing us a full day of work, and the home was filthy — mold in the shower, stained furniture, dirty floors, and a foul smell. You won’t get real help here; they use bots to reply for days and management is unavailable. We left 4 days early and were refused a refund for the unused nights. Pictures in the listing do not match reality — save yourself the headache and stay elsewhere.We booked this property for a work trip, but our experience was extremely disappointing.When we arrived, the Wi-Fi did not work with the codes provided. We contacted the number given by the host, but the person kept giving us incorrect login details. Eventually, we discovered a white box in the living room with a different code that finally allowed us to connect — but even then, the Wi-Fi was very spotty on all of our devices. The listing advertises “FAST FREE Wi-Fi,” yet we lost an entire day of work because of this issue. The host offered to send someone out the next day, but by that time we had already decided to leave due to both the internet problems and the poor condition of the home.The property was not clean upon arrival. We found mold along the shower floor, a shower door that barely opened or closed, dirty floors, scuff marks and stains all over the walls, and a foul odor in the house. The couch had questionable stains, and the pictures in the list

Very cozy and quiet. There’s also 2 cats roaming that are really welcoming. Sign in was nice and easy as well. Washer and dryer on the older side but work really well!
