Take a step back in time to our 150 year old Farm home!
We are located a short 12 minute drive from Ellicottville, and 14 minutes from Holiday Valley (shorter to tubing run).
Stroll upon almost 2 acres of land while you sip a stout or a glass of wine. We sleep a total of 10 in 3 bedrooms (two sofa-beds in living room, one queen, one full, with linens) and 2 full bathrooms.
Enjoy a well-equip kitchen with unique coffee bar featuring New Day Coffee! Kitchen includes a dishwasher, crock-pot, air fryer and some house spices for cooking. Large amounts of cupboard space and an island for working- this is a dream kitchen we love!
There is an over-sized dining room that can seat everyone in your party. Eating a hearty meal or playing games (that we have tucked away for you to enjoy) after a fun day in E-ville, hitting the slopes or sledding a trail, we guarantee this a room you will enjoy.
The home has a first floor king-sized bedroom, and first floor bath. A soak-in clawfoot tub will help you relax. The house is stocked with bath salts and a bath board for reading or your glass of wine.
The second floor has two bedrooms, one with a a king-sized bed, one with a full-bed and full bath with shower.
After your cold day, get dry in the mud room where you can get all the wet gear hung or utilize the in home washing machine and dryer. Perfect for winter outdoor activities, you have a dry area to store skis, equipment and winter gear where it doesn't get in the way
WiFi is included, Amazon Firestick TV in each bedroom, Playstation 4, key-free entry, double-long driveway fitting 4 cars (or 2 cars with trailer/sleds). Game area with darts, and a large Connect Four for tipsy or family fun!
Two well-trained dogs are welcome for an small fee as we know how important it is our fur babies can travel with us as well.

We had a great stay this weekend. The snow was beautiful. Paths and driveway was clear. Close drive to Ellicottville. House was clean and beautifully decorated for Christmas.

Lovely home with a lovely host! We wish the weather was better so we could've enjoyed being outside as well as inside. The house was spacious and very accommodating for my large family. It was stuffed with a wonderful coffee bar and kitchen essentials.

This house was super cute and well equiped. The host was very communicative ahead of the visit. We could barely hear each other on separate floors when getting ready in the morning. The property was great for bringing a dog that is used to being on our off leash. The Fairy Garden was a great hit along with the hot tub. We would definetely stay here again.

This was probably the best supplied rental I have ever stayed in. Over the years, I have put together a "Rental Bin" with things that I had to buy because they were not available, such as aluminum foil, bottle opener, a sharp knife, etc. This rental had all of the kitchen utensils, condiments, spices, and bathroom supplies we needed as well as a beautifully stocked and set up coffee and cocoa bar! The house is a cute renovated Victorian and very dog-friendly, including a run area and a nice back yard and sidewalk along the road for leash walks. We enjoyed the hot tub, especially after a longer than expected hike. The Fairy Garden out back is adorable. There is pretty much nothing to do within walking distance, but Boyce Hill State Forest and Griffis Sculpture Park are within 15 minutes. Ellicottville and Springville were just about 15 minutes away and convenient for grocery shopping and restaurants. We also took day trips to Zoar Valley, Gray Cliff Frank Lloyd Wright House, Evangola Beach on Lake Erie (gorgeous and underused on a weekday), Niagara Falls, Penn Dixie Fossil Park, the Kazoo Factory, and the mountain coaster at Holiday Valley Resort. The only issue we had is that the house is not set up for hot weather and it was an unusually hot week. There are small window units in the bedrooms and we shut windows and blinds during the day, but the house did get hot. Opening it up with fans at night helps, but the road can be noisy and our dog barked if she heard anything.

This is absolutely the best stocked kitchen that I have ever experienced at a VRBO. Every type of pot, dish, utensil you can think of. A variety of spices and condiments. The attention to detail and the many many small unique touches that make this a special place to stay. The bed we used was comfortable. The property was beautiful (again many special touches). Plenty of space to spread out both inside and out. A coffee bar with a multiple kinds of coffee, Kcup and brewed. There is also tea and cocoa. There's a front porch, side porch and back deck. There's also a covered eating area off the garage and a magical fairy garden. My husband was laughing, as I expressed delight at each new amenity I discovered. We discovered a beautiful sunflower field that welcomes people to come pick and share a sunset. Griffis Sculptute Garden was also a wonderful find. I wish I had more time, because I would have loved to just spend the entire day at the house.

Comfy home in a quiet area

We had a great time staying there. The back porch was perfect for family meals, and our son would swing for hours if we'd let him.The host went above and beyond accommodating a family with infants, toddlers, and pets!The house is well prepared for a family vacation.

Great place for ski holiday

Family of 6 (parents with 4 adult kids) had lots of room inside The Farm house, which is nicely appointed with many nice amenities (tv’s,Xbox,coffee bar) …and really enjoyed hot tub after day of skiing!. Cathy (host) is very attentive and ensured are stay was enjoyable.

Family ski weekend

We had a great time at the house! Had family in from out of town and did a 3 day ski weekend at Holiday Valley. Completely stocked with everything you'd need. Was awesome to come back after a long day on the slopes to relax in the hot tub and play games with the family. We especially enjoyed the coffee/hot chocolate bar!! The house was clean, comfortable and all the special touches/amenities made for an enjoyable stay! Added benefit of bringing our fur baby who enjoyed a few of the dog treats reserved for the "fur guests!" Our kids thoroughly enjoyed raiding the "snack box" left for guests! Thanks Cathy- your place is amazing and we'd love to return!

Happy in New York

Had an incredible stay in this beutiful house. The extra's the owner put in to make our stay more special were incredible. From the awesome coffee bar, soothing different epson salts for the tub, the mini basket of things in the bedroom that you may have forgot. Could not have picked a better house for our weekend.

What a great place!

We stayed at this BNB to be close to family. From the beginning to the end of the process, Cathy was AMAZING!!!! Very responsive and friendly. She answered any questions that I had, offered tips, and made sure our stay was perfect!!! The house is beautiful, but most importantly, one of the cleanest BNB I have stayed in. There was anything and everything that you could need, without packing up your house to go. The Coffee Bar was my fav!!! The fairy garden was very peaceful. We enjoyed time in each space of that house. Sitting outside in the mornings watching the deer from the front porch was so amazing. It was big enough that everyone had their own space when they wanted it. I could not ask for a better host with Cathy and we will be back again!!!!

It Really Is a Dream

My wife’s stay at West Valley Dream was amazing. They (my wife and a bridal party) stayed there the night before a wedding. Everything in the home was emasculate, the home was as described and more. Since it was only one minute to the West Valley Fire Hall where the wedding reception took place it made the perfect place for the bridal party to stay and get ready. The day of the wedding it offered a respite from the crowd for my father and grandmother. The evening of the wedding allowed the new bride and groom a place to go after the wedding to finally relax after all the hustle and bustle of the day. The home is perfectly located to get to popular Ellicotville in ten minutes, you can also get to Springville and Machias / Lime Lake in about 15 minutes. This home makes a perfect central point for a lot of the Southern Tier activities and as noted is great for a bridal party home for weddings. Thanks again for letting them stay. It was a magical weekend.

Great ski weekend at West Valley Dream!

We had a wonderful long weekend at West Valley Dream! The house was clean and beautifully decorated! Kitchen was also stocked with everything we needed! Plenty of room to accommodate larger families! Nice and quick scenic drive to Holiday Valley! We would definitely stay here again!

Holiday valley with friends

My husband and I stayed for three nights with our teen children and their friends. We had a great time at Holiday Valley, such a pretty drive from the house to the ski resort. We were very comfortable in the house, kitchen had all the supplies we needed and we ate our breakfast and dinners there - plenty of room to cook, eat and play games around the table. The beds were all very comfortable with heated blankets and the sofa beds were also very comfortable. Everyone slept really well, was hard to wake up early 😀. The property has woods and plenty of space for the pup and we did our stroll in the area. The hosts were extremely accommodating and courteous! Check in and check out process was very easy, and the house had all the necessities we needed, including the best coffee bar ever and small baskets in the rooms with last minute toiletries. Very pleased! We plan a trip now to Niagara just so we can stay there again!

Holiday Valley & Holimont Ski weekend

Clean and cozy home with great kitchen and coffee bar. Perfect spot for our kids ski racing weekend. Only 15 min away from Holiday Valley and Holimont.
