“THE LAZY PONY at the BARN” is a unique just under 5-acre RV GLAMPING GETAWAY. It's just over 1 hour NE of Dallas. Hot Tub + Fire Pit + more than 3 acres of hiking trails + 15’x30’ fully screened Unique barn with Smart TV, 38" Blackstone griddle, dining table, games & lounging area. Take your pics at our mural. Many lakes nearby.

* Very nice 38’ Glamper/RV has 3 TVs, 2 bedrooms & 2 bathrooms. Master Bedroom w queen size Tempur-Pedic mattress. Two bunks in 2nd bedroom w pull out couch. Kitchen has full size fridge & microwave & 3 burner stove.
The space
The RV and with the unique Barn is a private glamping experience like no other!! When you arrive, you will have sole access to our entire 4-1/2-acre escape. The following is yours to enjoy:
*38 ft 2 bedroom/2 bath RV w a kitchen stocked w spices, coffee pot, coffee, creamer, dishes, pots, pans, Ninja blender, toaster, sheets, towels, pillows, blankets, etc. The living room has a 48” TV w Roku control, dining table & couch. Main bedroom has TV w Roku control, Tempur-Pedic mattress, closet, hangers, dresser, Iron & 2 luggage racks.
2nd bedroom has TV w Roku control, 2 raised bunk beds & pull-out couch. The main bathroom has a shower. The 2nd bathroom has a tub/shower. RV is ideal for small family or couple wanting a fun & relaxing country getaway.
*Private Hot tub area with accent lights within a fenced backyard area.
*Free star viewing on clear sky nights! Great telescope viewing.
*Fannin County is known for lots of birds and bird watching.
*Early morning deer sightings are common. Dusk is another time to see the deer along the road and in the pastures.
*This property is near Ladonia Fossil Park. Our grandkids love to go and find cool fossils and walk in the stream.
*Free Wi-fi access within property structures
* 15’x30’ fully decked & screened barn w 55’ Roku TV, dining, gaming & lounging area. Heaters and swamp coolers provided-depending on the season. This is a great place to watch a movie/ sports or play a board game. Just bring your Netflix or other app passwords, we supply the Free WI-FI
*More than 3 acres of wide wooded trails to hike and explore & over 1 acre of open pasture to play lots of the field type games. We have Badminton, Bocce Ball, Horseshoes, Corn hole. Bring your football or soccer ball to kick around, plenty of room.
*Blackstone grill for your morning eggs & pancakes to an evening steak, potatoes and corn right on the griddle. Located out of the rain and inside the screened in barn.
*20’x25’ private wood fenced backyard w Hot Tub, cowboy shower (summer), deck w chairs & loungers in the yard
*10' x16’ washer/dryer room w folding table, designated workspace separates from other activities
*Large Fire Pit for making s’mores or use the grill grate for cooking your favorite campfire meal
*Firewood available on site (free use) during your visit
*Full size leather saddle that you're allowed to sit on and take some pictures (we even have a few Cowboy hats)
*Large 9’x15’ outside mural for fun Lazy Pony photos to remember your trip. We would love to see and have copies of your great experiences and adventures to share with others.
*Free use of fishing poles for kids and adults. Gear is provided. There are several nice lakes to fish off the bank or dock close to our property. If you have a boat, there is a parking space on site. Fishing license and bait is up to you.

Once you arrive you may not want to leave!
This property is near many N Tx lakes. Bonham Lake, Coffee Mill Lake and Lake Crockett have a lot to offer. Lots of spots to fish off the shoreline and docks.
Note: Bois D’Arc Lake is not open to the public. It's planned to be open late Summer 2024, fingers crossed. The best part of this property is the choice of getting outside and exploring the property on or off the trails. The second option (like a rain day) is staying right here and enjoying the large barn with many things to do inside. It’s screened one side and enclosed on the other three. It's like sitting on a screened in porch.
It’s not like ANY OF THE OTHER places to rent. The owners bought this property for them to enjoy too. It’s the Love that's put into it that makes it Special. This property only gets rented out a couple of weekends per month.
Guest access
When you arrive, you will access THE LAZY PONY via our main gate. Keys for the gate, laundry room and dedicated work desk will be in the lighted lock box. The code for the lock box will be provided the day you check in. You will have sole access to the almost 5-acre property while you are there. Explore and enjoy all it has to offer!!

Includes sunscreen and bug spray. This is a True camping experience that's like no other.
*Portable Air Compressor for tires and lake toys
*Portable Car jump starter, car or boat battery charger
*USB C Travel Power strip, located in the office workspace area
*Universal Chargers for your phone/ Apple watch located in main bedroom next to each side of the master bed in case you forgot yours
*Fishing poles (complete rod and reels with hook-line-sinker, and bobbers) 3 regular sized and 2 children sized, minnow bucket, net and tackle box. FREE for your use during your stay. Please clean your fish Prior to arrival back at our property.
**Please buy bait before arriving. Worms, minnows, grasshoppers, grubs, stink bugs or even hot dogs are not provided. Yes, ordinary hot dogs do catch fish, but warning you, it also catches turtles.
