• These items are meant to get you started; for longer stays, guests are responsible for replenishing supplies as needed during their visit.

Thank you for choosing to stay with us! To ensure a safe, enjoyable, and comfortable stay for everyone, please read and follow these house rules carefully.

🛏️ Occupancy & Booking
• Maximum occupancy: 8 guests total, including children 2 years and older.
• Only registered guests are allowed on the property; no extra or unauthorized overnight guests permitted.
• Booking guest must be 25 years or older and present during the entire stay. No third-party bookings allowed.
• External ID verification will be conducted after booking confirmation.

⏰ Check-In & Check-Out
• Check-in: 4:00 PM. Early check-in is available upon request, subject to availability and host confirmation, free of charge.
• Check-out: 11:00 AM strictly enforced. Unauthorized late check-outs incur a $125 fee per hour past 11:00 AM.

🤫 Quiet Hours
• Quiet time is from 9:00 PM to 8:00 AM daily.
• Please keep noise to a minimum to respect neighbors and other guests.

🚫 No Parties or Events
• No parties or events allowed. Defined as gatherings of more than 8 people using house amenities.
• Unauthorized parties will incur a $1,000 cleaning fee and result in immediate eviction without refund ‼️

🚭 Smoking & Marijuana Policy
• No smoking or vaping in the house at any time.
• Marijuana and CBD use are strictly prohibited anywhere on the property.
• Violations result in a $1,000 cleaning fee‼️

🚫 No Drugs or Illegal Activities
• Use or possession of narcotics, recreational drugs, or any illegal substances is strictly prohibited.
• Illegal activity will result in immediate removal without refund. Authorities may be notified‼️

🐾 No Pets
• We love pets however our home is not suitable for them. Pets are not allowed.
• A $150 per day fee applies for unauthorized pets.

🏊‍♀️ Pool Rules & Safety
• No glass, glitter, balloons, confetti, trash, or small items in or near the pool. Damage liability applies.
• Do not touch pool equipment or heater.
• Swim at your own risk; no lifeguard on duty. Children must be supervised‼️
• Pool alarm is installed and must not be tampered with or removed.

🌡️ Pool Heating
• Pool heating is complimentary from November to April.
• Setting temperature above 87°F results in a $30/day surcharge.
• Pool is not heated May through October.
• Pool is not a hot tub; no jets available.
• Pool equipment is remotely controlled; unauthorized changes will notify owners.

🚗 Parking
• Driveway parking only.
• Do not park on grass or block sidewalks/trails.

🗑️ Garbage & Recycling
• Green bin collection: Tuesdays & Fridays morning. Put bins curbside the night before and return to backyard after.
• Do not overfill bins; $25 fee for overflowing garbage.
• Recycling is collected every other Friday; housekeeping manages this.

🔎 Lost & Found
• Hosts are not responsible for lost items.
• Guests should double-check belongings before departure.

📦 Package Delivery
• Deliveries from Amazon, USPS, UPS, FedEx, or any courier are not allowed at the property. Please arrange alternate delivery locations.

🌪️ Hurricane Season Notice
• June to November is hurricane season. Guests are encouraged to purchase travel insurance. Review Vrbo Major Disruptive Events Policy for storm-related coverage.

🌴 Subtropical Climate & Pest Notice
• Miami’s climate means bugs and critters may be present despite pest control. Please keep doors and windows closed to help minimize insects.

🛠️ Maintenance & Reporting
• If anything in the home is broken or malfunctioning, please notify us immediately so we can address it promptly and ensure your stay is comfortable.

⚖️ Liability & Indemnification
• Guests agree to indemnify and hold harmless the property owner from any liabilities, losses, damages, and costs (including legal fees) arising from incidents, accidents, or actions caused by the guest’s use of the property.

✅ Agreement to House Rules
• By completing your booking and payment, you agree to abide by all terms and conditions outlined in these house rules. Violating any house rules may result in immediate eviction without refund.
