Good to Know:
This suite is located in a quiet, family-friendly triplex. While there are two private basement units in the building that are also short term rentals, each has its own entrance—no spaces are shared. However, here is a possibility that the other suite guests may have pets.

Guest access
You’ll have exclusive use of the entire main-floor suite, including all listed amenities and a private front entrance—no spaces are shared. This is one of three units in a triplex, but each is fully self-contained with its own HVAC system, so you'll enjoy complete privacy and control over your comfort.

Guests also have access to:

A single-car garage located at the back (south) side of the home

Free street parking directly in front of the property

All in-home amenities, including the fully stocked kitchen, laundry, and outdoor areas

Feel free to stream Netflix on our Smart TV, cook meals in the chef-ready kitchen, or take a quick Uber to nearby hotspots like Mayfield Common—one of Edmonton’s most convenient shopping and dining districts.

IMPORTANT NOTES & POLICIES — PLEASE READ BEFORE BOOKING

- Our homes are fully stocked with the essentials you’ll need for a comfortable stay. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.

‣ Damage Protection
Every stay is protected through our partnership with Truví, which includes automated screening and damage coverage — no action needed on your part. We ask all guests to treat the space with care; any damage beyond normal wear and tear may be charged back through this program.

‣ Rental agreement
A brief rental agreement confirms you've reviewed our house rules and terms, helping ensure all stays are safe, respectful, and covered. This must be completed before your check-in instructions and door code are released.

RATES FOR PET FEES PER PET:
Nightly Rate: $30/night per pet
Weekly Rate: $150/week per pet
Monthly Rate: $300/month per pet
-The pet fee charges are not included in our advertised pricing and are charged separately after the booking is confirmed.

EARLY CHECK-IN / LATE CHECK-OUT
· We are strict on check-in and check-out times due to our cleaning schedule, but may allow up to 2 hours of flexibility with at least 24 hours' notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren't always possible. If the suite is ready sooner, we'll let you know!

LOST ITEMS
· We are not responsible for items left behind. If you think you've forgotten something, contact us right away and we'll do our best to help. A retrieval or shipping fee may apply.

MAIL & PACKAGES
· Please do not use the property address for mail or package deliveries. We are not responsible for any items received at the property during or after your stay.

MAINTENANCE & REPAIRS
· We do our best to ensure everything is in working order before your arrival. If something comes up during your stay, please let us know right away so we can address it promptly.

ADDITIONAL GUEST FEE
· There is a small nightly fee for each guest beyond 4. This helps cover extra supplies, cleaning, and general wear. If you're booking for more than 4 guests, this fee is already reflected in your nightly rate — no extra charges will be added after booking.
· All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) for a total of 11%.

CANCELLATIONS
‣ We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. We strongly recommend obtaining travel insurance to protect against unexpected cancellations or travel disruptions.

GUEST SCREENING
· Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation.

EXTERIOR CAMERAS
· Please note there are exterior security cameras on both the front and back of the suite that record to the cloud 24/7 for the safety of our property and neighbourhood.

LIABILITY, VIOLATIONS & LEGAL NOTES
‣ Guests are responsible for their group. The property owner and/or management company is not liable for personal injury, loss, or damage. Please report any damage promptly and return all provided items to avoid additional charges. Legal action may be taken for chargebacks or unpaid damages, including recovery of legal fees. Violations of house rules may result in immediate termination and removal without refund. Please remember you're staying in our home, not a hotel, treat it with care and respect.

Great for families

This property is excellent for families with lots of room for our 4 kids to spread out and play. It is well fitup with everything we needed to make the trip easy to jump right into fun.

From day one of contact, absolutely a prompt and extremely pleasant host to interact with. The home was as advertised, in a nice quiet neighborhood. Very much appreciated the accessories the kitchen had to offer.

I recently stayed at this property in Edmonton and unfortunately had a very bad experience. The listing was misleading — it did not mention that there is leased space in the basement, which meant new people were constantly coming in and out. This created a lot of noise late at night, often until 2 or 3 AM, making it impossible to sleep. We raised the concern with the landlord, but nothing was resolved during our stay. Additionally, we stayed for two weeks and expected basic supplies such as napkins and detergent to be replenished, especially since we were paying daily rates. However, the landlord refused, so we had to buy our own, which made the stay even more inconvenient. Overall, I would not recommend renting this property due to the misrepresentation, constant noise, and lack of basic hospitality.

What some of our guests do not love that much about our listing:
- The home can get a bit warm in the summer months and the house does not offer air conditioning.
-Our home is a triplex multi-family property which has two basement suites which also have short term guests living in them. These spaces are completely separate with their own private entrance and no space is shared between the units.

Our house comfortably sleeps 7 guests with 2 KING size beds (one in the master, one in the 2nd bedroom) & a queen bed in the 3rd bedroom as well as a large double high queen air mattress you can set up in the spacious living room. The Master suite has a large 5 PIECE private bathroom complete with a relaxing jetted soaker tub as well as stand along shower & HUGE vanity.
